Price was (for Philly) fair, and the report described what was examined and what needed to be done using detailed, clear language.
Unfortunately, the inspection itself was riddled with omissions:
[1] the oven didn't work (report said it was "in good working order")
[2] a total of 5 outlets, all easily accessible for testing, didn't work (report identified only 1)
[3] Worst of all, the report didn't note that the wire running on the exterior from the garage to the rooftop A/C unit was [1] cracked in several places and [2] interior (rather than exterior) grade. (and, maybe, [3] wire was not in conduit, per building code - I haven't confirmed code compliance).
These omissions are indications of sloppy work, weakened our bargaining position when making the offer on the house, and were remedied by us at a SIGNIFICANT cost. read more
