I really can't say how the job was until I see if the weeds in my yard were finally taken care of. My yard looks terrible. Full of weeds and a lot of dying grass. Seems like nothing was applied all summer. I started to till it up to put down new sod and have been hand pulling weeds for the last 2 months. Dean's came highly recommended to us when we first purchased our house in The Villages, FL. We didn't meet with other lawn service companies prior to contracting with Dean's to manage to our lawn care and pest control. We've been using Dean's since January 2022. We have been very happy with their services. Even our surrounding neighbors who observe Dean's when they are performing services at our house say they do a thorough job. However, if you read the low rated reviews, a lot of the reviews deal with property damage and Dean's response thereto. Our problem with Dean's began almost three months ago. While performing lawn services, they damaged the coil on our six-month old mini-split air conditioner unit (while using their string trimmer). The unit cost us $6,000. WE EVEN HAD PAVERS ON THE SIDE OF THE UNIT WHERE THE COIL IS LOCATED TO KEEP THE UNIT SAFE FROM THE STRING TRIMMER. We have since had all of the grass dug up. We have contacted Deans numerous times about this damage. There has been one heated conversation with Jeremy few weeks ago. Dean's did send Munn's HVAC company (who installed our mini-split) to the house to take a look at the damage. But this visit was after many emails and telephone calls with Dean's. Munn's technician advised that there would be some diminished capacity if the damaged fins of the coil were just "combed". The technician advised he'd do the best he could but still would appear somewhat damaged in the area of the coil. We sent the Munn's technician away after he mentioned diminished capacity with the hope of pursuing another option with Dean's. Dean's has not called us one single time during all of this. Not call to apologize or to ask what could be done to make us happy. Like mentioned above, we have done ALL of the emailing and calling. Munn's provided their technician's report to Dean's and we did not receive a copy. When we spoke to Jeremy with Dean's we're we're under the assumption of diminished capacity to our unit. However, the report Munn's provided to Dean's stated there would be no diminished capacity issues with the unit. Also, the report stated that we stopped the technician from combing out the fins on the coil. This was untrue. Munn's technician never began repair of our unit. In the call with Jeremy with Dean's a couple of weeks ago, he said in the conversation when we asked to speak to management, "the buck stops with me and you are not going to speak to anyone else at the company." Jeremy also said that management had discussed our damage and all they were willing to do was comb the coils, which costs $75. In essence, Dean's is able to damage our property that we paid thousands for and walk away paying pocket change. No apology, no satisfaction. What a way to treat what would be a long term customer. read more

Not very impressed, Had them doing service on my lawn for a couple years and service has diminished over the last year. Now I have been trying to get them to come and service me lawn because it getting overrun with weeds and brown spots,, I just spent $2500 putting in a new front lawn and want to keep it healthy, they are to come every other month and it's now been 12 weeks in a few days and getting no real response from my requests as to when someone is coming. I called 4 weeks in a row. they finally came out to treat and then said they were raising the rates. Zero stars! I don't have Deans lawn service but my neighbor does. Deans drove through my yard and over my patio to get to the backyards. I called and spoke with the supervisor about his crew. Two days ago the crew mowed a couple of passes in my front yard before they realized that I am not a customer! The crew ran around corner and loaded up the equipment and don't finish my neighbor lawn. I called and ask for the manager to give me a call. Two days later and no call. They used to be great. I used to recommend them to everyone! Now..NO WAY!! Especially since they are more expensive than most. Somehow our lawn is full of disease and has tons of dead spots as well as beautiful (sarcasm) weeds and shamrocks. Plus in the summer they come every 2 weeks to mow. The grass in the summer grows an inch a day. They claim to bag so you don't have to deal with clippings...NOT TRUE. You'll find tons of piles around your yard. Neighbor sent me pics of my yard and had not been mowed and called them - they told me it had been mowed but when I produced pics there story changed - they will not complete their service and lie to you!!! BEWARE! Do not pay in advance! In the past 9 months it has been nothing but a hassle to get DEANS to do their job. We signed up for their all inclusive pest control and lawn care program and pre-paid (BIG MISTAKE). I have had to call every month (and more) just to get them out to do their regular services: spray for weeds, spray for bugs, trim the grass, trim around objects, fertilize, etc. The service was so bad that we almost lost large patches of lawn, due to neglect. Literally, I have had to call about EVERY SINGLE SERVICE they were suppose to provide. Never again! read more

Moving to the Villages soon and wanted to get lawn service started at our home before we arrived. Got a price of $95/month which I thought included lawn treatment services. Within days got a bill for $73 which was for fertilization and the following week got billed for $95 for month of august so billed in advance. Neighbor sent picture of their sign in my yard yet they hadn't mowed! Nice woman on phone when I called to complain but not much help. Told her price was not competitive and that I had since gotten much better quotes and she just let me cancel service. As a former Marketing Executive I can tell you this is not the way to keep customers or to grow a business. After using Deans for 3 years we now have the worst lawn in the neighborhood! The promises they make are just promises - never action. They don't take responsibility for the condition of our lawn but instead tell us what we should be doing. They have a lot of customers who are happy because those customers have good technicians but if you have a crappy technician that covers your area you are stuck with him. We have wasted a ton of money continuing to pay them and believing that they would actually do what they promise. Deans pest control i had an account with them i lost job so i paid my service guy with a check and told him i closed bank acct i hsd auto pay with well office at deans used auto pay causing me to bounce checks and there is another fee i couldnt affordplus paying them i called them and wS told service maneger would call me he didnot call called again same thing well year later they sent new service person who called office service maneger still said he will call but didnot. When i finally talked to the office i was told they will keep money the money they overdrafted me on will keep my contract in good order and i owe them money.
