I want to give a shout out to Larissa Pierce for the great customer service she continues to display throughout the last several months. Every time I come in the office she smiles, greets me with kindness. Larissa has impeccable follow-through no matter how small or large the concern is. When I voice a concern I feel like I am being listened to and from past experience with Lorissa I know that it will be attended to. I will either receive an email of the result, or physically see it. As a resident at Cypress Gardens for the past year I have had many encounters with all of the staff and management. In each and every conversation and request the service has been top notch! It goes without saying, that Lorissa is highly professional in her position, and takes great pride in doing a great job providing excellent service to the residents of Cypress Gardens. Originally I lived being here, then a new manager took over. They are unreliable, unresponsive and do not care about tenants. I like my apartment and have good neighbors like the pools but Priscilla is as unfriendly as they come. As the people here will tell you. The staff are rude and they do not know what truth is. Don't move here! You are forced to pay for unnecessary monthly charges for smart services for keyless remote, spectrum package, and concierge trash services which add around 200 dollars per month. I don't watch Tv or use the wifi or concierge trash since I generate one bag of trash per week living alone and live withîn ten feet of the dumpster. In addition the amount of dogfeces not picked up is beyond ridiculous. They also mow withweed eaters so literally kill all the grass. These apartments are old and ghetto yet your charged luxury apartment prices. read more

The stay at cypress gardens has been very peaceful. And I have to say I have had a few maintenance issues so I submit my order and Bailey has always been able to fix everything. I have to give a high five to him cause he is always great, friendly and always gives me a good explanation on what was wrong and what he did to fix it. Today my day started with the assistant manager Priscilla and a make ready maintenance technician named Bailey, confront me by banging at my front door at 10:30 am. Immediately accusing us of dumping trash outside of the community dumpster. She showed me a picture on her phone of trash and proceeded to further her attack by saying the man with her, had witnessed my husband throw trash outside the dumpster. No proof it was us. Just attack and accuse, straight out of the gate. She said she had every right to confront us because it's private property. I've never been blatantly attacked by a leasing professional. I don't know what the training or protocol is for that type of violation. but she was 1000% out of line. I don't know when the word of a maintenance worker came over the tenant without proof of a violation. His accusations are completely false and the fact that she allowed him to face us, and accuse us makes me feel so unsafe and so worried there could be retaliation in the future. Thank God our lease is almost over. Please save yourself the money and go somewhere else. read more

There is no communication between the office and their employees. Maitnaince has to buy their own materials. They don't fix issues you bring to there attention. Like cars being parked in the same spot so you don't have parking. Broken down vehicles. Or your trash not getting picked up. They ignore issues they don't feel is important like caulking around the tub, a leak over the kitchen, and closet doors that fall off weekly. They can't even maintain the basic necessities to live, the water goes off without notice several times a month, the AC unit goes out and you get to live in the heat while they take a month to fix it. You have to call the office multiple times for an update, when there not ignoring your calls there making up excuses why they can't reimburse your electric bill for working overtime or how the living conditions aren't that bad for you to be temporarily moved into a new building. One time they told me someone would be out to install a window unit that morning so I left my dog in its cage to come home to the apartment being 97 degrees. Thank God my dog was okay. We had put in a request for the caulking in the bathroom and asked them to rip it out this time because the previous times they put new caulking over the old. They finally did but left the old scraps all over the bathroom and a mess on the carpet. BEWARE THEY HAVE TWO STARS FOR A REASON. read more

