It literally smelled like a dump the minute we pulled in due to the massive dumpster they had in the center of the property (which was full, would've been smart to empty before a packed weekend); the overflow camping area is not maintained and looks like campers have lived there for many years - this is where we camped. Our site wasn't cleaned before we arrived so we picked up trash and dog sh*t before setting up. The "fire pits" are rusty old wheels chucked on the ground so don't expect to fit regular firewood in them. Bathrooms appeared clean at first glance but the curtain situation over toilets is gross, they're covered in brown and red stains (you can't wipe & sanitize fabric daily, so idk what they were thinking there- at least use a liner or something that can be cleaned!). The old KOA cabins are still on site but back right up to that dumpster so I wouldn't recommend the first 4-5 of those in the row. I'm giving 2 stars bc we could fit an RV, 2 trucks and a car hauler in one site, the gal in the office let us keep our vehicles there on checkout day so we could spend the day in seaside with one vehicle. We have made some great memories at this place but I think it's time to move on for us.

It's antique yet incredibly polished and pristine, with so much character. There is a small living space in the downstairs with a half bathroom. There's a microwave, coffee pot (with coffee and tea provided), toaster, etc. but no kitchen. The two person hydrotherapy massage tub is to die for - probably my favorite part of the cottage. The view is beautiful, some grasslands before the waterfront. There's also a big two person out door soaking tub. Overall, wouldn't usually go out of my way to write reviews - especially long ones - but this was the perfect beach retreat. 10/10 will always recommend & hopefully return.

"Nice and friendly" is beyond an understatement when describing this gentleman. The General Store has so many snacks, I probably spent $60 on all the stuff I ate. I couldn't help myself. You won't be left hungry here. They do close early at 6 on though so use your time wisely! We stayed in Condo 2 and it was absolutely lovely. They even have pots, pans, silverware, dishes and mugs in the kitchen for you to use. Oh! We were so happy to see a griddle! The bathtub is also a jacuzzi! And they had little toiletries for you. Oh, and makeup remover wipes even! Talk about next level thinking! Everything hardware you need for a basic stay is there. It really felt like home. Balcony was a nice touch, but the air conditioning unit for the store was directly under the balcony and ran 24/7. There was no air conditioning in the room, so windows needed to be open. When I talked to the lady in charge she offered no solutions, only that maybe next time we could stay in the condos. NEXT TIME??? The mail truck pulled up next door at 5:30am and lots of loud noise loading the truck. And $157.....

Beautiful, large sites, WELL GROOMED, nice restrooms and clean. FANTASTIC STAFF from placing reservations , checking in, picking up my dozens of orders and mail to the outdoor staff mowing and cleaning the park!!! They were evern fine with me playing my guitar in the former chapel space! We spent years coming to the Long Beach penninsula and have stayed at many places. No, this is not a bed and breakfast, but very resonable and perfect for anyone who wants to bring their own food and cook it up in a very nice facility. This is now our first choice. Highly recommended for a couple or a large group.
