    I have lived here for several years, and the property has noticeably declined over time. The…read moreprevious maintenance team kept the parking garages clean, organized, and free of debris. Today, the garages look like a daily garage sale, with shopping carts, appliances, and random personal belongings occupying parking spaces. A recent parking lot resurfacing project highlighted the property's lack of planning and communication. With three residential buildings sharing limited surface parking and underground parking, management failed to provide an adequate parking plan during the project. Rather than resurfacing smaller sections at a time or coordinating with the Village of Brown Deer to allow temporary street parking, residents were left scrambling to find places to park. As a result, many had no choice but to park illegally, leading to unnecessary inconvenience, parking tickets, and, in some cases, vehicles being towed at the owners' expense. These are just two recent examples of the ongoing issues at this property. To make matters worse, the management company, JVM, rarely responds to emails or phone calls, and resident concerns often go unaddressed. The only time management seems readily available is when it involves collecting money. Residents receive repeated emails over something as small as a $75 parking balance, yet legitimate maintenance and management concerns are routinely ignored. It's frustrating to pay for parking in a garage that is dirty, cluttered, and poorly maintained. And even more frustrating to pay for comfort, but receive zero accountability, dismissive communication, and horrible customer service from management.

In my experience, she does not communicate well, does not resolve conflict well, and does not take accountability when management makes mistakes. My most serious issue involved an eviction case that was ultimately dismissed. I was told a notice had been delivered to a woman who was not on my lease, and an falsified affidavit was later used in support of that filing. Even though the case was dismissed, I am still left dealing with the consequences of having that matter hit the public record in the first place. Beyond that, management took months to address a mold issue and failed to correct ongoing problems I repeatedly raised about the payment portal. What makes this worse is that this property was not always like this. Previous management was professional, responsive, and consistent. Maintenance was handled quickly. Communication was clear. The property felt managed. Under the current management, that standard has clearly dropped. To make matters worse, the rent increase options were extreme. If I did not renew, the pricing jumped dramatically, including increases of several hundred dollars per month and an option that was approximately $1,000 more. That is unreasonable for the level of management and service being provided. Housing is too important for this kind of carelessness. When a manager handles tenant issues poorly, the consequences are not minor. Your housing record, your stress level, and your stability are all affected. I would not recommend this property under the current management. There are better options nearby.

I was always proud of my home here and enjoyed and appreciated all the amenities and other benefits this community offered. Not anymore! The deterioration in services and amenities under Greystar management has accelerated over the last 2 years, along with the increase in rent and other fees. For the past year, all tenants have been required to pay a monthly fee for water and trash pickup, in addition to the regular gas and electric utilities. My rent has increased by 18.3% over the last 2 years, exceeding the total increase over all my previous years of residency. The absentee landlord down in Illinois may argue that he has invested millions in renovations of the pool and fitness center. That's money down the drain if you don't properly maintain the facilities. The pool? Don't let anyone kid you! It's been out of commission since the end of June and has turned into an algae-infested swamp. The root cause of the problem has been known to management for some time, but no one has taken any action. It will almost certainly remain unusable for the rest of the season. I would not get my hopes up for next year either. So scratch that as an amenity! Also, the gate is always open and anyone could wander in, fall in and drown. So much for enforcing security! Broken equipment in the fitness center is neither repaired nor replaced. I have given up on trying to get that corrected. And then, there is the unreliable trash and recycling pickup service. The schedule that everyone is supposed to follow in placing their containers at the end of the driveways for pickup is not being followed by the waste management service. The pickup days come and go and no one shows up. Many tenants, myself included, have resorted to just leaving the containers out until someone comes by to empty them, however many days it takes. I will not put a container full of garbage back into my garage. Nowadays, when you drive through the complex, you are greeted by the sight of all these garbage bins everywhere, some of them tipped over with the contents spilling out. You might think that I'm describing a scene in Harlem, but no, this is in the "fashionable" neighborhood of Brown Deer. The overall trend here for residents has been a dramatic decrease in value for the money spent on rent and fees. Call it what it is: a colossal ripoff. Don't believe the rental prices that are posted online. My 1 bedroom is supposed to be in the range of $1,072 to 1,116. I was just quoted $1,353 for my next lease period. Apparently, the longer you live here, the more they will jack up the price. You will be penalized for being a long-term resident! Call me a sucker, but I decided to give this place a chance for another year. Are my hopes misplaced? Probably, considering what I've seen so far. Also, having had so many good years here in the past, I can't seem to give up on the idea that sooner or later, things have to improve. I'm not holding my breath, though!

    They left me with no working heat for 3 months because they kept making excuses as to why it wasn't…read moreworking properly. The problem was this building is so old you can actually see through cracks in the walls. You will freeze all winter and during summer your bathroom will flood with pee colored water because they won't properly do the AC either. Resulting in mold and my cats and I potentially getting sick. There are gunshots every other week, people throw their garbage into the lake, and I've heard people that live here talk about having guns and not necessarily using them for self defense. Management does the bare minimum and "new management" doesn't mean anything. It's just the slumlords across the street taking over the slumlords here. People are constantly breaking into cars, constantly getting into domestic disputes, I've had to hear the 20 year old have sex for weeks and then abuse each other because the walls are so thin and the cops won't do anything. There is litter EVERYWHERE you look. The pictures do not match what the units or the lake and everything looks like. The laundry room is filthy as well and it makes you afraid being in there because of all the violence in the area. The storage rooms have pests and the locks are ripped off on majority of them and peoples things just left there. Your stuff is not safe but they'll make you pay for it anyway without recompense. Your car is not safe in the garage either. 3 cars have had their windows busted in the garage because anyone can get in there so you must only be paying $50 to not get snow on it because it's certainly not to protect it from criminals. The maintenance team entered my unit the day after I moved in without my permission and turned my ac down to 60 degrees. When I moved in the next day my walls and ceiling had huge bubbles filled with nasty water and now it's happening again when I've only had it set at 70 for 2 days because it's 96 degrees outside. They've been ignoring my tickets, my emails, and my phone calls. They even lied and said the hvac companies are closed on the weekends when majority of them are 24 hours. They also screwed a cabinet door on diagonally after it broke and injured me. It also wouldn't close because he used the wrong hinges and just suggested putting magnets on to force it shut instead of installing it correctly. They are slumlords and robbing low income people of their money. I have had to take off several days from work to be home and ensure work is done properly because they have such a long history of incompetency. The maintenance manager also won't listen to what you have to say, he'll talk over you and just try to get you to break your lease so he can screw someone else over. Slumlord behavior will not be tolerated by me and I expect my unit to be repaired properly and with respect. Also, they walk through your unit with muddy shoes instead of putting on shoe covers. And after they're done with they consider a "repair" they don't clean up after themselves. DO NOT MOVE HERE!!!!!!

Je'Taime is lazy and so is every one in that office. Constantly told they will get back to you on issue and YOI are the ones calling them back and when they answer they act as if they have no clue what you are referring to. They have been doing "preventative maintenance" but only on the exterior. They never manage the interior except for when they are mopping the dirty stained floors with fabuloso. Maintenance is a joke. The ghetto tenants and their loud kids are a joke. Complaints aren't taken serious because these tenants are most likely on rent assistance or family to the leasing managers. Hallways smell like dog piss and dog feces. Pets were not allowed when I moved in back in 2020 now there's pets everywhere followed by lazy owners that don't pick up after them. Oh and btw there's cameras all around the vicinity and they don't work. A tenants mom wandered off because she has dementia and they couldn't even use the camera footage because the camera that was installed less than three years ago does not work. Run!