Short and to the point: Steer clear of this place at ALL costs. When we moved into this place, the ENTIRE office staff had no idea what they were doing. We didn't receive many pieces of paper work, though I asked REPEATEDLY for it. We received blank e-mails randomly from them, e-mails with attachments that had nothing to do with our apartment, and little to no support. The staff has changed in and out so much in the last year I couldn't tell you who you should speak to. They JUST got a new manager for it which hasn't helped much. The apartment we were moved in to had stains in the carpet, the kitchen counters were sticky, food left in parts of the refrigerator, the board under the sink was breaking a part, the sink in the bathroom had a whole underneath it - the list goes on. The worst thing of all was how horrid the bathroom was. Our tub was STRIPPED and REFINISHED THREE SEPARATE TIMES. The last month of our lease we started to notice it was doing it AGAIN and told them we were not going to be paying for anything. No idea WHY it kept doing it and had to go to a separate building to shower in - which was the only positive as they provided that. THREE. TIMES. We finally were able to move out of this place and were billed for things that were left like that to us when we first moved in. When we spoke with the staff they gave us different answers for their reasoning. We got charged for an "Ozone treatment", which they claim was smoke - and we don't smoke. They had to redo the carpets, that we were told would be redone BEFORE and then the DAY OF OUR MOVE IN, and we got charged for it. This place is not going to assist you. They will not accommodate you. It will take forever for a response - meaning a response that actually is worth anything. They're going to try and tack on whatever they can despite the disturbing way they pass on the apartment to you on move in day. Get away from this place and move on to something else. This was the worst experience I have ever had in the year and a half of living here. The amount of disappointment, frustration and regret I have in this place in insurmountable. DO. NOT. RENT. The fitness center has been closed for months and no one can give a straight answer as to when it will be open. None of the residents were informed that late fees would be applied again starting this month, nor were we notified about new management. I've lived here a year and a half and have never been late on rent and they refuse to work with me on the $130 late fee. 3 day grace period. Honestly, I've never had anything good to say about this complex. Save yourself the stress. read more

My wife and I moved up to Austin (Cedar Park) from San Antonio and probably searched through 9-11 apartments until we finally landed on Cypress Gardens. Our first point of contact was Veronica in the front office and from first contact it's has been an awesome experience. When maintenence has been called (nothing major, doggies messing with carpet and fixing a closet rod that we put entirely too much weight on) they have had speedy responses. These apartments are in a great location with easy access to Austin and it's Northern surrounding areas. The designated dog park is such a convenience, and the area/neighbors are pretty awesome as well. Long story short, Veronica and the team up at the front desk are always so helpful and I'm glad that we found Cypress Gardens. They has made our move to Austin (Cedar Park) so smoothe/easy. read more

Moved into my 2 bedroom this time last year. I'm having a huge problem with maintenance I called multiple times because a shelf in my fridge is broke and sometimes it will push my fridge door open..on 3 separate occasions over the past year I've had to throw my stuff in my fridge away because the door popped open overnight. Yes a YEAR and as I'm writing this now I'm still waiting for them to fix it. A light switch has been broken leaving it on at all times for about a month now too. I get people are short staffed but a year long waiting is atrocious! Also neighbors will stare at you while you're outside and make up lies to the office to the point of harassment. Water will be shut off for emergencies at least once a month and our pool has been shut down all summer. Parking is also horrible so be prepared to walk at least 3 buildings to get to your car. Pick somewhere else honestly I've never had so many issues at any place I've lived around here. read more

First impressions speak volumes. Get some new pool umbrellas before you tour again. Also get rid of the cobwebs outside your model apt. Looks like you don't care about cleanliness. Model was decent and Chrissy in the sales office was very nice. Unfortunately when I walked in a tenant was there complaining about a water leak for the 2nd time and found a puddle of water in his apt. Just coming home from working all day. We were recently forced to move from these apartments. We were long term tenants and when we were contacted by the office for the multiple violations over that time we quickly resolved the issues. (Ice chest on the porch, cluttered patio and similar issues) As for our time there....repairs were slow at best but not due to the maintenance staff but the apartments themselves failing to provide them the supplies they needed. Our cars were broken into multiple times. Rent climbed each year with the multiple owners and property management companies. Office staff was like a revolving door which is what lead our issues, one manager approved our issue the next one did not. This is totally a run like hell from this place kinda apartments. read more

When moving out, I did it properly. I was late a couple of times but was never behind on my rent by months. I paid my last rent payment and left with it paid. They still sent me a bill for over $4,000. Two months later it was put on my credit report now I am fighting to get this bogus charge off my credit. I lived there a total of 4 years and ALWAYS had issues with the plumbing, water bugs getting in because I was on a bottom floor apartment. When I moved to a larger unit, I did the initial inspection and let them know there was a big hole in the master bedroom door - never fixed the entire time I lived there. The most scary part was when I smelled a burning smell in my sons room and found out it was an electrical problem with the fan. Always had more plumbing issues. They work the very few maintenance guys to the bone. The rent keeps increasing and the place needs a renovation besides just painting the outside. They don't do regular maintenance to the hvac units and they fail all the time. So you decide if that's good for you and your family to live????? read more

