I wish I had dealt with another business. The service and customer communication were terrible. Cunningham-Re-Max informed me that when i arrived to pick up the keys, staff would go over how to set up the pool/cable etc. when i got to the office, the receptionist handed the keys to me and stated there was no one else in the office and she could not help me. I asked her to have Ariel, my contact and assistant leasing manager, call me. Instead, she emailed me and told me to Google the pool controller guide. I ended up contacting the owner, who resolved everything (they did not provide/give a location of the garage door opener, which the owner took care of). They refuse to call any tenants back. They only email you and direct you to online portals. After moving out, they deducted a cleaning fee and landscape fee from our security, even though we cleaned both thoroughly. I emailed them to ask why, and it took an additional email and 1 week to get an incomplete response. I followed up questioning why the cleaning fee for the interior. I never received a response. I am incredibly disappointed with the service they provided. read more

Avoid at All Costs - Unethical and Unprofessional Management Leasing through the Cunningham Group / RE/MAX Advantage was one of the worst rental experiences I've ever had. Ariel, Michelle, and the woman at the front desk were consistently unprofessional, unresponsive, and difficult to deal with. When we moved out, $400 was taken from our security deposit for an HOA issue we were never notified about -- no warning, no opportunity to resolve it ourselves. The money was simply deducted without our consent. This kind of behavior feels both unethical and potentially illegal. When we reached out for clarification, we were met with complete disregard. Do not use the Cunningham group - run as fast as possible in the direction of another property management company. They do not take accountability for their work or services and when they do make a mistake - they do nothing to try and solve for it. They manage our property - made several mistakes over years around paying the monthly HOA payments - pushed (without telling us) all of the late payments fines to us even though they always had the money available to pay it on time. They got so behind on the payments, it resulted in a lien against a fully paid home - and their answer is simply to say - they are not responsible even though paying the monthly HOA is clearly documented in their scope. Honesty matters and the group indicated that Shawn said to take no responsibility in the matter. Please save yourself from pain - use someone else, it's just shameful. read more

What a joke of a property management group. I don't understand how they can call themselves professionals. You call, leave a voicemail and they never get back to you. Email them, no response. We were without air-conditioning in the middle of the summer for 7 days that's how long it took for them to find the lowest bidder to replace the blower motor. Recently the water heater leaked into our bedroom. Did they send out some to inspect the water damage? No. They just replaced the water heater. I wouldn't highly recommend if you're looking for a property management company to look elsewhere. As others have said, I also booked a rental 7 months before our family event (traveling with children). Placed a 50% deposit, signed all agreements, and received an email saying everything was approved and booked. Then after several months, received an email saying that my rental was cancelled and said that I cancelled it. When i called no one picked up and instead sent an email saying how they apologize for the cancellation. As others have stated, no one offered to assist with a rebooking or anything, you're on your own. Do not use this company unless you want to experience a tremendous amount of hassle and reshuffling after precious months are wasted thinking that you're all set. read more

Rented home for over 2 years on autopay. Gave them several months notice that I would be moving out at end of lease since I bought a home. They charged rent on my autopay after I moved out. They acknowledged the error but took almost a month to pay it back. They also held my entire deposit, charging for a toilet leak and dryer issues that were fine when I moved out but were a problem I had them fix when I first moved in. Also charged for unnecessary painting, light bulbs and blinds that I replaced before moving out, trimming palm trees, etc. They never responded to my dispute. Extremely unprofessional. read more

