None of these things were repaired the entire time I lived there. I was never late paying my rent even through the pandemic, but jusr as we were coming out of the pandemic they raised the remt $120. I felt that the price was excessive. I only recommend moving into the recently renovated properties. That way the appliances are newer and in better condition. Currently most homes in Las Vegas are woefully over priced taking full advantage of the housing shortage.

DO NOT RENT FROM THIS COMPANY!!!!!!!! Started a "2 year…read morelease" 9/2025 ..... lease was finally terminated early 7/2026 due to ongoing poor home conditions. It was an absolute nightmare from the very beginning to the end .....&still ongoing. I never post reviews but I feel the need to warn future tenants before renting a home from Progress Residential. Home was NOT "move in ready" as they falsely advertised. In 9 months, I put in 65 maintenance work orders. None of which the work was actually performed successfully. Consisting of ; broken windows, broken doors , broken locks, no air conditioning for months , water leak from corrosion of pipes, mold, electricity fuse box wires on fire , diseased trees falling , etc etc First they send a progress worker to your home who basically does nothing but reconfirm the work needs to be done . Then they refer it to a 3rd party vendor who can care less about getting the job done. So you do the math on how much effort /days off from work it takes to maintain these crappy homes. Orlando office workers are rude and nasty constantly closing out work orders without cause . Regional Manager Kim won't assist either , so don't believe her sales pitch . Customer Service Advocates do nothing as well , they all read from the same script. Currently waiting on my security deposit way past the florida statutes limit, they are withholding Although they let me out of my lease early at no fee due to home conditions. Do yourself and your family the biggest favor and DONT rent from them. It will be the biggest and most expensive mistake ever!

I was excited to move into what was advertised as a beautiful, luxury rental home. Four months…read morelater, I've realized I rented a polished lemon at a premium price. Every time I turn around, something else is breaking. The house looks great in the listing photos, but actually living in it has been one maintenance nightmare after another. And every single issue turns into an exhausting battle just to get someone to address it. The latest disaster? Severe water intrusion that Invitation Homes allowed to deteriorate until part of my ceiling collapsed, leaving a four-foot hole. Nearly a week later, there's still no resolution. I've had to contact code enforcement and seek legal counsel over a rental property I'm paying nearly $2,700 a month to live in. It's bad enough to rent a house that seems to be falling apart after just a few months. It's considerably worse when the company managing it makes every repair an ordeal and takes no meaningful accountability for the condition of its properties. At this point, I'm considering breaking my lease just to escape this never-ending cycle of problems. That means potentially losing thousands more in moving expenses after barely settling in. **Don't mistake a freshly polished property for a well-maintained home. Invitation Homes has been an expensive lesson in how deceptive appearances can be. I would never rent from this company again.**
