Cunningham Real Estate Group at RE/MAX Advantage is the REAL DEAL! I worked with Kyle and Shawn Cunningham to purchase a home that was under construction while I was on the other side of the country. There were no hiccups or communication breakdowns. They are extremely professional, knowledgeable and responsive. The buying process was as seamless as if I were in the same city. Since the buying process went so smoothly I recently selected them to sell that home. As expected, they provided a wonderfully streamlined, professional service making the sale painless. I had an offer on my home in the first week of it being advertised. That first offer concluded in a sale. I was blown away by the quality of their marketing and advertising techniques. Two different high-quality walk thru videos on YouTube complete with drone footage of the home and outdoor community amenities, the professional print and online marketing, etc, etc. Kudos to the very friendly, extremely well trained professionals on the Cunningham staff who also go above and beyond. It's such a pleasure to work with good people. And during in-person meetings they adhered to local and state Covid directives. What a pleasant surprise to have received a set of cloth masks in the mail during the early stages of the pandemic! Always accessible by email, phone, text, and personal meetings over lunch, you'll be extremely pleased with their 5-star service and very happy you selected Kyle and Shawn Cunningham as your real estate professionals. read more

Property management is a thankless job. I have realized that do it well requires intelligence, responsiveness, a meticulous nature and a lot of patience. I have lived in a Cunningham Group managed rental home for over a year. This being my first experience living in an HOA community and in a rental I approached my relationship with the property management team hoping for the best but expecting the worst. To my great delight the team I work with, Angie and Rene in the office, and Edmund in the field, have exceeded my expectations at every turn. When I email I receive a reply the same day. When I have a repair problem, management checks in with me almost every day until they confirm the issue has been resolved. Recently our hot water heater broke on a Sunday. We left a message on the after hours phone and got a call back within 5 minutes. Our only negative experience was when we first moved in and parked one of ours cars on the street, not knowing that was apparently an egregious HOA violation, and Security communicated that by placing a sticker on the window threatening to tow the car away which could not be removed without purchasing a solvent. There is still glue residue on the car window. Not cool. The bottom line though is that to me It is obvious that this is a Company that actually cares about what it does and strives for excellence. read more

Need to post an updated review of still how horrible this property management is as i am STILL battling our move out security deposit issue...not once ever in our 3 years of renting with them have they ever sided with us or simply stated "you're right, we will handle it or we will correct it" They MUST have the last say or argument in...it can be NO OTHER way. To me, this is not how to run a business. If you are in no ways of helping them get a house sold or helping their business make money, they do not give a damn about you. Never rent from this property management. Stay away. read more

I've been renting my house with the Cunningham Group for about a year and a half now. Beautiful place, convenient and the value can not be beat. But like most homes normal repairs and occurrences happen that need to be taken care of. As well as HOA matters and such. No matter what the case is, large or small, this amazing team has always been there to assist and resolve all issues promptly and with the utmost professionalism. But what we really appreciate is that we always felt at ease or knew that the team was on top of the situation. So I just wanted to point out and thank Debra, Katherine, Kaylee and last but not least Rene for the great work! I 100% recommend Cunningham Group for your home finding needs! read more

Working with the group for quite some time now, and always has been excellent service. This is not an easy job, so seeing so many good reviews is good to see. Good communicaiton, and service to me as a landlord. Thanks again everyone. read more

I would absolutely NOT recommend this real estate group when it comes to renting a home. There is no honesty within this company. Upon move out I was charged for a paint job that should've been done prior to my moving in, I was recharged for shampooing of the carpet due to not using a recommended, not required shampoo company, and was also charged a cleaning fee for not having the home professionally cleaned. The house was very clean when I moved out. I would recommend being very picky and take a picture or every corner of your home including walls, flooring, blinds, I mean anything you can think of with this group. They will find something to charge you for in the end. I would've been better off packing my things and leaving without three days of slavery to clean that place. I would be surprised if they used the money that was deducted from my deposit to do any of the things she states had to be done because they were not done for me prior to my move in! Never again. Awful and disappointing experience for a group that never received one late payment. read more

Kyle bought a single family for me in 2012, managed it for 5 years with no issue, and helped me sold in Dec 2017. He is very knowledgeable, efficient, smart and very considerate of client interest. I will use this team for all of my real estate transactions! read more

