Fortunately, this was not an issue with New Foundations Property Management, even before I was an official tenant of theirs. I rented a house from them in Medford for four years, and from my initial email back in December 2017, all the way through January 2022 when my rental situation changed, they've been professional and a pleasure to do business with. When I first moved in, they did a great job to ensure everything was ready and the place looked great. I did have an issue with the thermostat the first day I moved in, but they promptly fixed it the very next day which set a great example of how the next four years would go with them. Fortunately, I didn't have many issues or reasons to contact them, but on the few occasions I did have something come up, they treated me with respect and not like I was "just another tenant". A great example of this was when I had an incident at my place (slipped and damaged some of the property) and thought this would be the end of my time at this rental. I was so worried and worked up since, in the past, other rental managers (with different companies) have been rude and refused to understand my side of the situation. I honestly thought I was going to end up homeless, which was ridiculous looking back now lol. After letting my anxiety build up for a few days, I decided to "bite the bullet" and call Shelly Rogers and come clean and wow, was I glad I did! She understood what I was going through right away and after making sure I was fine, she actually gave me tips and advice on how to get the damage repaired as well as the best people to contact since she's dealt with this stuff before. Not only was she calm and understanding, but she was also a true professional and I knew I was dealing with some great people at New Foundations Property Management (not that I ever doubted them lol). To wrap up this review, I just want to say that as someone who has been a renter for 12+ years, I've moved around many times, so I've had to deal with a wide-range of landlords + rental managers, and by this point, I've dealt with close to 14-15 different ones (excluding ones I decided not to rent from after talking with them) but I can confidently say New Foundations Property Management is one of the best I've done business with and I recommend them to all of my friends. I'm not sure how many units or properties they have available, but if you ever get a chance to rent through them, do it without any hesitations. Shelly and the entire team are great to deal with and they remove a lot of pain that comes from renting. You can thank me later :)

It is very clear that Shelly is passionate about her business and its clients in every possible way. We have 3 children whom are 9,4, and 2, as far as I know my neighbors haven't heard them during any of their tantrums. Shortly after we moved in our dishwasher was leaking, once notified we notified the office they were on top of fixing it. You can tell that they make the tenants a priority. And the office girls have been great. Just this morning my 2 year old managed to lock himself in our master bedroom and I was unable to find a key. Savanna ran to my apartment building, which is a good 3-4 blocks, to bring me a key since I was unable to go to her. All in all, I want to say I think most of these reviews are ridiculous. They actually almost kept us from applying to live here, I'm glad that my husband and I decided to try it out to form our own opinion. If you follow the rules and are considerate you'll love living here too!!

The maintenance staff were always very polite and professional, and willing to answer questions or concerns. During the weekends they have an on-call maintenance man whom we met once during a maintenance emergency. The office staff have always been professional and helpful. A lawn care team comes in every week and trims, mows, and rakes the complex. The numerous garbage bins around the property are routinely emptied by the garbage and recycling trucks, and there were designated bins for Christmas trees after Christmas. They have a pool and small playground for kids, and the complex has a great neighborhood feel. Great for taking walks. I will note, because it did happen, that there was a double homicide in the Charles Point parking lot in December of 2023, and a murder-suicide in one of the apartments in February of 2024. I also observed a smashed-in car window this year (2024). Oregon in general has a lot of crime and a serious homelessness problem. Southern Oregon is not yet as bad as the Portland area, but if you are moving here from out of state you might be surprised at how bad the crime is. That being said--all three of these crimes I mentioned are not the fault of Charles Point. They do their best to keep the complex safe and well maintained, and try to give their tenants the best quality of life they can for where they are at. These instances could have happened at any of the complexes in Medford. I see a lot of bad reviews for Charles Point on Yelp, and I can't help but think that these folks were either problematic tenants or problematic applicants, as my family has had a really good experience here. During our stay we did our best to be good tenants--we stayed within the balcony guidelines, we notified the complex staff when there were issues to fix, and did our best to take care of our apartment. We got most of our deposit back. I waited to write this review until after 30 days of vacating the apartment in case there were any outrageous charges, but I am pleased to say that we received the kind of professional outcome that has been consistent with everything else during our stay. My family would recommend Charles Point.
