    Our project was for a 6,500 sqf. luxury home…read more The quality control monitoring was poor as exhibited by the excessive damage done by workmen to the woodwork, hardwood floors, thresholds and marble hearth, much of which could NOT be completely repaired or concealed and remains today. Estimates proved inaccurate. When asked to submit written purchase orders and change orders for approval the contractor failed to comply. No indoor/outdoor construction surveillance cameras were used to monitor the property for activity (or lack of) or for security purposes. No computerized cost tracking was available and no alternative manual tracking system was in place for producing construction budget updates. What would we have done differently apart from choosing a different builder? Had the construction loan officer handle all payments to the subcontractors and suppliers. Retained a specialized "construction" attorney to hold the deposit money, draft the project contract and to control the entire approval process for the construction loan draws. In our opinion, homeowners have a right to know where their money is at all times, what it was used for and how the builder's construction budget is holding up as their project progresses. If you don't get that information then what informs your upgrade decisions? The chances of getting reliable information on a regular basis from a loan officer and attorney should be better than if you go the route of putting all your eggs into any builder's basket. While general contractors do bear fiduciary responsibility to their customers it just isn't worth the headache and stress it causes. (This review represents our personal opinion and was based on an individual experience which may or may not reflect the quality of service provided to others. Users should always conduct their own research before hiring a contractor.)

    Liv Construction began work on Dec. 26, 2024 and finished 56 days later. I've waited to give a…read morereview to see how everything held up. It was a renovation of the kitchen, living area and bathroom, HVAC and On-demand Hot Water. Plus some outside work - pouring a concrete pad for gazebo and RV Port. While I personally like everyone that we worked with, we did have some problems during construction. Demolition workers almost removed the support beam to the house before my husband asked them to stop and check with contractor. Each time we brought a concern to the foreman, the answer was always the same, "What do you want me to do?" The answer was always the same, "I want you to fix it." This included: Kitchen cabinets that were installed 2 inches from the ceiling. Kitchen island was off center and was only fixed when my husband measured and showed them the discrepancy. The concrete pour for the gazebo was not framed correctly and needed a second pour of concrete. One corner is still not square. The joint between the pours is now cracking and the owner has stopped communicating. Concrete overflow was scattered in the far backyard and was never cleaned up. The gazebo walls were installed backwards. One door they installed has a huge gap and let in lots of cold winter air. They were unwilling to run an electric line to the kitchen island because they would have to drill into the concrete slab. No drop cloth was put down when they were drilling new holes in the ceiling for the HVAC vents. After about 10 months, the grout in the bathroom and kitchen was cracking. Glue from the tile dried on the outside of the tile and looked unsightly. The contractor gave us a one-year warranty, and some things were fixed, but they have stopped communicating.