He was amazing, very patient (since I was very selective of my house choice) He was always available at a moments notice to show me homes, he would make suggestions of other properties I might be interested in. I couldn't have asked for a better realtor. He was there from beginning to end! I cant thank him enough for the perfect home he found for me. I would recommend The Cunningham Group to everyone. read more

My wife and I recently used Kyle Cunningham's real-estate expertise to sell our Las Vegas home, and we could not be any happier. It all started when my wife and I first made the decision to sell our house. The process seemed daunting, and we knew that we needed an experienced real-estate agent. We started our realtor-quest by reaching out to friends and asking for realtor referrals. We quickly received many referrals. I began interviewing each realtor one by one and I noticed a common trend: Most realtors did not have much or any experience at all. Although these referrals came from close friends, I could not move forward with any of them. It wasn't until my wife and I were driving around when we heard Kyle's ad on the radio. We thought to ourselves, "If he has a radio ad, he must be an experienced realtor." We jotted down the number and gave him a call. Like other agents, I interviewed Kyle and asked many questions. I quickly became impressed with his extensive real-estate knowledge and knew that I finally found a realtor that I could trust. When it came time to list my house, Kyle showed up with videographers, photographers, and presented my house intuitively to the Las Vegas market. As expected, we got multiple offers on the first day. Within days we were in escrow and sold our house shortly thereafter. This was my first time selling a house, and I glad that we went with Kyle Cunningham. If you are like me and need a realtor who can sell your house fast call Kyle. You will not be disappointed. read more

I've been working with Kyle for the past several years and went through the full process of multiple properties, from purchasing, renting, managing, to selling. I only have the best of the best things to say about Kyle!!! He has the amazing efficiency, response, professionalism that helped me take care of everything super well. I wasn't a believer of remote rental properties because of all the hassles, but I bought those Las Vegas properties mainly because of Kyle and I am glad I did. It all started with a strong recommendation from a long term good friend, my friend had bought dozens of rental properties all through Kyle and managed by Kyle and she is extremely happy. Kyle made those stressful transactions so easy for me, he is very thorough, considerate, and fair. He always thinks for the best of my interest, and provides his expert's advice but never pushed. What impressed me the most is that Kyle is always on top of everything, he always responded extremely fast, whether on text, email, or phone, as if I were his only client, while I know he has many many clients, as I personally know several of them who all have dozens of properties each under Kyle. Kyle also has a large team supporting in all aspects, all his staff I interacted with is super sweet and helpful. Even with that, I can still always reach Kyle directly and get his response usually within minutes. I don't know how he does it! I also love the tools they provide that made everything a lot easier for me. I can sign docs within a minute on my cell phone no matter where I am. Their management portal is very easy to use and keeps track of all items. They are very professional and techie with formal process and documentation. After working with Kyle for so long on all kinds of different issues, the most important thing about Kyle is trust, I can fully trust him on handling my properties, I know he is there for me, taking care of everything for me, and watching out for me, he always does a superb job every time! He is not the cheapest in town, but the quality of service he provides is worth every penny of it. Because of him, I can sleep well every night without worrying about anything regarding those properties. I would HIGHLY HIGHLY recommend Kyle for real estate in Las Vegas. He knows the area and the market inside out and is a very trustworthy agent to work with. read more

First of all, if there were 10 stars I would give them all 10. Yes, that's how awesome they are! From day one, Kyle was available any day and any time to answer all of my questions and concerns and always responded so quickly. It took a good 4 months to find my investment property (because I was so picky) and Kyle was never impatient as he showed me countless homes. I felt finding the best fit for me was just as important to him as it was for us. He even visited properties on his own and sent me videos since I live in another state. His comprehensive knowledge and great insight of the rental industry was also so helpful. And wow, Rene, in the office was so thorough and took the time to keep me updated and explained everything step by step along the way. I would highly recommend Kyle and his team and will 100% be working with them again in the future. read more

