    ***NOTICE*** This is a REVIEW of CondoLux and unit 1006 of Malibu Pointe. This is NOT a complaint as ALL complaints have been taken up with the company directly. In order to attempt to get a refund for my issues, I was forced to sign a waiver stating I would NOT make a complaint to any agency in an attempt to resolve the issue as I felt it was resolved with them. This statement is being posted for full disclosure to make this REVIEW as accurate as possible. I rented unit 1006 at Malibu Pointe from August 23rd, 2014 to August 30th, 2014 from CondoLux for a rate that was very reasonable at $969 after all discounts I was eligible for. I booked via the CondoLux website and was very happy with the site. It was easy to use and payments were easy to make. The required a non-refundable $500 deposit upon reservation, which is pretty standard fare for the condo rental world. After that and getting an email receipt with my information, I had until 30 days prior to arrival to pay the balance in any fashion I wanted, which was very lenient. The balance was paid promptly via their website as well. They also did not charge any sort of processing fee for the payments via credit card, which was nice as a lot of other rental establishments pass their processing fees on to the customer, so that was refreshing. I had a bit of concern after paying the final payment well before the 30 days prior to arrival in that I never got any sort of packet or other information confirming or detailing my condo rental aside from the payment confirmations, so I contacted CondoLux. They were very nice and informed me that I would receive the information packet via email 3 days before my check in. I was uneasy about this and thought that I should get some information sooner than that, but also understood why as they have an after-hours key box that you wouldn't want someone knowingly accessing before their estimated arrival. Arrival time came quicker than I thought and we arrived to CondoLux around 3:30pm on August 23rd, 2014 to a packed parking lot and many people coming and going. After a 10 hour drive and 2 screaming children in the SUV, I was ready to relax. This is where the problems started occurring. I went into the CondoLux building, which was directly behind Malibu Pointe, and took the elevator to the 2nd floor. I was the only person in line which was nice and I quickly got my keys and signed my paperwork. They also made an imprint of my credit card for 'incidentals' as they called it and promised it would not be charged without my knowledge, authorization, and approval. This was, again, standard fare for condo rentals so I was OK with that. On a side note, the people that I saw coming out of the office before I went in all had welcome gift bags given to them. When I got my keys and paperwork, I was the only one that didn't receive one. Not sure if that was due to discounts I received or the place I chose to stay. Regardless, I didn't really think much of it. We took the car to the parking garage, which I will note, has a very low height restriction of 6ft8in but we fit through just fine and found ample parking. We were given two parking tags to hang in the mirror so that we weren't towed. The first thing we noticed was that there were no luggage carts to be found. I saw various people with them so I knew the complex had some but it took about 15 minutes to locate one. This was understandable as it was check in time and everyone was doing the same thing. The parking garage was clean and free to debris which was nice. We took the elevator up to floor 10 and got off and found our room to be right beside the elevator, which was a nice location. Once we arrived at the room, we began having issues. The first issue was with the keys we were provided. We were given three sets of keys. Two sets had two keys on the ring and the last had one key. None of the keys appeared to unlock the deadbolt on the door to the condo. They did unlock the outside storage unit room though. We attempted to unlock the deadbolt for about 10 minutes until we realized that the unit wasn't locked at all. We walked in and I immediately began noticing damage to the unit and stopped my family from unloading into the unit and began taking pictures. I found numerous scuff marks, scratches, and gouges in the walls, doors, baseboards and furniture. I also noticed that the dryer in the unit was heavily rusted out in the drum, which was very shocking as this isn't something that just occurs all of a sudden. Rust like that occurs over time, which led me to believe that CondoLux was not or does not [REVIEW TRUNCATED].     I was very disappointed with the condo we rented. We first rented South Shore 601 in the summer and it was VERY dirty when we checked in. We were told that it is very difficult to get the condos clean in a timely manner because of the rush of summer (dirty stained toilets, hair on all the toilets, food on the living room floor and the refrigerator was disgusting). We had to thoroughly clean the refrigerator and freezer before we could even put our groceries in the refrigerator. They did send two ladies to clean the condo within the hour. We rented the condo again for Thanksgiving since we like the layout of the condo and it worked really well for our family. My parents checked in Sunday and again the condo was very dirty (carpet not vacuumed, refrigerator, kitchen and bathrooms were dirty and carpet in rooms had not been vacuumed). I called the agency on Wednesday and I finally got a call back today after calling twice...yes, I understand that Thanksgiving was Thursday. I finally received a call back from Stewart, VP of CondoLux, he pretty much told me that it was my responsibility to call the Sunday we checked in. I explained to him the situation that my parents checked in Sunday and that I didn't come down until late Tuesday night. He told me that it was my fault for not calling and he never took responsibility for the condo being extremely filthy for the second time. Stewart even saw that our first complaint in July was documented and that we checked in at 3:00 and I called at 3:40. He wouldn't listen to anything I had to say since I did not call within the first 24 hours. I am always willing to give businesses a second chance, but this is the second time that this has happened, I refuse to give them my business.

