Ilias won't return my calls, and I just got off the phone with Rod who tells me that I should have done my homework before purchasing the home. I've had my application "in processing" for 6+ Months only to find out from a city arborist regarding a tree removal request that my home is not zoned to increase # of units. For the last 6 months they lied to me saying that everything was going well, and that I'm almost to the finish line, then asked for another $1,000 last week for another level of necessary processing with the city. Now they are saying that they told my contractor that it wouldn't pass zoning reform, but were told to submit it anyways, which I believe is a false statement since they have been telling me everything is okay for the past half year, and a terrible business practice by Construction Concepts to accept my money for this project. At this time I haven't received any documentation to back up that claim. I asked that they remedy the situation with a full refund, after which I was put on hold for 15 minutes and then transferred to an extension voicemail and hung up on. Now they won't return my calls or emails.

He took time to care about cost and staying in budget. His wife is his best secret. She is the one who found me the best deals and she has impeccable taste. I LOVE my house. It is unique and eclectic. He did question me on some of my choices because they were out of the norm but he did what I asked and in the end understood my madness. My house is different. It has a style of its own. He understood what I wanted and rather than fight me, he found a way for it to work.

During quoting he…read moreemphasized that he would make sure the work was done with quality and would come back as he needed if I was unhappy with something. This promise was not kept. For context we started a job worth about $4000 back in Feb 2024 -- replacement toilets, installing vent hood, fixing a portion of drywall and paint in 3 spots in the ceiling, and changing window balances. It is now a year and half later and I am dissatisfied with everything but the vent hood and it has been so difficult to get Mike to come back and fix things. Toilet replacement - toilet was leaking from the flange somewhere still after the replacement, he would not come back to fix after I asked him 3 times about this issue Paint - we had a portion of the ceiling painted after drywall repairs -- I had a can of paint in my garage from previous homeowner but wasn't sure if it would match. Mike went ahead and did the whole ceiling and it ended up not matching -- he still charged ME when doing the repainting, implying that I took responsibility. Lesson learned -- don't ever try to help a contractor. Overall just a really confusing experience, I should have followed my instincts and pestered about the expectations and cost but I thought we had some rapport for some reason. Changing window balances - This was the most egregious... we needed new window balances on 10 or so windows in my home per Mike's suggestion. I called him and texted him multiple times asking when he would come back to do this... it took him several months and he gave me excuses saying it was hard for him to get the parts, because he wanted to give me quality balances and not the cheap kind. When he came he didn't bring the balances, and he judged that my old balances were fine and they just needed adjusting. He actually left one window without a balance, and never got back to me about the new parts which I wanted left at my place because it was part of the original contract. Also after a few weeks the problem came back and the windows were tough to open again.

The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!

At 65 years old, this is only the second review of a business I've ever written but I feel like I…read morehave been so taken advantage of or mislead that I had to write. This is a pretty long review so if you'd prefer to skip the details, here's my review in summary...it's like the old joke about the guy that's offered a great deal on a used car and when he goes to pick it up there are no tires on the car. When he questions the seller, the seller responds "Oh, I didn't know you wanted tires too". I asked for an estimate on removing the poles left from my tearing out the drywall on a couple of walls in our very small 1970's ranch-style home. After a Zoom consultation with Jason, I believe, he sent me a written estimate which I accepted and paid a 25% deposit. I'm not sure of his name because I never heard from or saw him again. Two weeks before the project's scheduled date someone else from LBW's came out to look over the project and told me that there was no way they could do the project for that price and so if I wanted them to do the "drywall patch" afterwards it would be another $3800. $3800. This was more than 50% of the total project. I asked what that entails and he explains that it was just covering the 2 beams at the ceiling line with drywall putty. The way it was explained to me it seemed like a very insignificant thing as well as seeming to be way overpriced for the amount of work he described it would involve; so I said "Well geez then I'll just have to do that myself or something." This had been scheduled for weeks and now at the 9th hour they're wanting another $4000 from me when the whole project was only $6500 to start with! I got my written estimate out to show him and the way the estimate reads there were 3 categories...the first category described part of the project and the extended amount was $0. The second category described a bigger part of the project and the extended amount was $6500. The third referred to "tape and bed" and the extended amount was $0. The bottom line or total was therefore $6500 which I assumed included everything in the estimate. This was the first I'd heard of anything costing "extra". He didn't comment or say anything else and just made a note on his paper. After he left I really felt like I had been part of a "bait & switch" deal or something. The same person came out again several days before the project was to start and we went over the same details. I asked again about the drywall and he again explained it to me like it was just covering "the slit in the ceiling we have to make in order to raise the beam into place." Again he made it seem like almost an afterthought or that I would just have to throw a little drywall putty up there along a slit line just to cover the edge of the new beam. There was no warning or concern I didn't understand the extent of what we were discussing or anything. I asked it he would be there just to make sure and he said he would. And just like I initially thought the estimate included everything necessary to do the job I now also thought I knew what to expect at the completion of the project. The day of the job about 8 men showed up but he wasn't one of them. Like the estimator I never saw the second guy again either. Only 1 of the 8 men spoke even the slightest English and I mean the type of non-speaking English person that responds to you basically with just a blank stare when asked something. At 5pm they were finished and the pictures show how my house looked at completion (except it DOESN"T show how there were also about 10 bundles of electricity/outlets/switches left hanging from the ceiling and laying on the floor where my two dogs were discovering something new for potential chewing...SO I asked a nice neighbor and he came over and tacked them up into the ceiling for safety until I could get someone out to fix them. Of course I'm not prepared and now have to find someone to do all this work and in the meantime live only in our bedroom as the temperature in the house is the same as it is outside. In late June in Texas. Our house is very small. I had started trying to update our 50 year old house myself a couple of years ago to save money however my husband then got very very ill and after being hospitalized for weeks and going through several life-threatening surguries he returned to work only to be let go. So we are now completing the project I started two years ago simply because we cannot afford our house anymore and in order to sell it must have the ceiling fixed. My husband is 70 and is in poor health. $6500 is ALOT of money for us right now and now I guess we have to come up with a lot more. I just feel extremely let down and stupid. I wish someone had explained the project to me more clearly or had given me an estimate that included not leaving our entire ceiling open. I spoke to this guy on the phone about some small repairs on my house. Seemed like a good guy on…read morethe phone. We setup a day for him to come by and look at my house to give me a more accurate estimate. He asked me to text him and he would get back to me about the actual time to come by. I texted him my information and address immediately after with what we talked about and never heard back. I gave him the benefit of the doubt and texted him again a few weeks later just in case he was in the middle of something and forgot to respond. No answer. This is terrible customer service. I would give half a star if I could.
