Hmm... where to start. Essentially, the property managers at J Carroll Molloy are slumlords. By…read morename, that would be Christina, Dave, and Ed.. but mostly Ed. Thus far in 2021, I have been without heat and hot water on three separate occasions (it's been less than 5 months), had my water completely turned off without notice twice, endured OVERNIGHT (10PM-6AM) roadwork 10 feet from my bedroom window for 2 months WITHOUT NOTICE, had circuit breaker fail and (since they will not allow me access to my own breaker) I waited for 3 days to be able to utilize any of my kitchen appliances. Their response rate to ANY form of communication rests at about 15%, and the embarrassingly nonchalant, unprofessional nature of their entire property management team would be impressive if it wasn't for the catastrophic interruptions to my every day life. Y'all thought I was finished?? Every July-September for 4 years, my apartment has become infested with cockroaches. That, of course, follows the yearly springtime ant infestation. J Carroll Molloy's 'Property Management Team' has been out to treat said infestations a grand total of ONE time.. in 4 years. They haven't cut the grass or trimmed the bushes in ~15 months (it's in the lease), and my bathroom has been crumbling for nearly 2 years. Their solution to a rotted shower wall, a dismounted radiator cover, and a sink that, quite literally just fell off the wall was..... to reinstall the sink. That's it. My shower wall continues to rot. The radiator cover remains unfastened and protruding from the wall... the dry spackle sits, as it has for almost 2 years, un-sanded and unpainted. Then again, I guess that doesn't really matter since I can't take a shower anyway. They, as a whole, refuse to respond to vital communication in a timely manner, whether that's by text, email, phone call, or carrier pigeon. This all happens without much recourse, as Nick Molloy's (the company's namesake and 'broker of record') email gets bounced back as a 'temporary problem with delivery.' So instead, it seems that a group of leeches ('partners' at this point.. embarrassing) have decided to disregard property management and prevent Mr. Molloy (a truly good man in my own interactions with him) from appropriately tending to the properties his name represents. The unspoken message they have sent repeatedly is that I now pay too little in rent (since the lease says they can't increase it), and that my discomfort with my living situation is my own problem. Well.. now it's your problem too, Ed. Let me know when you get the water and heat back on (again). Send a pigeon. It'll be faster and more reliable than any other communication you've attempted. If you tried real hard, you might even be able to remember exactly how to send one of those bad boys.. but I won't hold my breath as I'm completely sure that your incompetence isn't limited to electronics. Hope ya had fun golfing today. You probably suck at that too, though. ¯\_(ツ)_/¯ Talk to ya soon! (I won't)

No Stars for the dual agents of Molloy J Carroll and Georgiana Sensing. No advise! They allowed a…read morefirst time home buyer to close on a house needing major repairs. Their website says "From marketing your rental to screening tenants, collecting rent, and handling…read moremaintenance, we manage every detail with professionalism and efficiency." As an owner, I can tell you they do not. No: - meaningful vetting check on the tenant who smoked and had a history in the courts as a landlord (3 local cases) - direct contact with the tenant at the end of the lease or once they declared they were not moving out; it was our neighbor who let us know he wasn't moving out and who delivered the mail with the court date for eviction proceedings that finally got action - required/promised interim property inspection until @ 9 months into the lease, and at our follow up and insistence - proactive communication with us as owners, and in fact going into protective-covering-their-interests mode to insulate their liability from us; we had to initiate nearly everything; they didn't even tell us the power had been turned off on the tenant earlier in the lease - our neighbor let us know that - listening to our directions once the property was vacated (rental furniture had to be picked up and KeyRenter Buxmont barely even managed to coordinate this - we were onsite to oversee); repeatedly they went into the property when we asked them not to, or ignored our requests to let us know when something was scheduled to happen so that we could smooth the process. Note: these are all documented facts not interpretations. If everything is going fine in a rainbows-and-kittens world with your tenant, then KeyRenter Buxmont is happy to take the management fee and claim professionalism. The moment there were problems, they covered their own bases. Owners beware.