We've had to call housekeeping back multiple times because the initial cleaning was not done well. This past year, there was hair on the toilet paper holder, visible dust in several areas, and the indoor glass tables looked like they were wiped with harsh cleaners, leaving them streaky and cloudy. In the past, if something wasn't right, we could call and it would be taken care of quickly and professionally. This year felt very different. The hot tub was broken, and instead of a straightforward apology or resolution, the issue seemed to be brushed off. We also had random sheets placed in our elevator that we didn't request, which added to the confusion. What was most disappointing was that when my mom left a review on their site, parts of it were altered and the negative feedback was removed--even though she still gave a generous 4-star rating. As long-time renters, it's frustrating to see the quality and customer service go downhill like this. We've made many great memories over the years, but we hope to see improvements moving forward.

What should have been the beginning of our vacation became nearly two days of documenting problems, making calls, waiting for assistance, and dealing with cleaning ourselves. This was not a minor housekeeping issue. THURSDAY, SEPTEMBER 17 At 1:00 p.m., we were texted that the rental was ready. At 1:45 p.m., the office told us it was not ready. We returned closer to 3:00 p.m. When we entered, we were shocked by the condition. At 3:08 p.m., I contacted Elliott Beach Rentals. Their representative apologized, acknowledged the condition, asked for photographs, and said a re-cleaning team could be sent. Beginning around 3:24 p.m., I sent photographs documenting: * Mold around shower windows, doors, corners, and bathroom areas * Hair in the shower * Dirty bathroom tile * Food caked inside the oven * Broken glass on the floor * Cracked refrigerator shelves and water inside drawers * Dirty rugs and towels * Filthy light switches * Fingerprints and film covering sliding glass doors * Dead bugs and hair on doorknobs * Potato chips underneath the television * Ceiling fans so dirty that dust flew through the room when turned on * Food, cereal, dirt, and hair in the master bed * Used feminine hygiene products underneath the master bathroom cabinetry At 4:00 p.m., I asked if we could be moved. We had paid more than $2,600 and did not believe we should have to spend our vacation cleaning a condominium that was supposed to have been professionally cleaned and inspected. I was told a re-cleaning team would be sent and management would address the situation. At 4:32 p.m., I was told management had already gone home and would not be available until 8:00 a.m. the following morning. We were left in the condominium with the documented problems and no manager available. I requested a refund of the cleaning and inspection fees because the condition indicated those services had not been adequately performed. FRIDAY, SEPTEMBER 18 At 9:01 a.m., we still had no call from management and no cleaning team. At 10:25 a.m., we were told the re-clean had been entered. At 2:11 p.m., we were still waiting; housekeeping was running behind. At 2:36 p.m., we were finally told a housekeeper named Ronnie was on the way. When he arrived, the work order was incomplete and did not include all the problems we had documented. Ronnie also told us cleaning the food from our bed was not his responsibility. We were approaching 24 hours after reporting the condition. Eventually, two cleaners were sent to sweep and mop. I explained that sweeping and mopping did not address the extensive problems we had documented and said I was going to speak with management about the incomplete work order. The cleaners left. We did not refuse cleaning services. They left while I went to speak with management. When I attempted to speak with Nicole, the manager, I found the office locked. Nicole later told me I should not have turned the cleaners away. That is not what happened. After nearly two days of trying to get the rental properly cleaned, I was also told to "calm down." We paid thousands for a rental that was supposed to be ready. Instead, we spent our vacation documenting problems, making calls, sending photographs, waiting for assistance, and trying to obtain the service we had already paid for. THE MANAGEMENT RESPONSE The condition was unacceptable, but the management response was equally disappointing. We reported the problems immediately, sent photographs, requested assistance, waited for cleaning and management, and repeatedly followed up when nobody arrived. Eventually, Nicole stopped taking my calls and communicating directly with me. My husband ultimately spoke with Kyle, who was presented to us as corporate management. We received $600 in compensation. I appreciate that, but it does not change that we paid more than $2,600 for a rental that was not properly cleaned or ready for occupancy. WARNING TO FUTURE GUESTS If you are considering Elliott Beach Rentals, do your research before booking. Read recent reviews carefully and ask what happens if you arrive at a property that is not actually ready for occupancy. This was far more than a minor housekeeping issue: we documented mold, hair, dirt, food, dead bugs, broken glass, damaged refrigerator components, filthy surfaces, and used feminine hygiene products inside the condominium. We reported these conditions immediately, yet spent the following day waiting for a cleaning crew and repeatedly contacting the company. Our vacation became nearly two days of dealing with cleaning problems and management. For us, this was the worst vacation rental experience we have ever had. We paid for a clean, inspected vacation rental. That is not what we received. We will never use Elliott Beach Rentals again.

