Don't waste your time. They are horribly unorganized and mismanaged. I'm extremely disappointed in this place.

I called and called to try and get someone to put the screens in, the manager at the time told me he would take care of it and it was never done. Yesterday it was 82 in my apartment. Yesterday was finally the day they stated they were coming to put the screens in, the man came to the house jammed one screen in one window and it does not fit, and place a small screen in my living room floor and left without anything. I have been trying to call the office since they opened and no reponse. Poor service, poor customer service, poor quality all around. Would not recommend to anyone. BEWARE! These people are the absolute worst. No one calls…read moreyou back when you have a problem. They do not care about there tenants at all and expect you to pay for things that are not your responsibility. Where to start... I lived at pine park terrace for about a year when our toliet started running. We made maintenance calls and emails to the property manager (jason) several times no one ever came to fix it. Then I received a email from Jason letting us know that our water bill was high and if there was any problems. We let him know again the toliet was running and we did contact them about and no one came to fix it. We received the water bill it was for $400 !!! I called waterford water department they stated that they had someone read our meter twice to make sure it was correct and they also contacted sunrise management to let them know and no one contacted them back. I let jason no we would not be paying this bill as we tired to get the issue fixed many times but no one ever came to fix it, he tried to stick it on us a few times. Then as this was happening water started coming up through the carpet and floor, they were soaked. This was late at night but we made an emergency maintenance call. One of the maintenance men came looked at it took pictures and left. The next day we never heard from anyone. I contacted Jason he told me a plumber would come the next day and he would get someone to bring fans and a dehumidifier in. The next day no plumber came there were no fans no dehumidifier. We jason during the day to see where the plumber was he said he would call him and find out where he was. Jason never called back we tried calling him again no answer. No one could even call us to let us know the plumber couldnt make it. It was starting to stink because of the wet carpet. I then called to the next day to ask why the plumber didnt show and there are still no fan or dehumidifier he told me that the plumber will come the following day. The plumber came looking at the piping and the toliet, told me the toliet was broken and left. I contacted jason and to let him know the toliet was still broken he said the plumber didnt mention that to him...I also was still trying to get answers as to where the water was coming from and now my concern was ofcourse mold still did not have a answer for me. Took them a week and a half to get fans and a dehumidifier to us. I was also told they would do a test for mold and no one ever did. I told him I was going to contact waterford water department which I did they got someone out there to take a look. The water department ran tests and it was not chlorinated water. Still no answers. I called jason and was told that "has done everything he can do for us" everything he could do? I told jason I was not comfortable staying in the apartment as water is coming through the carpet and it stinks and am now afraid there is mold. I asked if I can be switched to a different apartment so they can figure out where the water is coming from and get it fixed properly, he told no that there were no available apts. I let him know there was a posting on Craigslist of a available apartment in the complex. He lied and told me it was old. I let him know he posted it 2 days ago. He said that they dont do that. I let him know my next step would be the contact coder inforcement to make sure my apt is up to code because I felt it was not and something was wrong with the foundation and was were the water was coming from. I then asked to speak to his manager. I received a called from Eric his manager who was very nice and helpful. He let me know that they can and will move me into another apartment and understood my concern. He also said he would like to come take a look at the apt to see what is going on. Eric came a day or two after that and saw that the hose from the toliet was dripping which he says caused all the water. If it was toliet it would be chlorinated water and the water department said it wasnt. I let that go because he was nice and really trying to help and thats all I wanted was a answer that made sense and someone to help me but I just got ignored or fed bullcrap numerous times by jason. I didnt end up moving to another apt bc we thought the problem was fixed. After that things seemed ok a little while, the apt still smelled from the wet carpet that wasnt dried properly. Then the water was back!!! I couldn't believe it I was so upset. I sent eric and jason a email and they basically let me out of my lease. I thought that they'd really look it to the issue to get it fixed but as soon as I moved out the apt was up for rent again. That building has some serious problems that they are ignoring. I've heard from Neighbors of mold and other issues. Its not right. Yes they are cheap apts but if there is mold and a foundation issue ignoring it is putting the tenants health at risk.

Not worth the price. High humidity in summer, drafty & cold…read morein winter. MANY spiders. Backyard area almost always flooded, seemed like there was probably drainage issues. Refrigerator is very low quality, the door shelves fall almost every time you open it. The stove is poor quality, only one burner works efficiently. No bathroom linen closets and no bathroom storage except under the sink. Master bedroom walk in closet is half the size it should be to be labeled as "walk in closet". Most luxury apartment complexes come and replace the furnace filters for you, not this place. You have to do it yourself and buy the filters yourself, which would've been ok, except for the fact it's a size that is not common at all. We couldn't find a filter to fit the furnace at all, none of the major home retailers like Lowe's & Home Depot had it, not even Amazon. There are dead trees around the property, one tree fell on our car & there was no assistance with the damages. We had individual trash pick up with bins provided by County Waste, then they took that away and put in a trash compactor, where everyone has to bring their trash down to the compactor instead of having it picked up. The residents should've been able to keep the County Waste trash service. Grounds were not fully manicured & paved. Parking not designed well, if everyone had a car in each of their designated spots, you wouldn't be able to pull in it & out. Property was not yet complete, yet they sent notices to the residents about increasing the rent. Maintenance staff were very nice, I do want to point that out. Area is quiet & private & you don't see any of your neighbors' decks/balconies, which is also nice.

Our very cozy apartment is ground level, which comes with a few drawbacks (mostly that bugs find their way in more easily, and increased humidity = mold growing more easily). But the maintenance team is very responsive in helping manage these. These apartments were converted from an old folks home so if you're lucky; you'll get a wheelchair accessible apartment with some extra elbow room. The community feels very safe and friendly, walking distance to a variety of stores. Laurie (the property manager) is a sweetheart and will help you feel that you're right where you need to be.