Lived here almost 2 years. The maintenance men were nice but management made the cheapest fixes possible. A drawer broke once and they used wood glue to fix it...it lookes so bad after.The apartment layout is super wierd. They say resort style pools but that just means they added a small fountain at one side. Both pools are very small. The gym is alright I guess. I paid alot from the start of living here and it only increased a ridiculous amount until I had to move out. Parking is okay as long as it's not super late. The staff is something else. I kept seeing new faces every so many months. And on 3 occasions I worked out a deal with one employee for then to not leave notes or anything then on the next day to confirm if get attitude and be told they aren't doing that. It was completely ridiculous. Also forget about calling. I've been in there and seen employees standing around while the phone just rang and rang. If you need a decent place for a little while finding a cheaper place then this is the place for you. Don't stay long. And try not to deal with the staff. Other than that I don't recommend. read more

This has been an enjoyable time for my family and I. We have enjoyed the pools the most there are 2, so usually one is not busy. We haven't had any real issues other than our dryer broke but they got us a new one within a week of my maintenance request. The maintenance staff has been professional and courteous every time they are here. I never lived in a place that replaces everything for you right down to light bulbs and air filters. There is very little to worry about here. All I ever heard was how horrible this place used to be, I just haven't seen it! I would and I have recommended this place for people to live. Which you do receive money off your rent so not a bad perk there either. read more

We moved here in July and have been incredibly pleased with our new nest. When we have any issues a quick maintenance request online fixes most everything, often that same day. The maintenance staff is top notch; professional but very kind and considerate. We love the quiet, our neighbors are lovely, and the dog parks are marvelous. The pools and hot tub are always clean and ready and the lawn care team is meticulous. We love the location - all the basics necessities (groceries, pharmacy, dry cleaners, gas stations, liquor stores, pubs and restaurants) are located within moments of us, without ever having to leave Cypress Creek Road. The staff cares about us, but is not meddlesome or intrusive. I love it that I can pay my rent online. I would recommend this complex to anyone. read more

Comparable to Rundberg ln. The property is absolutely DISGUSTING! There is dog poop everywhere and the staff doesn't even care enough to stock the pet stations with waste bags. There is literally no area of grass that does not have dog poop on it. I know it's up to the residents to pick up after their pets, but at some point management needs to take some initiative and just do it. Separate issue, the assistant manager is such a smug b*tch! She was tolerable as a leasing agent but her promotion to assistant manager has send her on a crazy power trip. The manager never steps foot from her office to interact with residents when they walk in, so you have to deal with her body guard who will talk to you like your stupid! If I could give zero stars, I would. AVOID THIS PLACE if you value your health. Because the dog poop is just everywhere! read more

We've only been here a couple weeks and our toilet overflowed the first night we were here and 3 times after, I'm so tired of using all of our towels to clean up. Moved out for the first time in January and picked this place because it SEEMED to fit my needs.... IT DOES NOT!!!! It has been a HORRIBLE experience!!! Anything from roaches to leaks to my dryer going out and every time I send a maintenance request it's like the end of the world!! Not to mention they sent maintenance in while I was not home AFTER I told them NOT to and then they were quick to inform me, I did not own my apartment so basically they can do as they please. My bathtub has been leaking since I moved in and they have fixed everything in my bathroom EXCEPT what was causing my leak... I could go on and on, but I choose not too. I will be contacting the apartment corporate office about everything because I am extremely disappointed!!! read more

