Personally I'm not in favor of the 203k loan, but if you have to go that route make sure your consultant is attentive to details and not lazy. Detailing your SOR appropriately will save you a lot of headaches down the line. I hired this man after my first consultant (Dominic ) walked out on me. I hired him to bring the project back on track but this guy did the opposite. Of course he demanded his money upfront which is usually higher than most consultants. It took him a full week to show up for inspection another 2weeks for coming up with garbage report that excluded some work specified in the initial SOR. He couldn't remember what was done versus what was not. He was meant to use the existing SOR to state what was completed vs what was still pending so the contractors could get paid. I spent about an hour going over the existing SOR with him, but when he turned in the report it excluded all the details I went to closing with. I tried reaching out to him via emails and phone he never returned any calls nor emails for almost a week. What a nightmare!!!!
