The pros: - Rhonda…read moreis responsive, and they allowed me an extra week when I requested to push back the project. - The price seemed quite reasonable. - I had not completed a part of my project, and they took some money off because they didn't have to paint what I had not completed. - A hurricane came near our area during the project, and they wrapped up in a decent timeframe. The cons: - They painted my trim with a totally different color than I requested -- the old color, not white, which I had requested. - Their drywall work is subpar. They said they would fix "all imperfections," but it wasn't close. The drywall work they did do was, in most cases, rushed. Some examples: they taped a joint, and did not add more mud around the tape and create a flat surface, so now there's clearly tape that's painted over. Where they did patches, they clearly did not sand. Some imperfections were not corrected at all, including exposed joints above door frames. I had one wall that was a complete disaster, and they did a pretty good job on that one. - Some parts were not painted at all. A ceiling was edged, but not painted. On the final day during a walkthrough, I pointed out several things. They did not complete all of those tasks, including not finishing the trim in a room and not touching up exterior doors. They did paint part of the trim, but not all of the trim in that room -- and on the part they did paint, it appeared to only be one coat. - The old color shows through in about 15-20% of the house. They kept saying "that's two coats," which I can only imagine means the quality of paint was low. They did add more paint in a couple places I requested, but the old color still comes through on the edges of those areas. They must have just rolled those select areas, but did not hit the edges. - On the final day, one person was walking around patching drywall after it had already been painted. Those patches were clearly not sanded, and several of the patches from the final day were not painted over. - They painted the exterior doors, all of which have widows. There is paint all over the window edges. I expressly said on the final day that the paint should be removed from the windows, but it wasn't. Another job for me. I now have to hire someone to come in and do the drywall properly, and then I have to paint over whatever the new drywall person fixes, as well as things that weren't painted at all. - There are paint drops all over the place, and trim areas were either not taped or not taped very well in a lot of areas because there's paint on floors around trim. My project was a big one, and the walls were not in great shape, but I don't think they did their best work on this project. Rhonda was great, and they guys were friendly, but at the end of the day, I now have much more work to do and have to spend more money because the job was incomplete and poorly done in the cases I've outlined. I do not want them to come back to fix anything because if they don't fix something that I expressly point out, I don't expect them to fix things properly on return.

Brad was sent and said we could get significant improvement in the door frame to increase security. Brad also said the gap at the bottom of the door would be addressed to keep rodents out. Sounded good...then while Brad was there I walked him to an exterior staircase that had one handle with too much wobble. I said if nothing can be done to make it sturdy it's fine...but wanted to ask. He had ideas on how to replace 2x4s with 4x4s etc. I referenced the bolts noted as being needed in the home inspection as I had just recently moved into the home. Brad asked me if I'm a single mother...because he tries to help them out a bit more than regular customers. Whatever. Finally the day comes. Brad is on time. Gets started. At no time other than to tell me he had to run to get parts at HD did he say things would be different than we discussed. At the end, I didn't have a reframed door...but one with decorative trim...on cinderblock no less. The staircase did not have the noted 4x4s where discussed and he ended up replacing a 2x4 with another 2x4...I get no improvement but tons of excuses. So more than 640 bucks later it's...well we would have to do a full replacement of the staircase to get those results. Like huh? You kidding me? They are REALLY handy at taking your money. And Brenda attempted to work through the issue...but wanted to send someone else out to charge more money and credit what Brad did. So when I ask to credit me for labor spent on the staircase only she stopped responding. Again...all about the money. Don't use these fools.

I sure didn't want to repeat with the lousy company that shed paint all over my wood floors. My hubby found Ricki Vazquez and had him come out and give us a quote. He arrived quickly, gave us a great bid and we have been VERY happy with his company. They arrive on time when they say they will, something most contractors have a hard time doing. There at 8:00 AM each day with a team ready to hit the ground running. They protected all the surfaces NOT getting painted, removed all doors and mission shutters and then after refreshing, rehung same perfectly. They worked long days and got the job done, cleaning up each day upon completion. I would highly recommend this company and I will state up front, I am a demanding pain in the butt as a customer when folks are sloppy and I never was anything but happy with Ricki Vazquez Painting. They pointed out that the problem was that my existing gutters in the back were not wide enough to handle the runoff when we get a decent rainfall. My experience with leaf filters is that the gutters need to be twice as wide as open gutters to handle the the same amount of water flow. And I have a question for you; Have you ever tried to clean out gutters that have leaf filters? Leaves are not the only things that get in there! Much easier to clean out the gutters after the first rain of the season when they are wide enough and open for cleaning. When my Brother's Gutters installers took down the narrow gutters in back, they replaced some fungus damaged trim with pre-treated fascia before installing the new, wider channels. They cleaned out the rest of my gutters and downspouts, tested everything to make sure they were properly tilted, cleaned everything up, and then sent me pictures of the completed work. After they finished the gutters, they installed a diverter on the roof-line of the front porch to protect the entry during rainfall. Excellent inspection, great advice, quality materials, good craftsmanship and affordable price. They did ALL of this while I was out of state on a business trip.

This inspection company missed so many items in the inspection that cost us money. Inspector's…read moreattitude was everything was cosmetic or maintenance - nothing major. Here are a few of the larger items: 1) water heater pressure regulator was faulty and not regulating the water pressure coming into the home (saw this same item in another review was missed) 2) water heater was not getting hot water in a timely manner to any area of the house (5 to 10 minutes to warm up) and tankless water heater was suspected by our plumber to have never been maintained and could clog our pipes if we did a maintenance flush - ended up replacing tankless water heater AND regulator AND circulation system installed 3) back outside faucet not functional - no water comes out of it (still not repaired yet). Also, downspouts on house that went underground and terminated only 5 to 6 feet away from house --one crushed, one clogged with toys. Had to install two expensive french drains to drain water away from house due to wetness around foundation. We don't know if this was something in the scope of the inspection but it was major and costly. Other more minor items missed, and we are discovering more everyday. We have no confidence in the reliability of the inspection reports from this company based on our experience.