Shawn Cunningham first helped us find a Rental 2.5 years ago. We knew that that was not what a Real Estate Agent normally did, so we appreciated his kindness. We stayed in contact over the years and when it came time for us to look at buying a home we knew exactly who to call. Shawn helped us through the process with patience, honesty and thoroughness. The best part was that we were comfortable enough to tell him our picky detailed wishes and odd dislikes of a home or neighborhood. He answered all our questions along the way about the housing market, the paperwork, the process, the home warranty, etc. We found exactly what we wanted in the exact neighborhood we wanted with some extras we weren't expecting. He even was able to refer us everything from a pool guy to an inspector. And when it came to closing, not only was he there with us at the Title Company, but he also paid for a Locksmith when the Seller gave us trouble with the keys. Then to top it all off, he is hosting a Housewarming Party for us! Shawn is not just a great Real Estate Agent, he is a wonderful person and we are truly grateful to call him our friend. I hope you're lucky enough to have the privilege of working with him. read more

The Cunningham Group provided excellent service. Debra and Kyle always responded quickly to my calls and emails on issues or questions. While renting one of the properties they managed, we had several problems with the neighbors. Although they were never resolved and we ended up having to move, the Cunningham Group did what they could to make the situation better. After dealing with the our current property management company, we realized how personable and dependable these two truly were. read more

I rented a home from this company and was disappointed with them. 1. They tried to make me sign a 2 year lease when their advertisement stated 1 year lease. 2. My move in was delayed because they were disorganized and not properly prepared for me. 3. Excessive amount held from my security deposit for damages that I proved were present before I moved in. I followed their protocol for fighting these charges and still don't have a response from them even though I have been moved out for greater than 4 months. I highly recommend avoiding this company if possible. You have many options in rental properties for the Las Vegas area. read more

I have worked with the Cunningham Group for two years. They are top notch. From the buying experience to the property management, every aspect of their service has been outstanding. Met with Kyle Cunningham for the first time yesterday. He was on time (I was late), welcoming, well prepared and ready to answer all of my questions without exception. I highly recommend him and have no problem giving this guy 5 stars. He is as good as it gets. read more

I used Kyle Cunningham to purchase my home. I gave him a list of what I wanted and an area. We looked at a few houses on the first day and agreed to meet up a few days later to look at more. On the second meeting he had the perfect house for me, a little out of the area but I almost couldn't have designed what I wanted better. He listened to my wants and needs the first visit and wasted no time in applying them for the second. We made the offer and I've been living here for almost a year. Very happy and satisfied with my purchase. I have been a loan officer for almost 18 years. I've worked with many Realtors over the years and can't recommend him highly enough. Very professional, fluid easy closing, interesting and fun to work with. I will continue to use the Cunningham group for all my personal transactions. read more

My experience with the Cunningham Group has been great. I lived in the rental home for almost two years and would have stayed as long as I could. Unfortunately unexpected circumstances prompted me to move. I have had several communications with Debra. She is a great business person. She's understanding, professional and respectful. She always responded to my calls and emails promptly. When I provided negative feedback about a cleaning service that they recommended I use, Debra appreciated my comments and didn't get defensive. I expected her to take the side of the cleaning company and she did not. That's good customer service! Teddy is a great maintenance man too! Friendly and dependable. If there were any other properties that the Cunningham Group managed and that fit my needs, I would have Definitely stayed with them. They have made a lasting impression with regard to property management companies. Best Wishes. read more

Cunningham Group has been managing our properties for 5 years and things can't go any smoother. Everything is taken care of quickly and professionally. They are communicative when needed, always responding promptly by phone or email. Our properties were rented quickly and they stayed in touch during the process. We were originally out of state owners & it put our mind at ease knowing that our properties were taken care of by people who are honest and know what they are doing. We now live in the Las Vegas area & continue to have them manage our properties because they provide great service and assistance. read more

Completely unprofessional , unreachable , unreliable and too self important to care about a clients needs . Stay away from these guys . You have been warned. read more

Absolutely awful. Rates for management are unreasonable for what they do which is collect rent and pay the owner late. They will also handle repairs but do so through their own means and not with any warranty company, even if you have one. The rents take DAYS to process so the owner is not paid in a timely manner or by the contracted date. If you dare to point this out you get rude emails in return where the bank is blamed and you are told that they can terminate your contract at any time. The owner is unreasonable and full of himself. And never ask for real estate advice. They are only interested in their best interest and not the owner or the tenant. Not a good business. Not good customer service in any form. read more

