I had dealt with refinancing on my own in the past, but when I decided to get a reverse mortgage, I realized I was going to need some help. I reached out to David based on his many glowing reviews on Yelp, and I'm so glad I did because he lived up to every one of them. Working with David was a wonderful experience. Good communication is essential for me, and with David, it was exceptional. If he didn't pick up the phone when I called (and usually he did), he would always get back to me promptly. The same thing with emails. At every step of the process, David was on top of things and kept me informed. If any obstacle came up, he would figure out how to deal with it or find another way to get where we wanted to go. He was always there to help with whatever I needed. When there was complicated paperwork to deal with, he walked me through it. When I was having a nervous moment, he would calm me down and reassure me that things would work out. David Kutner-The Friendly Lender - Mortgage Brokers Near Me

David Kutner is hands-down the best mortgage broker I've ever worked with. I call him my solutions guy because he always finds a way--even when things seem impossible. The first time I worked with David, I struggled to refinance my house on my own. I followed all the instructions, and my credit score was solid, but nothing was working out. Then I found David--David the Friendly Lender--and everything changed.  Most recently, he pulled off what felt like a miracle: he helped me get cash out on a reverse mortgage without touching the low interest rate on my first mortgage. I didn't even know that was possible! But David made it happen. He's incredibly knowledgeable, kind, patient, and calm even when I ask him the trickiest, most off-the-wall questions. He does it all. When my kids are ready to buy their first homes, there's no question--I'm sending them straight to David. That's how much I trust him. If you're looking for someone who knows the mortgage industry and cares about his clients, David, the Friendly Lender, is your only choice. read more

Working with David Kutner was amazing. I was a first time homebuyer and had never been through the process before, but David helped me through the entire process and was there for me if I ever had any questions. I had been working with two separate lenders previously to try to get a loan for my first house, and both either wouldn't or couldn't meet my needs. I was referred to David by my real estate agent, and David not only was much more of a pleasure to work with, but he was also able to cut my closing costs in half and he got my monthly payments a couple hundred dollars lower than the previous lenders. He really worked his magic and I am so grateful that he did. Even though he is based in southern California, the home I purchased was in northern California, so if you aren't in his immediate area, still give David a try. You will not regret it. I have been referring ALL of my friends and family to him since I was so happy with the results of my loan and the care David took in making sure I was getting a good deal. Thanks a ton David! read more

David Kutner-The Friendly Lender - So excited to have bought our first house! Thanks a ton David Kutner! - Mortgage Brokers Near Me

This review is long overdue.. And incredibly long In case you don't have time to read it all... Pick David! Now the long part: I was refinancing my home into my name only, expecting the process to take less than 21 days. He monitored the market for me and called to let me know when it was the right time to lock a rate. His timing was incredible - not 2 days after I secured an incredible rate, they started climbing again! I don't want to go into too much detail publicly... but after I locked my rate, I discovered that a second mortgage had been taken out on my home behind my back. In order to secure new financing, I needed to pay this debt off - but I had no idea where exactly to do that. David jumped through hoops to locate the payoff details... but by the time we finally had all the information, nearly 3 months had passed and I had lost my original mortgage rate. I was devastated. With the way rates had climbed during that time, I was looking at paying nearly $600 more a month, which would have crippled me and left me living off credit cards for the foreseeable future. David once again advised me to wait a few weeks to lock my rate, which brought that number down a bit. He then played with numbers, bringing down his own fee in order to try and make my mortgage manageable. It was still a far cry from the original number I was looking at, but I was grateful he had the heart (and expertise) to make this much effort for me. I could not tell you how excited I was to get the call that after well over three months, we were finally going to close! Since I was on a work trip, David arranged for me to sign in San Diego. ****Y'all, this is the part where things get G.O.O.D** When I sat down to sign with the notary, I could not believe my eyes. I was staring at my original rate!! I told myself "just sign and ask questions later." I still do not understand how he did it... but at the zero hour, David had somehow convinced the lender to give me the rate from three months prior! I cannot tell you what it meant to me to have him go to bat for me. Refinancing is always a stressful experience, but with everything I went through, I have no doubt it would have been a complete nightmare without David. I will be recommending him to anyone and everyone I know... and if I ever decided to move, will definitely be using him again! read more

We worked with David to get our first mortgage, getting pre-approval in September and closing in November of this year. We were connected with him by a coworker of mine, and from the first call, we were really appreciative of his candor. He answered so many of our questions, and went way beyond the call of duty, even when we were not even clients of his yet. We did look into other options initially, but it became clear that David was going to be our best option. He has a good eye for the market, he works fast, and he is almost always available. Thanks for all the help!!! read more

Outstanding Mortgage Broker. I'm a Los Angeles based realtor and had the pleasure of working with David on a recent purchase transaction. This was not an easy sale and took quite a bit of time, yet David's extensive knowledge and experience is what guided this lengthy transaction to a smooth and successful close. In this fast paced and unpredictable business, it is so refreshing to find a lender that is honest, patient, communicative and downright friendly. He was so reassuring that both myself and the buyer's never thought twice that the loan portion, often the most difficult portion of a deal, was sound, tended to and ready to go when needed. David was always positive, high energy and willing to assist. I highly recommend him to anyone looking to buy, invest or refinance, he is a rare find - a gem. Audrey Morguess read more