I booked a rental 7 months before the event. Place 4k as a deposit. Got approved and booked. With 6 weeks before the event they email me saying its cancelled and said that I cancelled it. When i called them they apologized for saying i cancelled since it wasnt me at all and said they couldnt help me. They felt really bad though! That helps me refund 10 staff going to work at a huge convention! Reliability and customer service at its finest. On the back-end of my experience - I have to say this ended as well as it started. They did not deduct unreasonable items from the deposit, they were professional and courteous every step of the way. Sometimes I had to call back and see if a minor repair request went through, as will happen in a big house - but that was due to my ineptitude of realizing what person I should contact. Their repairs were still timely and well done! They use good people. I actually hired their pool service company at the new house I bought after being dissatisfied with the "inherited" pool service. Also, when an Amazon item I had ordered to the property was defective- the seller would only send a replacement to the old address. Michelle called me, picked up the package from the new renters, and coordinated to bring it to me at my new house! That is above-and-beyond service. Sometimes we only jump on this site to leave bad reviews, and it feels good to balance that with something nice to say about someone who deserves it. read more

Just when you thought renting was bad enough, you have a company come along using tactics that are reminiscent of the worst of the shifty housing bubble tactics. They had advertised a home at a price that seemed fair and accurate for the area. They then proceeded to state that due to the high interest, they were bumping the price. This, to get a bidding battle going on. This, after applications were submitted and fees paid. This might be a fairly common tactic, but...Is it legal? Yes. Is it moral? Arguable. Is it indicative of the shifty tactics of the bubble housing markets? Heck, yeah. I guess it is a good thing we found out how they work now, as opposed to finding out after the fact. And if they try and justify this by saying that everyone does it, well, that doesn't mean that it isn't subterfuge at work and duplicitous at its heart. read more

Rented a house from this company. The air condition didn't work, the downstairs toilet didn't work, we opened the fridge and a drawer literally fell off and the pool was dirty. They told us that a cleaning crew would be coming after the stay, but we decided to clean anyway. Sweeping, washing and folding all the towels, bringing all of the garbage into the bins in the garage and they still said that they thought we left it too dirty and we were the problem. We wanted to be nice about it because it was a cheap price but it seems like they try to squeeze extra fees out of you wherever they can. Wouldn't book again. read more

I have been renting a home through the Cunningham Group for over 2 years now, and they've been exceptionally helpful and quick to communicate back to me on any home repairs (both emergency and minor) and requests that I've made. I really like their web portal, as it's a good way to request repairs and follow up with them, but they are also available by phone if you need to get a hold of someone. Keep in mind, most property managers are busy enough with the daily work to get back to people immediately, so my understanding has always been that you do have to put in time yourself if you want to see something resolved. I've noticed over the years that Yelp reviewers like to complain about a company or business because the follow up is not immediate (maybe it takes 1-2 days) or the Yelp reviewer had to call back several times (oh, the horror). That is isn't a valid reason to complain and it certainly is not productive, because it takes good communication on both sides to get things done or resolve an issue. If I give bad feedback, it's going to be because of clearly poor service or products despite all attempts to prevent or avoid that outcome. Having to get in touch with someone several times is just a facet of life, especially in our technology-laden and fast-paced world. I'm really happy with the Cunningham Group, and if I decide to buy a home in the area in the near or distant future, I will definitely consider them first because they've been so easy to work with and so responsive to my requests and needs. Property management is a thankless job. I have realized that do it well requires intelligence, responsiveness, a meticulous nature and a lot of patience. I have lived in a Cunningham Group managed rental home for over a year. This being my first experience living in an HOA community and in a rental I approached my relationship with the property management team hoping for the best but expecting the worst. To my great delight the team I work with, Angie and Rene in the office, and Edmund in the field, have exceeded my expectations at every turn. When I email I receive a reply the same day. When I have a repair problem, management checks in with me almost every day until they confirm the issue has been resolved. Recently our hot water heater broke on a Sunday. We left a message on the after hours phone and got a call back within 5 minutes. Our only negative experience was when we first moved in and parked one of ours cars on the street, not knowing that was apparently an egregious HOA violation, and Security communicated that by placing a sticker on the window threatening to tow the car away which could not be removed without purchasing a solvent. There is still glue residue on the car window. Not cool. The bottom line though is that to me It is obvious that this is a Company that actually cares about what it does and strives for excellence. read more
