I have a difficult set of requirements for a home, once Paul saw my unique situation, he knew it would be difficult and got right to work for me... Even though Paul didn't have anything in his system that he could benefit from signing me up with, he scoured the internet to help me find a few suitable places. He continues to send me updates and I'm hopeful something will end up on his desk that I can jump into... For now he's going out of his way to give me third party listings, which I don't think I would have known where to look to find these on my own. Even though he can't benefit from these, he's giving me options that I didn't know were out there! Definitely give Paul and the folks at Henry Falkenstein & Associates a chance. they will work much harder for you than the competition. Hopefully something will wind up in his system that matches my needs and I'll be able to write another review after I get moved, but either way I'm one step closer to finding a new home! Thanks guys, you rock!

I had been…read moretrying to close a difficult and complex Real Estate deal that stumped my previous title and escrow companies. It was one problem after another with this previous team and I just couldn't take it any longer. I was calling everyone to find a competent replacement. I finally reached out to my Attorneys to locate an Escrow savant for simple to complex deals and Mary came highly recommended by this firm. I quickly got on a call with her and explained the situation. I notice right away that she didn't stumble at all on many of the more difficult points of my transaction. She followed along as I navigated the complexity of the deal and she just got it. It was so damn refreshing to find someone that understood the complexities of a structured entity deal. At the end of our conference call, I asked her to come on board, take the lead and get the deal closed. Mary accepted the challenge without hesitation. Mary closed what was over a 10 month long painful process and did it in about 2-3 weeks. It was challenging at times and she mentioned to me that in her long career, she hadn't experienced such a complex deal in awhile but this did not slow her. She was professional and highly competent and lived up to her reputation and she closed it in the timeframe she promised. I highly recommend Mary and her team at Harbor Lights Escrow. Mary now handles all of my Real Estate transactions. She has earned my trust and loyalty and has now become an invaluable asset on my investment team. Look no further than Harbor Lights Escrow for a smooth transaction. You won't regret it.

While they were quick to demand signatures and documents, they became unresponsive and evasive when it came time to release funds they were holding--money I was clearly owed. Annette, who handled most of the communication, frequently appeared confused and unsure of basic escrow procedures. Even worse, Mary--the owner--never once responded to my repeated inquiries about a significant estoppel holdback. This lack of accountability and professionalism is unacceptable, especially in a business handling financial transactions. If you're looking for a transparent, competent escrow company, look elsewhere. I wouldn't trust Harbor Lights Escrow with a dime.

So far it has been night and day, Yorkshire Realty is prompt to respond to all the issues that arise from my rental. Made an appointment with Clint Miller to look at a house. I was there early and when he came he told me that he had forgotten to bring an application. (How can you show a rental and not bring an application?). Fortunately, I was prepared and had brought my own document, already filled out. My income was about 10 times the rent, so, I didn't expect a problem. He showed me the property and I gave him my applicaiton. The ad had said that dogs were accepted and I had brought my dog with me, so that he could meet him - a German wirehaired pointer. I made it clear that I was looking for something immediately and he assured me that he'd get me an answer quickly. That was on Monday. Tuesday he called me and had some questions, which I answered. Wednesday I heard nothing, left a message. Nothing on Thursday. On Friday I decided to give up on them and drive down to San Pedro again. I found another house, that was rented directly by the owner. They checked me out within a day and I moved in. Clint never called me back. I ran into him a few months later , when he was putting a 'for rent' sign up at a property. I confronted him with the other owner standing there and he said that he was just too busy (but not too busy to take my application fee). And that he thinks that the owners decided that they didn't want a dog. That house stayed vacant for at least another month, as I kept driving by. Frankly, I own quite a few properties in Georgia, that I manage myself and this is far below acceptable standard. I'm glad it didn't work out, because I can't even imagine how difficult it would have been getting anything fixed or any other necessary communication. He clearly also isn't aware of laws for property management, because you can't just advertise that dogs are allowed, take an application fee and then turn down a tenant, because they have a dog (I wasn't actually turned down, since they thought that not contacting me at all, I would just get the point and go away.)
