Oct/Nov 2022, I used him to purchase my first SFH when rates were skyrocketing. I had great experiences with him previously and was happy to use him again as he was able to match or beat other quotes previously. While I was in the middle of switch jobs and moving, I asked him for different loan type quotes, but asked that he used the same purchase price and down amount for an apples to apples comparison (obviously). I trusted him and in my haste to initiate the process, did not see that he manipulated the quotes to make it look like the ARMs were the better deal. He was heavily pushing them. I only agreed to initiate the process with the understanding that I can still shop around for quotes (as I did the previous times) and switch to a traditional loan if needed. When I had time to review everything, I asked for new apples to apples quotes for the loan types and gave him other quotes to match. Rates were fluctuating so I needed updated numbers regardless. He went jekyll and hyde on me - became angry and asked why I didn't trust him and why I was worried about "doomsday" - rates will go down and I should stick with the ARM. Apparently he did not learn anything from the 08/09 financial crisis. He said he was going on vacation and went from texting me all hours to not responding to any of calls, emails, or texts when I was closing in less than 2 weeks. He made up "explanations" about how hard it was to get new quotes from his "moody secondary market managers" and that it's not easy to do. He is unstable, untrustworthy, and unreliable. Upon talking to others, I discovered this is a pattern for him. He apparently texted someone I know "f you" when the person decided to go with a lower quote lender. Acts nice at first, but is unstable - go with someone else.

My agent from this company seem to have a conflict of interest during my home buying experience. Talked up a big game but failed to deliver. Everything fell apart after the appraisal. I consulted with other agents and they seemed to agree with appraisal(this was after the fact). My agent from this company kept bashing the appraiser and telling me that he didn't know what he was doing. I believe the conflict of interest arose when my agent was planning on selling other condos in the same complex. I felt like my agent was on the sellers side trying to show me comps that weren't even comparable. Then when I asked for simple updates like a new dishwasher and for them to clean the vents my agent made it seem like I was crazy for even asking. I was also led to believe that I was going to have 2 parking spaces which I confirmed with my agent multiple times to only find out the day of closing there was only 1. The final walk through was a nightmare because my agent kept telling me that he had somewhere to be and wanted to speed things along. And the best deal he could get me was $5,000 over the appraisal. So now I have negative equity. I spoke to another agent and I found that I wouldn't be able to sell it for what I bought it for unless I update the appliances and a few other things. So if you want sloppy agents here is where you will find them. I waited about 30 days to give this review so I could be fair and impartial. My agent was knowledgeable but it wasn't for my best interest. Again if you are first time buyer I or veteran I recommend you look elsewhere.

RCS managed my HOA during this time, using competent service providers. The HOA demonstrated transparency in governance: e.g., full names and contact info on the website, meeting announcements on the open access website with full time and date. Sounds strange, but not all management companies would concur with this style of governance, and are happy acting as a gatekeeper. Not all management companies were able to perform as well as RCS did during this storm and post storm. Outstanding.
