So I called and turned her into the branch manager. She told me my account looked suspicious cause I had signed over 1 two party check and that I made her mad for going above her head on that matter. Our contact at the Bank of Dickson responded very quickly to our questions, gave us a fair appraisal, and expedited the whole process so we could still close in time. They allowed us to pick the most convenient location for the closing, the closer was very nice and organized and we were done very quickly. My husband and I are so glad that we decided to take our business to the Bank of Dickson rather than simply walk away from our new home. Now that we live in the country and need a new local bank for checking and savings, we plan to pay them another visit.

They…read moreuse a semi-retired appraiser who waited until 8 days before closing to return a much-lower appraisal. We already had 2 independent broker analyses in-hand listing the property at $70,000 more than what this bank's appraiser listed. The buyer should have had every recourse to contest and supply current comps, as the other appraisers used. Bank of Dickson's appraiser used 1-1.5 year old comps with acreage of up to 20 acres less than our property. A property cut out of the same original lot as ours sold 6 months ago for $7,500 per acre. However, their appraiser used less than $2,000 per acre for the appraisal. Rather than having this appraisal done upfront as we had requested and insisted on the importance of, the appraiser waited 3 weeks to return the value. We had already moved to another state and have another house under contract. With less than a week before scheduled closing (and the buyer is supposed to be out of his house next week as well), we are looking at an appraisal of $70K less than what 2 other certified appraisers provided as a broker analysis. (When we dealt with Wells Fargo mortgage, they used the broker analysis as proof to drop PMI.) If you want to be in our spot or the buyer's spot of not even having an opportunity to contest this jack-leg appraisal, use Bank of Dickson. However, if you want a competent, smooth closing process, find a more trustworthy institution.
