First - his assistant, Nick was very prompt in responding to my initial inquiry and I was able to get an appointment with Rob that week. On the appointment day, he arrived early, was professional and came equipped with lots of information about my home, recent sales in the area, market trends, etc. I received a copy of everything and Rob was not pushy with getting me to list my home. He simply provided the facts and gave recommendations on things I should do to prepare my home for a sale. When the time comes for me to list my home, I will be using Rob as I'm confident in his ability to get things done in an efficient and professional manner.

My experience with the Rob Krop team relates to the property located on 5818 Imperial Drive,…read moreFrederick MD. The referred property is currently being listed for Sale by Rob Krop. While Chau Tran, a member of his team, is listing it for rental purposes. Chau presented himself as professional, responsive, and willing to facilitate communication between the landlord and me. Before taking the time to tour the property, I specifically asked in writing whether it was professionally managed and sought confirmation that the landlord was agreeable to my proposed payment arrangement. Chau confirmed in writing that the property was professionally managed. However, on the day of the showing, his explanation changed. I was then informed that the landlord would only hire a property management company after the lease was signed. This significant discrepancy raised immediate concerns about transparency, accountability, and the proposed arrangement. The lease subsequently provided by Rob Krop Team contained several significant deficiencies, including the following: The lease identified Chau as the tenant's agent, despite his role in representing the landlord's interests. The total amount payable to the landlord was incorrect. The lease did not include clear payment instructions. Nor did it identify a payee. The lease assigned lawn care to the tenant, in spite of the fact that lawn care in that community is the responsibility of the homeowners' association (HOA). Important informational materials, including a tenant rights brochure, were not attached to the lease. The lease did not adequately identify or establish the responsibilities of the prospective property management company, and the information provided about that company was limited. These concerns raised questions about the accuracy, completeness, and suitability of the lease presented for my signature. When I requested revisions to address these issues, Key City Property Management ( KCPM) a company whose founders include Rob Krop, became involved. Unfortunately, the lease provided by the property management company was even worst , rather than resolving the outstanding issues. The primary issue being that, KCPM's Lease requires tenant to accommodate Showings during the 12 months of tenancy and everyday. I therefore declined to sign both the leases in their current form. However, I remained willing to negotiate directly with the landlord and was open to proceeding if the original lease could be revised to address my concerns and reflect the terms previously discussed and agreed upon. This was communicated to Chau Tran and the rest of the Rob Krop Team. Nevertheless, all of my emails and text messages are being ignored and they're refusing to update or inform about the owners' position concerning this matter. The unprofessional and discourteous manner in which I and the transaction have been handled, particularly the inconsistent representations regarding professional management, the deficiencies in the lease, and the lack of communication ; after I expressly indicated my willingness to continue negotiations. Reveals that the Rob Krop Team is dishonest and unscrupulous. At this point, I'm convinced that their main goal is to collect as many application fees as possible. That's why they quickly presented me with a substandard Lease. The Lease was legally evaluated.
