Realtor Woes We…read morethought we were getting a good deal. Houses were selling like hot cakes. The previous two houses we made offers on, got out bid. Our realtor suggested we bid 10k over asking price and in doing so, we won (though it seems we were the only bidders). We bought the house for $610k, and with our realtor having a commission in hand, she offered to sell our other houses we moved from at a discount. It was a great idea, or so we thought. Looking back now and seeing that combined the two houses sat a total of 400 days and not only cost us any savings we had, but also caused us to incur a mountain of credit card debt and my now ex to lose her retirement trying to manage the higher payments and vacant houses on which we had to make mortgage payment and utility payments. There were also the costs of the cleanup, painting, flooring and such. They sat and sat and sat. So, fast forward to the present, my fiancee and I break up (too much stress, differences, and the mountain of debt we both incurred not being able to sell the houses). So now this same realtor feels bad and offers to sell the house she sold us with the same commission she had offered for the other houses that didn't sell. This time, we are bound and determined not to allow them to sit, but you know what? It's sat about 4 1/2 month now -- 2 months with her, and 3 with the agent she transferred it to when she moved out of the area to FL. So, she's 0 for 3 selling our 3 houses, and well over 450 days on the market. But I was promised a deal, and damn if I was not going to get it. Yes what an idiot am I. I probably got 1% worth of effort from my realtor . The sweetest person, but that does not pay my bills and restore what little wealth I had

In all three transactions, it really felt like he was working for us. He is a very smart negotiator and made sure we were getting the most out of each deal. He wouldn't let us get the "short end of the stick". His knowledge of the area, the short sale process (one of our purchases was a short sale), and the mortgage process (he has a background in the mortgage business) were a tremendous value to us. Neither my wife nor I had purchased/sold restate before the March 2012 purchase and his ability and willingness to help us understand all aspects of the transaction were an incredible help to us. He was also very transparent about negotiations and he kept us informed at each step of the process. He was very patient with us on the purchases and encouraged us to be patient. Each house we went to see was clearly researched by Mr. Noel. Not just the home but the neighborhood as well.
