During our last stay, we had a family emergency back home and had to leave within hours, stressed and frustrated but there was Betty to help in our time of need and made our early departure a win-win for everyone. As we pulled up to the Iris cottage, the 1-bedroom we'd chosen, George greeted us in the parking lot. He gave us a nice walk-through of the cottage and welcomed us to Longboat Key. The cottage was sparkling clean and updated, and felt like home. Every room carried a beachy theme with beach signs and pictures. There was no mistaking that we were at the beach! The bed was comfy, the shower never ran out of hot water, the kitchen was fully stocked with all necessities and appliances including a dishwasher, and there were even games provided in the dining room cabinet. To top it off, the cottage also came equipped with free Wi-Fi and a flat screen TV in both the living room and bedroom. The layout of the cottages is such that even though Iris and Ivy are first, and nearest to the road, we honestly couldn't hear the traffic. There is shrubbery and a fair amount of distance to the road, so have no trepidation in booking either of these cabins. We will easily book Iris again with no concerns. Though we didn't take advantage of it, we had a nice patio area complete with table, chairs, umbrella and a nice-sized barbecue. Next time around, I'd like to enjoy breakfast on the patio at least one morning. There was also a beach umbrella for us if we wanted to take it to the sand. I'm accustomed to having beach towels when I book lodging anywhere near a beach, but the beach towels here are thick, nice quality beach towels, not the typical cheap blue/white striped towels every other place provides. They also provide 16 chaise lounges and 2 Adirondack chairs out at the beach, along with 2 hammocks, and some nice cushy chairs on a deck near the sand along with a community fire pit for sunset barbecuing near the water. I really can't say enough about how comfortable this stay was, and how much I looked forward to heading in to the cottage after watching the sunset in the evenings. This was truly our holiday home, and we are looking forward to a return trip next year.

It's steps from the beach, and the room costs included a delicious, filling, homemade breakfast every morning (at that time in the spacious dining room of the main house), parking, kayaks, bicycles, beach chairs, towels, snacks/cookies, and at least one swimming pool. I was really impressed with all the amenities included in the room fee!!!! The proprietors and staff were so friendly and helpful embodying the motto "Come as a Guest, Leave as a Friend!" I smacked my finger while kayaking and it would not stop hurting and the staff were very helpful in getting us to a doctor, and of course, I broke my finger (totally my fault, Momma didn't name me Grace!) who x-rayed it, bandaged it up, and I was all set after that! Amelia island is a lovely, quiet, beautiful 7-mile island and so easy to bike and very bike friendly at that time! I really enjoyed biking the island, and ocean kayaking to a nearby restaurant - I think it was The Beach Bistro, or the Oyster Bar on the pier. It was so fun to "park" the kayaks and walk up to the beach front dining! A far cry from my landlocked hometown of Huntsville, AL. Holmes Beach/Amelia Island is my favorite FL destination and I'm happy, although reconfigured, Harrington House still offers a variety of vacation rentals.

If you are ever looking for a true relaxing getaway, Harrington House is your place. Each room is unique and cozy. Some rooms overlook the gulf and you can see the sunset from your room. Some rooms have a balcony. Or you can choose to stay in one of the bungalows. There you have a full kitchen, and a bit more privacy. No matter if you are in the main house, the carriage house, the cottage or a bungalow you will be treated like you are family. The breakfasts that are served are not to be missed. Each day is different, but there us always some sort of home made baked bread. Afternoons you can often enjoy home made chocolate chip cookies. Jo and Frank and their son Mark are the Inn's owners. Along with Ann, Megan and Jeanette, they all do all they can to make your visit the best that it can possibly be. The white sugary beach is just out side your door. There are rarely more than a dozen people at the beach at any one time. It is so peaceful and relaxing. Anna Maria Island is a true gem and Harrington house is the crown jewel. We are here with family and I love how there are so many different areas for everyone to hang out. The view from the rooftop patio is really neat, especially looking down on the pool below. Also any previous issues with the banyan tree and the pool have been addressed. When I came on to write this review I saw a past one about the tree leaving gunk in the pool. There is now a giant Net system that doesn't impact the luxury vibe at all, but does keep the pool pristine below the tree. When we arrived there wasn't a single piece of debris anywhere.

The check-in process was a troublesome, nobody came up to show the house or greet you at all. The management company makes you pick up the keys at a mailbox and then you're on your own. For this level of luxury, a little bit more attention is necessary for the guests. Additionally, management was not very nice over the phone, and its staff was not up to par with the property. If I owned this house, it would definitely be changed management ASAP. As a note, the house has everything you need for the beach (floaties, cart, cooler, etc). We rented out everything to find out that the house was already equipped for this. It would have been nice to know in advance. One downside is the lack of access to the poolside bathroom area, as you have to go into the house to use it. Also, make sure to bring repellant if you plan to be outside as mosquitoes are honestly horrid.

Unlike the surrounding vacation rentals, it is not a hotel, motel, condo., or home but a delightfully charming group of villas, six in total. The landscape is superb with unique touches from the tin decor, vintage lanterns, trickling fountain, tropical trees and plants, outdoor umbrella tables, and well thought out amenities. Individuality is the unique flavor at this lovely place. The beach is a short walk away, and the beach goers are fairly respectable with no music blaring, little cigarette smoke, discreet partiers, and all in all a decent crowd. There are wagons to fill up with "a day at the beach" necessities, a laundry room, a hot tub, an outdoor grill, comfortable villas with patios, and an overall peaceful, relaxing feel exuding throughout. Top that off with the "host/hostess with the mostest" Christie and Chuck, and this vacation hideaway is superb. There is even a pet cat that roams throughout saying hello to the guests. This is a spot for mellower types who respect the sincerity and kindness of the proprietors.
