Just had an inspection done for my new home by Hans Cramer. I was VERY impressed by his thoroughness, his expertise, AND his report. He took his time, went through EVERYTHING and didn't mind at all the fact that I was tagging along during the inspection. I learned quite about about my soon-to-be-home, and in less than 48 hours (I actually think I got it Sunday night when the inspection went from Saturday 9 AM - 1:30 PM!) I had an electronic copy of the report, and the paper copy was in my hands a few days later. His report included what the problem was, what the ramifications of it were, and what to do to rectify the problem and what kind of contractor to get to do it. He explained what the "optional" tests were, and what they could show (water analysis and radon). Glad I got them, too. Was it low-cost? No, not really. But if I'd wanted the Walmart of the inspection world, I wouldn't have reached out to Cramer! His was the ONLY business on my realtor's list of suggestions who had a professionally done website, professionally maintained and updated FaceBook page, AND positive reviews on the web. Well... guess what. He deserves every positive review he gets; I've had bad home inspections in the past and I've had good ones - Hans is DEFINITELY one of the good ones. We recently hired Hans to do our home inspection. We are first time home buyers so it was such a relief to have Hans and Laura help us with the process. Before hiring Hans, I had made about 6 different phone calls to talk to people, and Laura spent about 45 minutes on the phone with me explaining all the steps and how it would work. When on site, we were so impressed with his attention to detail. Hans explained everything to us and answered any questions we had. He went above and beyond and even taught us how to use some of the things in the house. He spent about 20 minutes at the end teaching us how to use and care for our new wood stove, neither of us had used one before. We are purchasing a condo while living in another state. This required us to have an inspection done in our absence. Our son recommended Hans Cramer (Cramer Home Inspection Group who performed the inspection on the code he and his wife bought) for our condo inspection, and we were very impressed. He gave a very detailed report of the space, taking pains to clearly photograph and describe areas that might need work. We hired Cramer Home Inspection in the spring of 2011 to inspect a home we were purchasing in Central Vermont. At that time we were very pleased with the services provided. Hans seemed quite thorough and provided a binder with pictures (even some from up on our roof) and detailed information. As part of the home inspection he tested for radon and we were told the levels were fine. Fast forward 4 years and we're now trying to sell the home ourselves. Our buyers hired a home inspector and discovered incredibly high radon levels. I called Cramer Home Inspection and they conveniently cannot find any of the records and advised me levels might have changed (I've had a certified specialist re-test since then and confirm high levels and he advised me that while levels can and do change he thinks it unlikely they changed that much in this short of a time period). We are now having to spend $2,000 to install a radon mitigation system and our original buyers were spooked and rescinded their offer. While I still think Hans did an OK job on the home inspection I suspect the radon test was botched and we can say with certainty it didn't serve it's primary purpose of protecting our investment for future re-sale. Hans seems like a nice guy and I don't think he intentionally did anything wrong but at the end of the day I wish I'd hired someone else. read more
