David J LeBeau Appraisal Service - David J LeBeau MFA

David J LeBeau Appraisal Service

PLEASE, under NO circumstances, hire David LeBeau as an appraiser. He came to our home…read moreill-equipped. He struggled to operate his camera and didn't have extra batteries. Then tried to charge us for the time it took to drive home to get fresh batteries. He was a VERY poor communicator. His first version of four appraisals, was riddled with errors, omissions and duplications. Never once, did he apologize or concede to his mistakes, or was he willing to meet to rectify them. He mandated being paid in full before releasing his report and when I asked "what if I am not satisfied with the result, and you have all my money?" his response was "You have no say in the matter. I guess I'll see you in court." Turns out this was prescient. I had to take him to court. I asked him for remuneration for my time, trying to make me whole after such a debacle and he said "that's not going to happen." When I called the American Society of Appraisers to lodge a complaint against him, they said he is no longer a member. Sometimes in life, you get screwed. Almost exactly one year later, David has 100% of my money and I have four versions of appraisals to remind me of a very painful mistake I hope nobody else makes.

When you call him on the telephone, he will not speak until he knows who you are. He must be afraid of all the people that are trying to get their money back. You have been warned. I want to do a tax grievance so I called them to have an appraisal done that I really can't afford and after talking with Mike we agreed I don't need to have one done. It's only going to be up to the local committee whether or not they agree but the one I already paid for when I bought my home less than a year ago is sufficient. But I love this guy! I got his information after talking with Terry Marks, a local Margaretville appraiser. Like most appraisers she gets her orders from the main office in Kingston. She too returned my call in hours. No question that if I end up needing a formal appraisal done I'm going with these folks.

We had 4 different brokers do CMA , spoke to an appraiser, and even zillow compare had our home at a 35k difference. When we brought all of this up they said it doesn't matter what a realtor says or zillow that doesn't determine price.... Well they are using the same MLS sold listings you are and they know the market that's how they make money. We have to pay for another appraisal now and we are just because we know they are wrong. No RE lawyer or Builder or Broker should ever use this company, and I truly hope my bank never does again.

I've been to several of George's auctions these past two years and have found some great deals…read more I've gotten a lovely couch at an extremely reasonable price, two collectible sewing machines, a few chairs and some wonderful framed prints. Many many years ago I bought an old porcelain table with matching chairs that I still have in use! The estate auctions have some interesting things in them; sometimes I go without any intention to buy. The atmosphere is casual, George is friendly, and you can even bring your own beverages/munchies although they do sell some great food there. My only complaint is the parking. Getting in and out of the place is a little crazy. Getting your stuff out the night of the auction is a little hairy and fast paced too; don't expect any help with heavy items - they're just there to collect your receipt and hand you your goods. Be prepared!

I have purchased many things from them for my home. I have also sold a few things through the auction house. I have found the customer service to be outstanding. George and Robin are lovely people who are friendly and welcoming to everyone who comes into their auction house. Their staff is totally professional. The only people who deserve any criticism are those who purchase items there and leave what they have purchased in the auction all for weeks on end cluttering up the place. I whole heartedly recommend the George Cole auction house. It deserves a ten star rating. If you go there for auction night, you will find it fun and entertaining. It's a great Saturday night out for everyone. Franceska
