Home Sweet Home Inspections

They came and inspected and there were many inaccuracies in the report. Some of the really big ones…read more- that were kind of surprising when we had the report reviewed by another agency was 1. the report noted there were foundation cracks, which was not the case. The entire outside of the home was lined with mortar that was done for aesthetic reasons. Over time the mortar had crack, but this is not the foundation, and there were no indications of foundation cracks. 2. The most surprising was where the report identified "gaps" in the brick mortar they said needed to be sealed - its a standard practice for brick layers to leave a gap for water drainage, which is why they are all around the house in the brickwork, but only at the bottom (e.g. weep holes) 3. Noted the two holes in the cellar room should be closed, but its a cool cellar ventilation design - the two holes are ventilation for air in the cold cellar during the summer and winter months - those are by architectural design. Even little things like there was no carbon monoxide detector - the fire alarm is a double alarm/monoxide detector and has a direct connection. Anyways, some of this is standard building practice and shocking the inspector didnt know what weep holes were, among other things. So overall not pleased with this work.

Keep away from this guy. He inspected the house that I bought in Oakville in 2007 and found it in…read morethe perfect condition with no problems at all. Within two years I discovered many surprises left from the previous owner. Four leaking cracks in the basement walls with signs of attempts to hide it. Finished walls and ceiling in cold room. When I removed it there were 4" size mushrooms on the structure. Ground level on two bricks above the foundation. As the result bricks were partially destroyed by moisture. Wood burning fireplace with insert without liner. This is prohibited to use by code. But it also was leaking CO2 to basement when we attempted to use it. Huge hole hidden under the hermetic in the shower wall which finally resulted in the insurance claim. Finally a family of mice living in the house which took a lot of time to get rid of. I choose this inspector for the nice pictures on his website and it cost me a lot of time and about $15000 in repairs.

James did a thorough pre-sale inspection of my home. He determined that there was a significant…read moreissue that had resulted from a large plumbing project that had recently been completed. He contacted the company himself to discuss his concerns. Left undiscovered there would have been an extremely costly issue to address within months. Such a relief that it was detected in time to have it resolved without thousands of dollars in damage! The rest of the inspection report was highly detailed and we will be using it as our guideline to have our home in the best shape possible for its upcoming sale. Thanks James!

James' genius made me the hero! My friends woke up to that nightmare that no first time homeowners…read morewant to experience: their very pricy remodelled house was showing water damage on the top level ceilings after just six months. (Barf!) They had a number of different roofing specialists come though to inspect the damage and they all quoted full roof replacement, which could be up to $40Gs! My friends hadn't had a home inspection done pre-sale because including any conditions on their bid may have given the house to the other bidder, so they took my advice to try that tactic after the fact. I'd known James casually and could tell from the way he discussed his work and did his own home construction that he's a super smart cookie who knows his business and is really passionate about it, always updating his knowledge and traveling great distances each day to do inspections. Reporting back to me later my friends seemed surprised at how thorough James' knowledge was and how prepared his toolkit: he took out his moisture meter and diagnosed the problem as originating from the flashing (where shingles join the siding), not the roof - a repair that would run closer to $10Gs to fix. Because he had no vested interest in up-selling the job, his inspection fee ended up paying for itself 160 times over. My friends were understandably delighted and soooooooo grateful for my recommendation. Yay me! (But really him.) James proved just as awesome as expected!
