    1 star. This was one of the worst rental experiences my family has had…read more The main problem with FirstKey Homes was not just that things broke. The real problem was the combination of broken home systems, very slow repair response, and charges that felt unfair and excessive. The water heater failed during December, in cold weather, and my family had to live without proper hot water for about a month. We bought electric kettles to heat water for bathing and sometimes had to go to hotels or the gym just to shower. That should never happen in a professionally managed rental. The sink drain pipe then broke, and instead of getting repaired promptly, that situation dragged on for around three months. Water spread onto the kitchen floor while multiple repair teams came to inspect the problem and left without fixing it. To make matters worse, parts of the area were opened up during inspection and not properly restored right away. The problem ended up being handled by me and a family member rather than by the company that was supposed to maintain the home. The refrigerator and kitchen hood also had problems. In one case, two technicians showed up for the same repair request at the same time, and I was later charged in connection with that visit. That was deeply frustrating. There was also rotted damage around the frame/door area that allowed rainwater to come into the house. That repair still took around two weeks. The garbage disposal issue was one of the clearest examples of why this experience felt so unfair. The disposal was old and no longer working. After a delay, a technician came out, and then FirstKey Homes tried to rely on photos of ordinary food residue from that day to blame me and charge me $150. From my perspective, that was not a credible explanation for why an outdated disposal unit had failed. What I experienced with FirstKey Homes was a repeated pattern of delay, inconvenience, weak communication, and billing practices that seemed to favor the company at the tenant's expense. It created constant stress and made it difficult to trust that maintenance issues would be handled fairly. I would not recommend FirstKey Homes to anyone looking for a reliable rental experience.

They'll use air fresheners to cover the smell of mold/urine in the carpet area. They don't give a damn about service requests, even emergency ones. You'll be charged crazy fees for things they don't even complete, it's honestly the worst place I've ever rented from.

They recommended an inspector who we used based on their referral. The inspector indicated in their report that everything in the house was working properly. Well - it turns out $20K later this is not the case. My agent did the final walkthrough and did not notice that all the cabinets were dinged, dented and damaged. Both our water heaters, 1 AC unit had to be replaced due to a faulty inspection report. We had to have 10K bees removed and the roof repaired. We spent the last 4 hours of our move calling 15 different bee removal services and have spent the first week in our home with a constant stream of workers to fix all the major deficiencies. This was all avoidable and should have been caught by our agent and our inspector (that was referred to us by our agent). Buying a home is stressful enough - this has been absolute hell. Please note we used Stull Inspections - watch out for them. They will tell you everything is fine, collect their fee and then just tell you everyone is trying to scam you when you confront them on deficiencies. Water heaters are dangerous and can explode - this is a safety issue not to be taken lightly and both Kink and Stull have not taken our family's safety seriously. On a positive note Holly did help mediate some repairs with our seller who was as nice a human being as I have ever met. He helped us and his generosity was an absolute gift. The worst part is he indicated we could have worked all this out before closing had the inspector and Kink team pushed to make sure we were not going to be surprised. We were definitely had some surprises - $20K of them! Recommendation: Stay away form both Stull and Kink - if you have nothing wrong with your house you might be ok, but if you do have something wrong - they won't catch it.

It's more than…read moreembarrassing that it is almost a year and a half that we have been in our new house and that I have finally gotten around to formally express our deep appreciation and sincere thanks to Diane Kink and her team at Kink Realty. In having lived in other states and this being our fifth home purchase, we have had the full spectrum of experiences related to realtors and realty companies. We were given Diane's contact information by a friend and that in her knowing both Diane and my wife and me, was told that Diane and her team were going to be a good fit with us. That insight was spot on! We were house hunting in January 2021, at the height of the seller's market; truly a challenging time to be representing a buyer. If it wasn't for Diane and her team staying on top on all listings, keeping us "heads up" on properties to see, and quietly nudging us into the needs of the rapid decision-making processes in that market, I can only image how stressful and frustrating this could have actually been. Add to that market the "great freeze" and the resulting damage to the property that occurred after our offer was accepted and prior to closing was an added stress. Diane's knowledge and insights into the ever-changing dynamics this added to the closing process provided us the security we needed to know we were doing the right thing. We knew she always had our best interests at heart and was working to get us to a closing that would meet our personal long term needs and goals. Despite the craziness of that market and her need to work long hours, we never felt her stress and always felt as if we were her only client. She and her team were always available to answer our questions and keep us focused on our goals.
