    I waited 30 Days to post this review to give Benjamin the benefit of the doubt, to give him a…read morechance to prove his word as a property management company but here is the proof that he is a SCAM artist. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

The developer hired Akam as the management company, and to this day, we continue to be managed by them ( Akam will no longer manage the property) We now have a new Board of Directors working tirelessly to restore Monte Carlo as one of the best communities in South Florida. we have hired a new management company starting soon. and we are in the process of remodeling all 4 buildings. If you are a decent person looking for a peaceful and safe place to live or a first-time homebuyer, Monte Carlo is an excellent choice. However, I strongly recommend that anyone reading this post be very cautious when hiring a management company, and a property manager they can easily neglect your community to dust. I recommend not ever hired Akam as your property management company read the reviews and lawsuit. Thank you and welcome to Monte Carlo.

En este condominio parecen tener una política bastante "eficiente": te ponen una bota en el carro... incluso cuando eres residente, tienes estacionamiento asignado, ese es TU número de estacionamiento, TU carro y TU matrícula y ellos lo saben. Pero bueno, detalles sin importancia, ¿no? Lo mejor viene después: si quieres que te quiten la bota, tienes que pagar $65. Básicamente, te multan por estacionarte en tu propio espacio. Una idea brillante, digna de estudio. La administración demuestra una falta total de sentido común y de respeto hacia los residentes. En lugar de ofrecer soluciones, crean problemas y luego te cobran por ellos. No lo recomiendo en absoluto y solo me quejo de este tema, si quiere más películas lea el resto de los comentarios. Si valoras tu tranquilidad (y tu dinero), mejor busca en otro lugar.

For our initial meeting, Abraham arrived five minutes early at the appointed day and time. That alone sets him apart from anyone else in South Florida, but it gets even better. My inherited home was in dilapidated condition since my father never took care of it; it had termites, rotten wood, cracks on the walls, in terrible condition. I was afraid I would get a low price for the house, if anyone would buy it at all. With the utmost confidence Abraham assured me that not only could he sell it, he would sell it for one million. I was doubtful of this claim, but he walked me through all the steps and described his approach to selling my particular house. His ability to tailor the sales approach to the house is admirable. The house sold in 6 weeks. He even beat his own estimate of one million, having sold it for even more. I was both stunned and grateful. Abraham Ash is embodiment of talent and professionalism. He is THE realtor par excellence.

Coming in from the cut-throat SF Bay Area market with near-zero inventory, we were overwhelmed by the options available in Miami. Abe found us a spot right by the Biscayne Bay at the Margaret Pace Park in Edgewater. We have butterflies in our tummies as we are in love with our new home. This is 100% thanks to Abe. Abe knows every patch of land in Brickell, Edgewater, Downtown, and other parts of Miami. He knows the history of each building, what's coming next that could block your views, the HoA rules for each building, the heights of all buildings, and the views from each side of the building. It is mindboggling. We had assumed Abe would spend 3-4hrs with us and then let us go to do our own search. Instead, he spent multiple days with us non-stop, with some days where we even skipped meal breaks and walked around until our legs hurt. He is a natural at driving around the various pockets of Miami, navigating the streets while also being a tour guide. His ability to multitask like this helped us a lot. I still remember how, while driving around the Edgewater area, my wife and I simultaneously felt "wow, this neighborhood has a chic vibe we liked." We fell in love with Edgewater, though we had come in focused on Brickell. Abe is very good at sharing both the good and the bad about each option. There was a point we had already picked a new construction project that was nearly 3X of the next property we had scheduled to see. Abe was still showing us the pros of this new property, even if it would be significantly less of a deal size. He demonstrated many such signs of transparency and integrity during our entire time with him. We wish Abe the best and feel that if you get to know him and work out a nice rhythm, you can find the home or investment property of your dreams.

For those of you who don't know much about global entry: when your coming from traveling aboard, the part where you get stuck with long lines in customs etc. In Miami airport, it's usually a nightmare. Those 1-2 hours I want back in my life because I hate lines and waiting. Well I'm glad they have this global entry section. Once you get global entry approved your also pre TSA approved. No more taking off shoes, belts etc. The cost of global entry process is $100 but your global entry card is valid for 5 years. You apply for it online and then you are set up with a in person interview. For the interview you need to take your drivers license and passport. They will ask you a few personal questions regarding your : travels, age, occupation, if you have been arrested etc. This interview was painless and took less than 10 minutes. They take your photo and finger printing. And send your card afterwards in about a week or so. I would recommend getting global entry done to all travelers who love to travel at least once a year. It's seems like the hassle free way of traveling. Safe travels.~

    I was looking for a commercial real estate property manager to oversee 4 properties, which were an…read moreunusual combination of standard commercial real estate, an occupied 10 unit apartment building with frequently changing tenants ranging from excellent to difficult, a high value multi tenant property on an important, anchor street in Fort Lauderdale and a multi tenant warehouse. Virtually every type of property under the South Florida sun. I did not want a real estate agent or real estate service, I wanted a professional property manager. I researched a number of choices, including Berger Commercial; Mid Guard; CBRE; Grubb & Ellis; Colliers; and others but I was looking for one person not various specialists, who would care for my properties like they were the owner, and one name kept coming up, Fitzgerald Property Management and specifically Shelby Smith, the division manager. I hired them. We have been working together for some time now and I have been very happy with the service. In particular Shelby's deep ties to the area have saved me expenses because he knows EVERYBODY, attends city meetings, has a great network of repair and service referrers and everybody likes him so they work extra hard for me. I have so far received proper maintenance and fair pricing. Calls are returned immediately, and it's always clear that what they bring to the arrangement is knowledge and expertise, not a small thing when such a broad base of management is required. I waited to write this until I was certain they were as good as I was hoping they are but it's safe to say now that dealings with Fitzgerald Property Management and Shelby Smith will be managed with respect and no surprises.

Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own.     I am an out-of-town investor from California with 5 properties in Miami Beach. They are small…read morecondominiums that I bought around 2015, and until early 2018 they have caused me nothing but trouble: I was trying to be cheap, and rather than having these units managed professionally, I asked a local friend to take care of renting out these units. That turned out to be a serious mistake. In one unit I ended up with renters who not only repeatedly failed to pay rent, but in addition also destroyed parts of the unit. That caused me significant losses, whereas the other units were barely profitable, mainly because of vacancy. I was not particularly excited about getting a management company involved, but since I had no plan B, and the neighbors recommended JMK a local Miami Beach management company, I thought I would give it a try. The highest priority was (a) to get my destroyed unit restored, and (b) to find decent tenants for the other 4. All of this needed to be done without me being directly involved (I live in California). The only constraints I provided were a budget and a timeline. This is how it went: JMK found the contractors, picked the materials, and had the unit restored. The work was completed a few days ahead of schedule. I never actually saw the work, but since the tenants that are currently in the unit appear to be happy, I assume that it was properly done. JMK was responsible for identifying these tenants. It looks like they know what they are doing: not only did the unit get rented out just a few days after the repair work was completed, but in addition JMK was able to get a rent that also covers the additional expenses for the professional management. In conclusion, this was a very positive experience. My units were finally a profitable investment, and in addition, I no longer have to be involved at all. That's what I was hoping for. Chances are that I will soon purchase a multifamily there since prices in Florida are much more affordable than here. I'll update the review, based on how that goes...
