From the beginning, the entire experience of leasing a house with Jennifer managing it has been unprofessional, frustrating and frankly, unacceptable. We rented a house in Waimea, 65-1187 Owaowaka Rd., last year for one year, intending to renew the lease for a second year. We were always clear about this fact and were told the owners were interested in a long-term lease. Delay after delay occurred, preventing us from moving in, from the building not being complete (It was a new home) to the house not being cleaned. We were pressured to sign the lease starting sooner than the house was ready, and finally relented, signing it for move in August 1, 2023. But the house still wasn't ready for move-in: it was dirty from the new construction, and we repeatedly asked Jennifer to clean it. Not only did she refuse to have it cleaned, claiming that the builder said it was cleaned, but I paid a house cleaner for the cleaning and spent two days cleaning it to make it acceptable for move-in. I explained to Jennifer that it was not the responsibility of the builder to clean a house SHE was responsible for managing. Our contract was with her real estate company and the owners, not the builder. No apology or compensation was offered ... and this was after we paid the $6500 deposit!
Because the house was newly built, we were asked to document any issues with the house, which we did to our best ability, but again, the owners had a responsibility to do this and never did. We reported issues as we saw them and even worked with the builder and contractor to make sure items were repaired. We went above and beyond as tenants to help out the owners, and in the end, they lied and charged us for issues with the house that had nothing to do with us, but rather warranty issues that could have been addressed with the builder. Also, we repeatedly told Jennifer the issues with the landscaping: overgrown weeds and dead grass (It was the wrong type of grass for the climate so it kept dying.), and we couldn't use the yard and courtyard because they were always muddy with no grass. The owners decided to fix the landscaping AFTER we moved out. We had the privilege of paying rent, but Jennifer and the owners never seemed concerned about providing what they agreed to.
Before we moved in, we asked Jennifer and the owners if we would be allowed to add a wall-mounted TV, and we were given permission to do so, but upon moving out after we paid for a contractor to repair the walls as close to the original condition, and even after our walk-thru with Jennifer asking her if the walls were acceptable, we were charged ~$1500 for additional repairs by another painter/contractor. We specifically asked Jennifer to let us know if the owners wanted additional work done to the walls so we could have the work done. She never notified us and we ended up paying 4 times what the previous contractor charged.
We've since discovered that the owners and Jennifer lied yet again: the house is back on the market to rent. They asked us to move out before our lease ended, because the owners wanted to sell the house; but then we discover the house is back on the rental market for the same price. These people are liars, unprofessional and I highly recommend you don't do business with them.
If you decide to rent from these owners with Jennifer as the manager, be prepared for them doing the same to you. We're grateful to be out of this inane situation but wanted to warn everyone how they do business. Aloha.