We signed the temp lease and arrived this past Thursday. When we entered the place we were surprised how small and cramped the place was. The pictures on the website were very deceiving and appear to be photo-shopped into making the place larger than what it actually is. When we opened the bathroom door; there was a foul, rotten stench. It smelled as if a small animal had died and was left in the tub. After catching our breathes from the horrible smell we realized that the smell was from mold that had spored and was festering in the bathroom. When I went into the kitchen to turn on the lights, I immediately looked down as something had caught my eye. To my surprise a full adult size COCKROACH scurried by my foot. When we turned on the water in the sink; the smell of raw sewage almost knocked me off my feet. The very next day we went to Thomas's office to report the problem. The rather heavyset girl at the desk listened to our issues about the mold and COCKROACH problem. She put a smirk on her face and told us that because of the extensive rain they had over the past couple of days, the COCKROACHs tend to come inside to "dry off". She then assured us that they will send a person out to take care of the problem. We then left the office and went about our business for the day. When we returned that night and turned on the light, the Adult sized COCKROACH had invited all his friends over. They were all over the place. We knew that Thomas reality had sent someone over because the broken screen door we found was fixed, but the COCKROACH Problem was not even touched. We found in the contract that Thomas has conveniently taken no responsibility about any pest problem in their reality property and does not refund any money because of it. So if you don't mind a COCKROACH infestation in your rental when you arrive on your vacation, then use THOMAS reality. We will NEVER rent from them again. Lesson learned. And it still smells in the bathroom. Thanks THOMAS for making us feel welcome in your ghetto rental!

    Extremely Disappointing Experience as a Waterway Landing Homeowner…read more As a homeowner at Waterway Landing, my experience with Atalaya Property Management has been extremely frustrating. Communication has been consistently poor, and instead of listening to homeowners and working toward a solution, every interaction seems to result in the same incorrect rebuttal being repeated. Most recently, the gate access was changed, and now neither my fob nor the provided code works. As a property owner, being unable to reliably access my own community is unacceptable. What makes the situation worse is the lack of genuine assistance. Rather than listening to the actual problem and helping resolve it, the response has felt dismissive and repetitive. Homeowners pay for professional property management and should reasonably expect accurate communication, functional access to their property, and a management company willing to listen when there is a problem. Unfortunately, that has not been my experience with Atalaya. A simple issue should not require repeated communication only to receive the same incorrect response. Waterway Landing homeowners deserve better communication, accountability, and customer service from the company entrusted to manage our community.

    I really wanted to like this place, but it ended up being one of the strangest hotel/resort…read moreexperiences I've had. The check-in process started things off on the wrong foot. Even though I completed all of the online pre-registration beforehand, I had to repeat the entire process at the front desk because they couldn't find any record of it. The line was long, instructions were minimal, and parking was confusing. Both towers park in the Indigo garage, and you have to use the third-floor walkway to get to the other tower--information that wasn't clearly explained. The room itself was the biggest disappointment. The layout is incredibly long and narrow and honestly just... odd. The master bedroom shares a wall with the public hallway, and because we were close to the elevator, we heard people talking at all hours. It felt more like sleeping in a hallway than a bedroom. The furnishings are badly overdue for an update. The furniture feels worn out, the closet door came off its track when opened, the master sink barely drained, the safe battery was dead (maintenance had to replace it), and the sheets felt like sandpaper. There were no USB charging ports or convenient outlets like you find in just about every hotel these days. The "kitchen" is really just a mini fridge (without a freezer), microwave, sink, toaster, coffee maker, and blender. Then the layout gets even stranger. The living room has a sofa bed, but there were no pillows and only one set of sheets stored in the master closet. Meanwhile, the second bathroom connected to the living room is enormous--with dual vanities, a huge shower, and a Jacuzzi tub--while the master bathroom is the size of a basic Holiday Inn bathroom. The whole setup feels backwards. The ocean and pool view was beautiful, but the room itself felt like a design that never figured out what it wanted to be. One of my biggest frustrations was the housekeeping policy. We were charged a daily housekeeping fee (nearly $30 per day), yet the paperwork says they don't actually provide housekeeping. The first two days no one even came until I called. When they finally did, they simply emptied the trash and left a couple of clean towels on the counter. Charging a daily housekeeping fee without providing daily housekeeping feels misleading. To top it off, the only proactive phone call we received during our stay wasn't to see if everything was okay--it was someone trying to sell us a "timeshare". There are also no ice machines in the tower and no front desk staff nearby if you need assistance, so every issue requires contacting the separate check-in building. For the price we paid (roughly $500+ per night after resort fees, housekeeping fees, marketing fees, and taxes), I expected a much more polished experience. Instead, it felt dated, confusing, and overpriced. The ocean view was lovely, but unfortunately that wasn't enough to make up for everything else. I wouldn't stay here again or recommend it.

Trash barrel was overflowing when we got there. The gym needed a great deal of work. Machines in disrepair and floor was not vacuumed or swept for days. The staff was very friendly and warm. Nice beach. Pools very crowded but well kept. The check in was a nightmare. They had to refund our deposit- and start over because I was using an updated credit card. Then they gave us the keys to the wrong house When we got to our house we were confronted with an overflowing trash barrel from the prior vacationer While nothing was particularly horrible we will not be back
