Total nightmare - avoid at all costs…read more Purchased a home from these guys and has been nothing but a complete disaster. Had to gut renovate the entire home which was supposed to be new construction. Heating system failed, no insulation, garbage behind the walls to name a few of the many problems. Lior Raviv is a rip off artist and deserves to be in jail. His slimy friends "Joe the contrator" and Mica are criminals too. Don't make the same mistake I did. Their hilariously fake 5 star reviews on Yelp are a joke too.

For starters - they threw a two year contract on me and my roommates the day of signing with no warning.. we were desperate at that point so we took it. Over the term of the lease they were pretty much non existent.. rarely would repair anything (or even respond). Communication was horrible once we were locked in. To sweeten the deal, they ended up selling our building / lease / whatever to a totally different company without ever informing us. We didn't learn this until it was time to move out after telling them we wouldn't be renewing the lease. In comes new management, Oxford Property Group / Asaf Dror (the lawyer?).. The Oxford rep, Bar, is contacting us to show the unit to potential new tenants.. no big deal, we're leaving right? Wrong. It's time to get our $6200 deposit back. So we're reaching out to Ivan & AnnMarie to confirm. She confirms the amount, but says the new management will be repaying. Ok... here we go. So we begin reaching out to Bar, who connects us with Savi, Asaf's assistant. Still not sure what Asaf's role is, being a lawyer, however.. they want to take $650 from our deposit. For what? Per the walkthrough, Bar inspected and told us that all of the wear and tear was expected (scratches and scuffs on walls, small holes from nails, the usual..). After all, we'd been there for two years. No major damage. We don't agree with $650.. they have to renew before renting anyway, right? But we say hey, take $200 just for good business.. although we'd shouldn't owe anything. Asaf and Savi let us know that they expected the unit to be "ready to move in". We told them that this was a discussion that should have been had with previous management, because we were never informed of any changes whatsoever. After requesting an itemized receipt (at least), they mentioned that the $650 was only a fraction of what was paid to the contractor.. and that they would let us pay half ($375).. but not the $200 we offered, although we shouldn't have to pay anything. We told them that by law they have to repaint before bringing in a new tenant, and that we should not have to pay for anything that they were already required to do. Asaf became upset and said that either we pay $650 or "we have to proceed however we have to proceed". So now we're here, 28 days later.. having to figure out how to avoid being bullied and taken advantage of, instead of the issue being resolved amicably. All Ivan has had to say is "Please take me off of this email. I longer handle this building." And AnnMarie has gone silent. Needless to say everyone involved in this situation is foul. Both management companies, the random lawyer, etc. It makes no sense. Though it's only $650 - it's the principle of how this was handled, and how they think they can just do whatever they want with people's money. I've reached out to the Office of The Attorney General.. but really don't have time / experience for small claims court. So we may end up folding.. but will make sure we at least tell our story so that others avoid doing any business with them if possible. Do yourself a favor a stay away from them all.

Then I found Sandra at Exit Realty ! She's very professional and thorough. She made me feel very comfortable and assured me that she would do her best to find a renter. A week after initially meeting Sandra we found a renter for my unit. Sandra is always available to answer my questions, she works around my crazy schedule, and she's so pleasant to be around. I give four stars because the office space doesn't allow for too much privacy if meeting with the real estate agent. Gets kind of awkward when people are walking around when you're trying to discuss personal living/financial situations
