Based on the reviews below, a few years ago Joe was great at explaining before, during, and after his inspections and was great at explaining in layman's terms. Before the inspection, all reputable home buying articles recommend walking with the inspector to have him explain as you go along, but Joe made it pretty clear I was annoying him. I was told by my realtor he would discuss after the inspection. Joe gave us a rushed 5 minute chat before he had to rush out. When I called Joe to ask him why the siding wasn't on the report, and a couple of other questions (I told him I'm a new homebuyer and wanted clarification because I by no means know what goes into inspections), I was rudely told again and again that I'm questioning his report and implying he doesn't know how to do his job. He had no mention of the exterior siding, the hardwood floors, or the gas line to the stove included in his report.
Maybe Joe was having a bad day, but his customer service is AWFUL. He was so rude I was basically shocked into getting off the phone. I repeated over and over that his inspection was great, I'm not questioning him, that I want clarification on a few items (which I feel a home purchase deserves a 5-10 minute clarification phone call).
Purchasing a home is a huge financial investment, and 5-10 minutes of an inspector's time (I told him to choose the time for the phone call for his convenience) after receipt of the report shouldn't be too much to ask for.
He could have simply stated: Yes I checked the siding, yes I checked the floor, and no mention of siding in the report means that it's OK.
He also asked me (sarcastically) if I thought it was logical to not include that. I stated he has Sections for Pool (N/A), Private Sewar (N/A), Private Well (N/A), and none of them are present and he mentioned them. So if there's no section for SIDING than why would I assume that was even included in an inspector's report? It's the mass majority of the exterior of the house! It could be that it's not even supposed to be done. AND WHO ASSUMES ANYTHING when purchasing a home? I could just ASSUME the whole house is great because the Seller said so but no one does that!!
Anyway. If you don't want any verbal contact with the inspector, then I can say the actual inspection report looked very thorough. It was 15 pages and was thorough. He came with a good recommendation as being honest and thorough. I'll give him a hesitant 4 stars because the actual report was thorough. I don't feel as confident with the inspection, and if I could go back and do it again, I would probably have done more research on inspectors and chosen one who understands that we buyers hire inspectors because we're NOT inspectors. We don't do "thousands" of inspection reports, and we don't know what's supposed to be on those reports. A question about "why" is not a personal attack on someone's work ethic. I hope Joe wisens up and learns how to speak to people, and educates himself on the home buying process and the need to actually speak to people. read more
