We used another company for a previous house that we were under contract for, and my post-inspection regrets were that I didn't walk around with the inspector, and the report was difficult to read. Well, I took that to heart and went with Mike throughout the whole house, the roof, and even the crawlspace. Mike was very informative though the whole 4.5 hour process and happily answered my seemingly endless barrage of questions, while giving helpful information along the way, such as requiring grippable railings required after 3 or more steps. He even took a picture of our awful shed roof for the report! In addition, we have an oddly placed electrical panel that needed a second look, and the garage was filled with the previous owners' stuff. Mike offered to come back to complete the inspection if the previous owners could get it cleared out. His report was just as detailed as the inspection, with arrows pointing exactly to the problem within the pictures, and different ways of scaling the size of damage in his pictures. Each paragraph was accompanied by a color scale of how serious the issue was, and he even pointed out things that were good, rather than just the doom and gloom. Overall, it was a great experience and I highly recommend YourPrivateEyeInspections for home inspections. I still go back to the report and my notes to make the DIY suggested repairs.

I set up an appointment for the new home inspection for today, and owner was a NO SHOW- DIDN'T EVEN CALL TO SAY HE WASN'T COMING. To back up a bit, after I booked the new home inspection, the inspection for the home i'm selling had a few issues that came up. One was the windows, and how 5 of them have seals that are not only rotted out but have rust too. My buyers asked that I replace all of these windows or repair so I get hit in the pocket!! I emailed him to ask why the windows were not on his report from last year, and to make a long story stop, he said it probably occurred after we moved in and questioned if I took care of the rust in the back of the house coming from the roof? Not sure what he was trying to do with this, wanted to see if this was fixed, but why? He was trying to make some type of a point, one thing has nothing to with the other but I replied back yes, I took care of the roof, hired a roofer and took care of all the issues. New shingles and fittings. In his email he states "perhaps you should find another inspector", after I questioned why the windows were overlooked. So today, after waiting around with 3 of my kids and my realtor for this guy, thinking he's late, my agent text him if he was coming and he replies "i'm not working with her"??? So very unprofessional. I call him and he hangs up on me . He says to me "Are you serious"??? I'm a new widow, dealing with with a fresh untimely death, totally blindsided, buying and selling with 3 kids all under 12, we are all standing in this house waiting for John and he hangs up on me. DO NOT USE THIS GUY. INCONSIDERATE , UNTRUSTWORTHY, CANNOT STAND BEHIND HIS WORK , OVERLOOKS AND A LYING COWARD. HE SAYS ON HIS WEBPAGE SINGLE DAD, I CAN SEE WHY. SEE PICS -HE CLAIMS THIS CAN HAPPEN IN UNDER A YEAR LOL
