    They came to fix my AC unit after it took them three weeks of me living in the apartment to get it fix. I walked into my apartment to from being with my girlfriend, and the thermostat read 86! And was set at 72 degrees, there should have been no problem with the AC unit shutting down since it is a brand new unit! You guys never respond to the "emergency" line. I have health issues and you guys have been stated that prior to me moving and you had said that the unit was "move in " ready, this place is definitely not "move in " ready, one vent only works throughout the whole apartment, there's mold on the vents. You guys need to fix it!

    IF YOU NEED A SIGN NOT TO LIVE HERE LET THIS BE IT!! I moved in at the beginning of january 2021, at first everything was okay! but now that i'm 7 months in... not so much anymore. first off, the roads are absolutely ridiculous, and full of pot holes! if you expect to get valet trash just because you pay for it, i promise it's a waste of money! the dumpsters are always so full that people have to put their trash on the ground, and that causes it to get all over to driveway. can you imagine having to avoid pot holes and driving right over glass? trust me i've had to do it! the roaches are literally your roommate that won't pay their half in rent; the compressor on my fridge went out because of roaches being inside it! THE SAME DAY I GOT A NEW REFRIGERATOR i called and told office management to put me on the list to have my house sprayed for pest control... ya know since i do have to pay for it every month even if they don't come spray. i have yet to get pest control to spray, and i've been asking for the last 2 months! during the freeze of 2021 no one attempted to put anything on concrete to prevent injuries, as they do not care about their tenants. my building was the ONLY building left without power and when i finally was able to call the office about it they told me it was my responsibility to call center point to make an order to have their workers fix a "down power line" and have them come turn the ENTIRE buildings power back on! when i asked my office if they would call, they said it is not in their job description to call for center point. and to top it all off... if you expect to have a hot shower or even running water LOOK ELSEWHERE, because we repeatedly have water shut off due to "a pipe burst" or "a problem with the sprinkler system". i've lived here for 7 months and i can count on ONE hand the amount of times i've had a HOT shower... RIDICULOUS!!! i have had multiple issues with parking, hardly ever have i been able to park even remotely close to my building. with having to park my car father away i'm not in view of seeing it and my vehicle has been hit more than 3 times. now for the last two weeks i've had a problem with my sinks (bathroom AND kitchen) not draining, my toilet not flushing and continuously overflowing, and my tub not wanting to drain either, i contacted my office management and let them know about the problem and requested that i were to be called before any maintenance person entered as i work nights and sleep during the day, and also let my dogs roam about my apartment. the lady i talked to told me that since i've requested these specific instructions that my work order would be pushed back, and could possibly be taken care of in a lengthy amount of time from now as they have "back orders" on other maintenance tickets... (just yesterday July 24th 2021, i was able to call my office I CALLED THEM 18 TIMES!! and no one answered. i decided to go to the office in person and the office lady had the nerve to tell me i was a liar, and that my bathroom works just fine) later i found out that whoever i spoke to on the phone on Wednesday July 21st 2021 at 10:59 am that they did not put in a maintenance ticket for my bathroom to be fixed! only when i threatened to call the health department did someone from the office offer maintenance to come look at the issue, and even then it took them over an hour to even knock on my door to come in. moral of the story... save your money!! unless you like overpriced one bedroom boxes with roaches! and not to mention the amount of suspicious activity... multiple gun shots, loud music, and fighting in the parking lot. the guy on the bottom floor of my building constantly has people pulling guns on him, and even had someone break into his apartment and break his sliding glass door that goes to his patio. nowhere on my lease did it say i was moving into a gun range and insect farm at the same time! do better Circle at Point Park... that's all i have to say, it's such a shame!

    TRUST THE DOZENS OF BAD REVIEWS. This place is a slum. Filthy, unsanitary and unsafe. The crime rate is through the roof. There's a mold problem and a infestation problem in almost every unit. Pipes have been leaking for years, so you know there's mold behind all those water stains are on the ceiling (almost every unit has those too). There's dead bugs stuck to paint, and rodents everywhere. I feel like I'm living in the Middle Ages I swear. Find a different apartment, all the apartments in this area are horrible but this is one of the worst.

    This one star is too generous! As a vendor (REALTOR/Apartment Locator) who sends clients to this establishment you'd think they would be more cordial, but they obviously do not care. I helped my client (a good friend of mine) get moved in here on 04/20/18 I have called numerous times to the office only to be told that Anna (the manager) was unavailable, out of the office, or in a meeting and that she would call me back, that never happened. I've emailed no less than 5 times without even a reply acknowledging it was received. I'm currently sitting in the lobby, I got here at 10 am and was told that she is in a meeting and that she'd be done in an hour, at 10:40 another front desk attendant spoke with me and told me she would be in the meeting for another hour and a half. This manager (Anna) did not have the courtesy to step out to clarify anything. Her front desk attendant comes to tell me call corporate that it is all complete on their end. As a vendor who sends business to the residential complex I'd advise others to search elsewhere. If they act with such negligence to those giving them business how do you think they will treat your clients. It's nearly 3 months since they have been invoiced and I can't even get an explanation, yet if a resident does not pay their rent they'd be quick to evict them.......... Just as I finished typing this I was able to meet with the manager (who I acknowledged as Oz) who tells me she's new to the location & that she cleaning up the mess from the previous manager.She acknowledges that she has seen the email and call back requests and have been too busy to respond. She then goes on to say that she has open invoices to Locators as far back as November!!!! As the conversation continues she says that the corporate accounting office doesn't even answer her phone calls and that she really has no answer which means the very top of this company does not have its ____ together. I simply say stay away to everyone. Tenants and Vendors alike. . . . I see someone from their company has replied to my review with an empty reply saying they care and such, but has made no attempt to fix the issue, let alone even address it. 0 stars from me.

    The pool is literally green like they just dgaf this isn't the first time, they patch work on maintenance. Like damn no one wanna walk out their home everyday to see that and smell that just drain the pool hell . I don't suggest these apartments to anyone else !

They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

When my dryer would be moldy, they told me I needed to keep my dryer door open, when I asked for my vents to be replaced they told me it's "cosmetic" . For what you are paying you would expect better service. In the beginning when I got here it felt like home, now I have no words to describe my experience here.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