ok this review is going to be straight to the point and not sugar coated and not done out of spite. first of all this place is not affordable at $977 dollars for less than 600 square feet that's a little expensive for what it offers and what it offers is not much. now in the last review done by Zoe r. she says Miranda and her staff are very accommodating with great customer service that's bull crap how about the random txt saying that you get free access to cable but in fact you pay for it even though you might not want it nope its forced on you and you pay for it with the rent. how about the nasty mold that grows in all the window seals ?? how about the windows that don't even open ??? if you do get the windows open good luck to you at getting them to close !! how about the garbage disposal the sink is poorly mounted down on the cheap counter top and when the disposal is turned on the damn thing sounds like you just started a 747 in your house. how about the fact we had a leaking problem with the toilet and the so called maintenance man took over 4 in a half hours to fix it. how about the closet doors put on backwards. the only thing that was decent was the carpet it was clean. how about the fact I don't think there is any installation in the walls or ceiling because everyday like clock work some guy on the other side of the complex turns his radio on and all we hear is the bass we can't barely hear our tv and like clock work the a..hole upstairs at 4 am starts doing laundry or pounding on the floors we hear it all. ok now we are getting charged for trash pick up at our door I ask why ??? the dumpster is about 75 feet away I take the garbage to the dumpster so why would I get charged for someone else to pick it up if I am able to take it there myself ??? I took pictures but for some reason I can't upload them but I wanted people to see the amount of mold that is in the window seal and yes I have taken bleach to try to clean it up but it keeps coming back. to finish this review this place I would not not recommend this place to anybody who wants to live in a decent place without all this places hidden fees. in short this place is a nasty dumpster with hidden fees and nothing modern to offer stay away from this place at all costs !!!! read more

I have lived here bout 4 years, love my upstairs, one bedroom apartment!! Large bathroom, stackable washer/dryer, and just love cooking in this kitchen! Perfect for me, and with Cedar Park amenities... The maintenance has been quick and efficient. The staff, especially, Miranda, is so helpful and caring; ) I have great neighbors, it's quiet and peaceful and regularly patrolled. Just wish the rent wouldn't increase each 11-12 months: ( And no added rewards when you release.: ( But it's good for now, clean, fitness room, and 2 pools and a hot tub. I'm thankful: ) and so much more affordable than Austin! And.... Perdenales Electric puts Austin Energy to shame! I even get lower rates on car insurance here, much lower than living in Austin/Travis County; ) read more

This apartment complex has so many issues. What happened today was the worst a little baby duck was stuck in the pool. When I called the office to have someone help remove him, they informed me that they would not help with this situation and that the duck was fine and has been there for two days!! They didn't even offer to call animal control, I had to personally get the baby duck from the pool.( which was not easy) their total disregard for this animals life is disgraceful. I feel that they are NOT animal friendly. So my suggestion to anyone who loves animals would be to find a different place to live. ( I also suggested to the office to put a mesh screen around the fencing of both pools to prevent this from happening again) read more

Well, when I moved in the place was reasonable. However, in my time here I've gradually learned the dark truth that you learn about all apartment complexes really. They don't regulate parking, and it's gone from being able to park with ease to being lucky to find a spot near your unit after 9:00 PM. They allow people who smoke to smoke right outside their apartments (which is right outside your apartment), blowing the smoke into your windows practically. So you have to use your AC throughout the summer unless you're a cigarette smoker, in which case you'll love it here because these people are fucking gross too. The gym is okay, but it always smells terrible inside, and the AC is rarely working correctly, in addition to the two flat-screen TV's that are fixed behind glass that only play the same channel of home decorating and house flipping daytime swill, with the volume HIGH; I don't think the people who run the place exercise or something, to leave that type of channel on.. The pool is an okay size, but always filthy. Worse though than that, it attracts party groups, and they party after hours, breaking the rules, so you'll have to call the cops once in a while if you like sleeping without dumb noise and stupid laughter throughout the night. The Counter tops are spray coated with this stuff that will be sticky for the first five months, then peel and flake off the rest of the time you're here, and its the same coating on all the counters in the apartment, bathroom included. The showers are terrible. The nozzle is very low, you have to bend quite far down to get your head under it if you're over 5'5," and its a kit shower, with one of those plastic tubs so enjoy that. The closets are big. So that's nice, especially when you need a place to cry without people seeing you because you're so unhappy with where you live. Maintenance is solid. They fix things quick and are real polite, it's the presumably educated people running things here that are the problem. I have found dead cockroaches from time to time, but never living ones, they're likely in the walls.. I keep things very clean so it's hard for bug problems to arise, I imagine that's not the case with many of the people I see living around here though, so be warned. read more
