In the negotiation process with a prospective buyer, the price issue came up. Trying to reduce my costs and therefore accept a lower price, Mark suggested that I walk away from some obligations and simply not pay some contracts. I thought that was unethical and refused. Then Mark called to say that the prospective buyers were walking away and were no longer interested. I contacted them directly and learned that they were fed up with Mark and his tactics and simply refused to deal with him any more! Buyers and I had a few meetings and discussions, resulting in an offer to purchase. I advised Mark of the process and suggested a lower commission to compensate for his lost sale and my success in closing the deal. He said he was not allowed to lower the commission, but he would share his portion to compensate me. We agreed and the sale closed. Later, after the close, I contacted Mark to request the commission refund that he had offered. He denied any agreement and refused to pay. That was dishonest. I contacted his manager, Emmet Apolinario, and he backed up Mark, refusing to help. These are not the kind of people that I would recommend to anyone. Shame on them!
