I'd requested a window view room, and our second story view looked down on the River Ouse. The Guest House's location in town is great, being a five minute walk from the York Train Station via the new pedestrian bridge and within easy walking of everything else in town. The nearby Abbey's gorgeous gardens provided an especially pleasant shortcut into town, rain or shine. Then there were the accommodations. After staying in a cramped London hotel, we felt as if we could breathe! The bed was spacious, and the room and toilet facilities were great. I think the only criticism I can offer at all is that the shower drain was slow. The human element was wonderful, too. The owners of the Guest House were actually away, leaving us in the care of a professional B&B sitter. She was a kind, attentive hostess, happy to help us with anything we needed. We were greeted upon arrival with Yorkshire tea and warmed brownies! Our breakfasts were wonderful, too. She worked with our schedule so that we could eat there before doing a day tour and before our train departed. The default breakfast is a Full English, which we didn't do. My husband was happy with just the meat portion of the breakfast (those Yorkshire sausages...! don't expect teeny tiny American-style breakfast sausages) while I tried both of the lighter options, salmon with scrambled eggs and then Eggs Benedict. All accompanied by Yorkshire tea, of course, along with fresh toast. The breakfast bar included yogurt, a really good muesli, fresh fruit, and three excellent local jams and marmalades. We felt well-fortified for the day's adventures. I would stay here again in a heartbeat.

Noise sensitive sleepers may want a room away from the rail line, but we slept through it just fine.

We felt a bit cheated to be placed here without notice when we had reserved at the Glengarth up the block. The staff was nice and helpful, and put us in a better room when our first one faced the parking lot and back yard. The room (#2) was plain, and the bathroom was very small. But it had a nice view to the yard. Breakfast was the same every day we were there - two eggs, baked beans, toast and coffee. They also had cereal and yogurt available. Avalon is very close to the University of Leeds. The neighborhood itself doesn't have much going on, though there are some shops and restaurants 5-15 minutes walk away. Manager was watching us via CCTV for entire stay. Both Manager and Hostess were rude. We are an interracial couple and it seemed they had an issue with the fact my husband is black. Racist. The room was disgusting. There period blood on the bed sheets. A hoover was left in the hallway and pieces of it on the stairs which I tripped over and got no apology. She just attempted to blame the guest next door. Constantly harassed by the staff during the time I stayed. Unable to relax. Woman was argumentative. Tried to say my husband couldn't visit me there and it was in their rules. No such thing in their rules it was merely the fact we an interracial couple and they didn't like it. Husband phoned the Manager and he threatened us with the police if we didn't check out at 10:30am when check out was 11:00am and accused him of staying over when husband said check the CCTV then he hung up the phone. Felt had no choice but to check out early. The rooms are disgusting. The place stinks. I don't think they have ever used air freshner. The bed was rock hard. The radiator was leaking, there was condensation on the windows, ripped wallpaper, carpet was a tripping hazard, water damage on the walls. The breakfast was vile and all microwaved rubbish with a bowl of cheap beans and a rubber egg. The Manager came back upstairs with a sausage on my place, which was random for my husband. My husband refused it as he thought it was odd just 1 sausage on a plate and she said she had just cooked it for him. He took it and was poorly the next day with a bad stomach and believe she poisoned him on purpose. Do not stay in this place. I asked for a refund for the terrible way we were treated and was refused. Manager was sat in the room next door and the hostess lied and said he was in a meeting. No refund was given. Have no regard for customer service whatsoever. Never been treated so badly in anywhere we have stayed. The place is vile. There were even chicken bones all over the floor by the front step. Disgusting, thieving, racists this place!