If you're looking to buy a home, you need to call David Kutner. I was looking to buy my first house a few months ago and David was extraordinarily kind helpful, and knowledgeable. He took the time to walk me through the process, answering every question I had with care and concision. Buying a home is a daunting task, but David made me feel very well taken care-of. I thought that buying a home would be incredibly stressful, but working with David made the experience very manageable. He is extremely prompt and *really* knows the business, which made the process of getting a mortgage go super smoothly. He got me a reasonable rate and even took the time to advise on the best time to lock it in. He checks in frequently, is always quick to respond, and his advice is excellent. I really felt that he had my best interests in mind through the entire process, which really put me at ease. His honesty, kindness and expertise made the loan portion of buying the home the easiest part! I can't say enough about David, our "Friendly Lender". We have been working with him for the last 5 years, and he was able to accomplish what others either couldn't, or wouldn't. Our situation needed an expert with out-of-the box thinking, with understanding and patience to address our short term and long term needs. We were rolling an old HERO loan, addressing home owners insurance and property taxes through an escrow account, a trust with passing of a family member and changes in employment status. All delicately handled by this special lender. Just give him a call, believe me you will feel so much at ease after talking with him. Thanks again David read more

As first-time home buyers we had only heard about the stress and heartache the home buying process can be. We started the process by meeting with David Kutner to get a feel of what might be in store. When we met David, he immediately made us feel at ease and thoroughly went through what to expect. Sharing your financial history, income, timeline, and lifestyle are all sensitive and delicate issues to lay out to a stranger but not once did we have any hesitation with David. David helped us formulate a plan and clear path to becoming homeowners. David guided us every single step of the way. There were no surprises, only full honestly and disclosure. He was only a phone call away and never left us hanging. No matter how many questions or calls you make in a single given day, David always replied. We bought the home in such a hot housing market and know that we could not have done it without David's guidance, patience and swift work. We are so grateful for David and his expertise. Home buying does not have to be so daunting because with David you are in the best hands out there! read more

David Kutner has successfully helped us twice with our loans: one was for a refinance on an investment property and another was an investment loan on a property purchase. My sister recently went through the loan process for her first home with David too. David always followed up and kept us up to date on the status of our loans. When we encountered hurdles along the way David offered his professional advice and opinion on what he thinks is best for us. In the end, we were able to overcome the hurdles and successfully close on the property we wanted. He always took the time to explain and clarify questions we had. New to Real Estate, there is a lot that I didn't know. I had a question about the loan approval process, so I decided to call David from yelp. I spoke with David for about 15 minutes on the phone after he answered question after question. "The Friendly Lender" is not just a headline. It's the truth! Full transparency, I told David I would write this review. But only after receiving such welcoming service. Thanks again and best wishes read more

If I could only write one word to describe David it would be superhuman. He is always available! Also, he's incredibly honest and explains everything with clarity and patience. A few of the big banks pre-approved me, but then rescinded their offer in the underwriting process. As a self-employed individual with a newly established LLC they didn't want to give me a loan despite sufficient funds and strong tax returns. David worked his magic, made it happen, and locked in a competitive rate. I would not have been able to buy this year if it were not for David. He's a joy to work with and makes a process which could be arduous understandable and pleasant. I will be using him for every property I purchase from here on out. *EDIT* Two years later I've used David for my refinance and he was just as pleasant and easy to work with as the first time. It was trickier this time around because of COVID, but David made it happen and got me a really good rate I'm happy with. read more

Without going into too much detail, let me tell you this: I've had the worst experiences with mortgage brokers. One pre-approved me for a loan and then decided that she'd made a mistake after I started looking for homes. Oops, thanks for wasting my time. Another talked a big game and wanted to know all about my work (I'm a filmmaker), stressing the fact that he works with creative professionals all of the time. He asked for three years of bank statements and tax returns but NEVER followed up or returned calls. I deal with enough Hollywood egos to seek a little more humility in my mortgage broker. Still another pre-approved me for a loan so small that I would be been better off buying a late-model Hyundai with the money. I have assets, I have zero debt and I have above excellent (800+) credit. What's the problem? I'm self-employed. And the present way in which loans are written does not like self-employed people. Enter David Kutner. I was referred to David by Ken Shapiro of Echo Park based Silverwood Properties and from our first email, correspondence with David has been immediate and clear, and his follow-through is so timely I can set my watch by it. David has spent easily three hours on the phone with me so far, taking the time to explain my options in language that I can understand. He is TRULY the friendly lender and the way he patiently engages my ideas and situation is TRULY making all of the difference in the world...because I am finding options where I was previously led to believe that there were none. He is helping me to find a clear path in the complex and convoluted world of home loans. You may be startled to know that I haven't bought a house yet...but the process is underway, and I will be happy to have had the patient, attentive conscientious service of David Kutner in my corner when I am a happy homeowner.
