RDM seriously overlooked some obvious signs something was wrong, and by the time it was all over, they allowed a realtor to assist in a fraud against my family. The property was transferred according to what they determined and called a "legal contract", I had no reason to believe they had not done their due diligence before presenting this legal contract as the reason it was sold transferred for 100 thousand under market value at the time. I now know it is a fact that the contract they referred to trick me into signing away my rights was certainly made under duress, and under false pretenses. When I query others concerning the transfer, I am told the "legal contract" referred to was not even relevant, and the property was signed away willingly by my sister for 90 thousand under market value. It was no secret to anyone that the neighborhood was ideally located, and that prices were to rise dramatically, and they doubled within 18 months. So we lost 90 thousand on the immediate sale according to an obviously illegal, year and a half old contract , long expired, so the eventually buyer who is not even related to the name listed as buyer on the original contract, could come out of nowhere, without ever HAVING SEEDN A LISTING FOR THE PROPERTY, and buy it for 90 thousand under market value in a rising market, without ever having needed to make an offer. My sister who had a long time relationship with the realtor, no education, and a criminal record for trafficking cocaine, was empowered by her realtor friend with a criminal record for unlawful possession of a weapon, and local lawyers at RDM lawyers who overlooked obvious pertinent issues, was empowered to deprive me, an equal heir in our parents will, and last principle resident and primary caregiver of mother, the widow of my our father who passed away two years easier. Court filings , Replies, Notices of Claim, warnings to the realtor not to act inappropriately were arrogantly ignored by the realtor from Remax, and RDM lawyers. At the time they were able to ignore every pleading, conflicting information, and by the time I became aware I had failed to stop them, I was devasted and traumatized , by both how their callousness toward the situation along the way had directly affected my mom, who died in care home, where it can be demonstrated she was likely there against her will, and her having recently become blind was exploited to prevent her from heard concerning the attempted sale of her properties, premature to her death, and while prices were on the verge of rising dramatically as referred to above. There is evidence which shows that the realtor directed my sister to the land titles office just after our father passed away, where an application to change the address of the owner, (my mom), to the address of my sister, who was not the owner. The request for change of address was denied for the applicant, my sister, possessing insufficient documentation. The realtor, two years later, knowing my sister could not even make an address change, listed the property KNOWING SHE DID NOT have documents allowing her to act as Power of Attorney AND I told him the same, him knowing I was principle resident, oldest son, and primary caregiver, being hospitable, cooperative, helpful, and demonstrating that my sister, who he had just told me had retained him to list and sell the property, was lying about several immediate issues. He deferred questions about the season of listing, the wisdom of listing in haste, as the neighbors property had been rezoned for subdividing and demolition and excavation was presently occurring, favorable proximity to shopping , university, schools, the us border, the airport. He suggested hiding a for sale sign in the back yard, something which only confused me, and two weeks later after showing the home to three or four clients, he announced an offer had been made and accepted, as I continued to state my warnings of consequences to him for not acting in my families best interest. A week later the developing neighbor said he would pay 100 thousand more and allow me to continue to live there for another year for free. A week after that I received and email from my sister saying she did not have the documents necessary to sell. A week after that I was told I was jeopardizing our inheritance. A week after that I was told we would be sued and lose some or all of our inheritance of I did not cooperate with the transfer. A week after that the end of April WAS TOLD TO BE THE TIME THE CONTRACT EXPIRED. All this time I visited my mom everyday. Two years later they claimed a resurrected contract. But sold to a different person.
