Limbird Real Estate Group - Nick and Tara Limbird

Kristi Huff Bull was the best realtor we've ever had! When we first met with her, she listened to…read morewhat we wanted and needed in our new home. Then she walked us through the process and all our options ensuring we felt comfortable. When we found homes we liked, she immediately booked us showings that fit our schedule. She never missed a beat! Before my wife and I started the process, we were anxious about the process and timing of selling our home first and then buying. Kristi made it practically stress-free. She helped us get our home ready to sell in a matter of days. Then the amazing photographer at Limbird captured our home perfectly. The pictures reminded us of when we first fell in love with our home, so we knew it'd have a similar effect on buyers. Sure enough, it did! The Limbird group really knows how to do it. At the time it was a sellers market, so instead of hosting several walk-throughs and open houses, which would bring in offers one by one, they put it on the market on a Wednesday to get enough attention from buyers, held an open house on a Sunday, gathered in several different offers all at once, and our house was under contract in less than 24 hours after the open house at a selling price $8,000 over our asking price! That's both efficiency and peace of mind. If you're like me, you want a selling and buying a home to yield a lot of equity with little stress. We got just that with Limbird. We shopped around for a lender, insurance, and title companies, and sure enough, after doing 4 days of research, the ones Limbird recommended to us were the best ones. We saved a ton of money! After getting under contract with our home and new home, the Limbird team (especially Kristi) kept in daily communication with us and stayed on top of everything to make the process incredibly smooth. They also worked with our ideal schedule of 5 weeks. They were able to sell our house and help us buy our dream home in less than 5 weeks! There's a reason Limbird is rated #1, so if you're looking to sell, buy or both, go with Limbird and ask for Kristi.

She began working with us to find the best fit for our family, including 3 dogs. She worked longer and harder than I expected, calling different property owners and managers to negotiate for our needs. When we went through all of the places she found and the suggestions we found online, Sheri even suggested apartment complexes that she had personal experience with until we found a place. Having learned best practices of corporations, Sheri exemplified the best, going above and beyond to assist meeting our needs.

My experience with Jennifer Shapley as a property manager was extremely disappointing and…read morefrustrating. As a tenant, I felt financially trapped and taken advantage of rather than treated fairly and professionally. Communication was terrible. Phone calls were not returned, and important issues were handled through short texts or emails with very little effort to actually discuss or resolve our concerns. When dealing with significant amounts of money and contractual obligations, I expected much better communication and professionalism. I also felt we were overcharged for the services and circumstances involved. Rather than working with us toward a reasonable solution, the situation left us feeling like we were being held hostage financially, with little concern for what was fair or for the people involved. Property management should be about taking care of the property while also treating tenants with professionalism, respect, and fairness. Unfortunately, that was not our experience. Based on what we went through, I would not recommend Jennifer Shapley as a property manager.

Leaving the same review I did on Google:…read more Would give 0 stars if possible. First let's talk about the move in. They told us from day 1 that a window was busted in the back room, and it would take just a bit because they had to special order the glass. No problem, we had to move in, so we were prepared for that. The day before we were supposed to move in, we received a text message around 6 PM informing us that everything won't be completed until End of Day on our agreed upon move in date. This was already after the move in date had been pushed back almost a whole week. Naturally, this was very frustrating as I had already called out from work to make sure we could have the whole day to move in. Fast forward to the next day, and there is still so much that isn't completed. The fridge was a mess, nothing had been wiped down, and they didn't bother cleaning out the bathtub that had some sort of mold growing in the corner. This was on a Friday, and without pushback from my roommate and I, they weren't going to send anyone to clean it until the following Monday. Once the move-in fiasco was finally taken care of, we still had the window that needed fixed. They finally came in to fix it a month later, and guess what? The window was either ordered wrong or delivered wrong, and the people they hired to replace it had to board the hole back up for another few weeks while we waited on the correct window. When they finally returned with the correct window, they installed it but did nothing else with the blinds, window screen, or broken glass that was still outside under the window. The next summer, less than a year of being there, we received an electric Bill over $300. We placed a work order for the unit, and they said nothing was wrong with it. We would just have to pay the bill and move on, because "it was still working." Because of this, I did not place a work order the following summer when the same issue occurred. And that brings us to this summer. The entire month of July and August, our apartment was reaching 80 degrees, and our most recent electric Bill just came out to !!!!$400!!!!! For a 1000 sqft apartment. We placed multiple work orders to have this fixed, and requested a new unit because this one has clearly reached the end of its life. I personally spoke with the tech that worked on it, and they said the Unit is running but it is not efficient or effective at cooling down the property. When I Spoke with metro about this, they said "the unit is running, so there is nothing we can do about your bill." FANTASTIC RIGHT??? Their 'solution' was to provide us with a standing unit. In case it's been a lot to follow, their solution to cool our apartment and lower our electricity bill was to run more electricity. Smart right? On top of that, there are only 2 windows in the apartment that we could use this Unit on, one in the kitchen, and one in one of the bedrooms. We opted for the bedroom. This did cool down the 1 room, but increased out bill by over $30!!! So we now have an electricity bill over $400 and an apartment that gets to over 80 degrees. On top of everything else, make sure you pay attention to RentCheck for inspections! They told us it would be quarterly. That held true at first, then it would go to yearly. Then every 6 months. Then a random one in there. Then another 6 months. No consistency on any of it! And their only communication was an email, after all essential communication with Metro was done through text. Failing to complete these inspections was a $75 fee they would tack on to rent. OH AND RENT: they have 0 free options. The cheapest is still a $2.49 transaction fee, and that's after you give them all of your banking information. In conclusion, Metro SUCKS. If you can find somewhere else, I strongly recommend it.
