When I asked to speak to her supervisor she left me on hold for over 7 minutes before someone came on the phone, to give me another number. She deliberately found ways to waste time to miss wire transfer times at 2pm. More than twice. I have worked in mortgage lending and real estate for over 7yrs. She is the worst escrow officer and person. She delayed our heloc payoff costing hundreds in interest. She mailed our final check after delaying closure extending over Thanksgiving costing several days of interest. She was suppose to wire funds to the existing trust account. She had 3 previous release of funds that she wired. We moved out of state. It took 4 days to get final check. Then we had to open up a new trust account at a new bank. Because the check was a large amount, it was slapped with a 9 day hold. She with have Karma breathing down her neck for a long time. DO NOT USE HER!! Seller had many issues with her as well. read more

I will never use this title company again. We gave them all the payouts and the deadlines they needed to facilitate to pay offs. They had the money on the day we closed. We had issues with their staff getting the paperwork over to records. Now we are still waiting on a payoff to go through. It's late by 8 days now. We called the title company to find out where the money is, and they won't return our calls. The company waiting to receive the money, states that, the account is now delinquent and they haven't received any money. So now this title company will negatively affect our credit because they waited to send out the money for payoffs, if they actually did!? Do your homework and don't use this company! read more

As a Realtor, I only use a couple of different escrow officers and Denise Danberg is one of the best. Always very responsive with my requests and excellent with my clients...Which is a must. Denise even helped me by having her daughter sing the national anthem at an American Cancer Society golf tournament where I was a volunteer. Talk about going above and beyond. I've never had such a poor experience in my whole life my refinance guy set it up through Chicago title Denise Danberg did such a poor job never could answer any questions and I live right around the corner from him and I refinance two houses and the refinance guy put it with her never asked me what title company I wanted to use they charge me $450 to come to my home for a notary because they won't answer their doorAnd they have a giant lobby outside and the notary lady said she doesn't know why you couldn't sign the papers in the lobby either but they crammed $450 down my throat for the lady to come around the corner to my house I should have change title companies but it was too late I didn't realize it until the notary lady was at my house that I was paying for it I figured since they didn't open their doors that they would pay for the notary poor business practices you can't even get anybody to answer any questions told me I'd have to come in with $7000 to pay the new taxes when I already had impound accounts and then I only got $500 back from the old finance company this is what a great job they did they didn't even tell me but I wouldn't get back the money after they promised me I would don't use Chicago titlePoor business practices read more

Zero stars if possible. Worst service ever. We closed escrow on a Tuesday morning, their representative stated we would have our funds within 24 hours of recording, which happened Wednesday morning. Thursday afternoon, still no word from them so I called and was told the funds had been sent, so I requested a tracking number. 3 hours later I get a tracking number that was just created and hasn't even been received by shipping company. I'm assured my funds will arrive Friday. Rearrange my work schedule to be home for delivery on Friday. At 1pm on Friday I receive notice from shipping company that funds cannot be delivered because the address is wrong. Chicago title employee Debbie sent funds to the address of the house we sold, an address I never wrote on the document Chicago Title made me complete for the disbursement of funds to even happen. I was then rudely told if I wanted my funds I could pick them up at their office, a 2.5 hour round trip drive for me, which I agreed to do. 20 minutes before I was scheduled to pick up the funds (already 45 minutes into the drive there), Debbie called and told me she didn't have the funds and wouldn't until Monday. So a week after closing I MIGHT get my funds from this title company. Worst service EVER Find ANY other title company to work with, these people only care about getting their money, not what happens to you read more

O stars!Terrible! Toni tells me the loan funded late and had to be recorded so I need to pay for Friday, Saturday and Sunday on a cash out that I won't receive until Monday. She says that's how it is and it's not their fault, but I need to pay interest! I contacted WFB who I funded the loan through and they referred me to Chicago Title since they are the escrow company. Useless! Like to charge for nothing on top of all the escrow fees! read more

We dealt with Denise Danberg. Not sure where I begin? I had a great real-estate agent and a great mortgage broker but Denise dropped the ball from the very beginning. From the start, she was slow to get back to my mortgage broker and then when it was time to close she told us she would have the HUD amount within an hour. I waited at the bank to deposit the money and left after an hour and a half. She finally got us the HUD and after signing the papers we discovered it was the wrong amount by almost $6000!! She was on vacation the next day so Jan and Kieth at Chicago Title picked up the ball and did a great job. We had to run around the next day correcting Denise's error. After we closed we got a letter from Denise saying that we got $300 back and it should be enclosed with the letter but there was no check. We called and they cancelled that check and had to re-issue another one. BTW, we never got an email or apology about getting the HUD amount wrong. My advise....find another escrow officer...... read more