Shawn and Angie are the best! They helped with selling my home and also purchasing a new home and they made what was a very stressful process as easy as it could be. From a renters view point , we have had excellent service from Kyle Cunningham. We had rented a property for 2 yrs ( 2 leases) from his management group and were very pleased with his attentiveness and professionalism. Unfortunately , we moved out of state for our business, but , if we were ever to return to NV , The Cunningham group would be the first call. One additional comment though, the lady who is at the front desk at the office on St. Rose, needs to be a little more "people friendly" and be a little more grateful she has a job! read more

We moved here from out of town so we needed a house rental and after looking at a few prospective homes of a similar style and monthly rent, we decided to go with one of Cunningham Group's properties. It turned out to be the right decision. Any issues we had (very few) were swiftly addressed, Their communication is excellent and their maintenance person is friendly and great at his job. We mostly dealt with Angie Lauters and she made the whole process- from moving in to moving out very simple. If you are looking for a property management company, look no further! Cunningham Real Estate group is the best choice in Nevada. Specifically, I needed a professional property management company due to moving out of state. Debra Fitzgerald went over and beyond to ensure I had a superlative experience. Debra Fitzgerald's optimal customer service exuded from her voice from the moment I was just a prospective client throughout my one-year tenure with Cunningham Real Estate Group. Debra's professionalism and genuine care for her client's experience is unparalleled. As one can imagine, there are many trepidations and horror stories in regards to renting out a home. For example, many fear impudent or problematic tenants that may destroy one's property or do not pay rent on time. However, Debra ensured that I had a tenant that was well qualified to rent my house. Secondly, a tenant that paid rent on time. Finally, a tenant that kept my house in pristine condition once I decided to place my house on the market. In fact, Debra also builds solid relationships with tenants to ensure they value the homeowner's home. All in all, Debra Fitzgerald and Cunningham Real Estate Group have been God sent! Thank you so much for your professionalism and customer care!! --Constance read more

I gotta say this was truly the most disappointing experience I've had with a property management company. There are a lot of things you must do to be a tenants, if anything breaks you must pay $65 to have if fixed, found this odd for rental. The garage door was a documented issue since day 1, various people came out to have it fixed and repaired, in 2 years of RENTING there where 8 visits. Upon moving out you must use there carpet service AND house cleaners, this cost $500 total. In a 2 year time I literally lived in the house a total of 8 months if was not used or abused at all....moved out got less then a $300 refund check that should have been over 2K. $1400 to repaint the walls, bottom line was the owner wanted to sell the house and I ended up paying for the grant remodel before if was placed on the market. This company is poor, Un trust worthy and I've already filed legal action with my company attorney. I kept pictures and receipts for the property and I know it was left in great shape for a rental...not my problem they want to sell it. Do NOT rent or use this company for any real estate.....fair warning, they will not give 2 s--ts about you! read more

We have had an exceptionally poor experience with this management company. There were many issues with the property from the start that should have been resolved prior to a tenant moving in. We were treated like it was our fault that things that should be working properly would constantly be breaking down and causing issues. The expense to continually repair these issues are places on the tenant. Debra is always much nicer to deal with and tries her best to help the tenant and provide good customer service. Kyle is extremely unprofessional and rude and does the least he can to help the tenant. read more

I worked with Shawn and his brother, Kyle, for five years. Kyle handled the rental property issues, and Shawn handled the sale of the property. I have zero complaints with their knowledge, professionalism, efficiency. They've assembled a good support staff to handle any major issues that arose with the rental property. The issues were solved quickly and I was always told when repairs were made that affected the monthly rental amount. when the house was ready to sell, they were able to quickly move the house from listing to contract to closure. I would definitely recommend them both. read more

My husband and I recently purchased our first home together and we could not have asked for a better realtor or experience than we got from Kyle Cunningham. We had some very specific criteria that we knew would be tough to get in our price range but with a little patience and luck, we were able to find a better house than we expected to get for less than we planned to pay. Each home we visited, Kyle (and Shawn for a few houses) pointed out the positives and the negatives each time. There were a few older homes we visited and as we looked at the homes, we discussed any upgrades or repairs (carpet, countertops, roof and the like) that might be necessary before move in or might be on the radar in the near future if we purchased the home. That helped me make better estimates of the true cost of the home. When we put in the offer on the home we purchased, Kyle made sure we had the relevant comps so we could make a reasonable offer and he negotiated a really great deal for us. He made sure we knew exactly what was going on in every step of the process and made us feel like our purchase was his number one priority. We couldn't have asked for a better realtor! read more
