    THIS IS A SCAM - Do NOT pay the application fee…read more TLDR: Hamilton Oaks promised on multiple occasions they would send my $80 application fee back to me, but I haven't received anything in over 6 months other than the reach-around. In April 2020, I was searching for a new apartment for my fiancé and me. I found Hamilton Oaks via Apartments.com and received an email from Lisa 5 days later (4/7/2020) giving me more information. There was a $40 application fee per adult. I filled out the proper paperwork online, paid the $80 on 4/9/2020, and waited to hear back. I never received a call or email back from anyone, so I directed my attention towards other apartment complexes. On 4/17/2020, I called the Hamilton Oaks office to withdraw my application and ask for a refund on the application fee since I had found another place. The woman on the phone stated that that was not a problem and said it should be sent in a couple weeks via mail due to COVID-19 restrictions. We moved into our new place on 5/9, and I naively waited for the check to come in the mail. I called the office on 6/2/2020 and received the same information - that the accounting department has to cut the check and it will be mailed. I waited and did not receive a check. I called on 7/6/2020 and received the same information. I, again, naively waited another month, thinking that it may have gotten lost in the mail. I called on 9/11/2020; the woman who answered the phone stated that they "had the wrong address" for me and hadn't yet sent it. Knowing this was probably a lie since they had my new address already, I still gave it to them yet again. She stated it would arrive anywhere between 10-15 business days. On 10/3/2020, 15 business days later, I called the office. The same woman answered the phone and immediately transferred me to the "office manager;" it sounded like she said her name was Olga. I immediately was sent to voicemail, so I left my information and a detailed report of this account. I did not ever receive a call back. On 10/7/2020, I called and was transferred directly to Olga again, and I left another voicemail. On 10/8/2020, no one answered even though I called in the afternoon when I had successfully gotten into contact with office staff previously. As of today, 10/15/2020, I have received no emails, no calls, and no voicemails from anyone at the Hamilton Oaks management office. I would have appreciated it if they had told me that I would not be receiving my money back before I paid the application fee more than six months ago. Please do NOT move here, I can't believe how hard it has been to work with Hamilton Oaks management office.

    These people are the worst place i have ever lived. They lied about the work they were…read moregoing to fix before i moved in but to my suprise, they only painted and tried to clean. The bath tub has cracks, walls have holes windows can not open and if you get it to open it will not lock. Vernity sooooo old. Screen in the porch had holes and lets bugs in the apt.kichen counter stained. The worst part is. They have mice in the building i called them to come and fix the problem but it has been 3 weeks and they have not showed up. Its been 3 months of calling them to come and do some work and they lie en say they will come every week en they never show up. I really want to move out so bad but i signed a lease for 1 year but these conditions i dont wish them for anyone. This is in the norwood property on Dean st by theway the maintenace guy is only at this property only 2 days a week even then he says he has sooo much work to do thats why they take for ever do get work done.. Very bad management

We pulled up and found it tucked behind an auto broker's lot, and across from a quarry. Not exactly the classy environment I'd expected, but not a deal breaker. There was a school bus unloading kids out front when we got there. I'd say that's a definite plus if you have young children, as they'll have classmates and friends to play with, just by the benefit of renting here. My spouse and I do not yet have kids. We're the type of people who like kids we're related to, and plan to have our own in a few years, but we don't love the idea of living in an apartment with two kids on the floor above us. Or beside us. Or both. Rent for a one bedroom here runs around $1350, which is fine when you factor in the amenities of a large complex, like the gym and the parking, and the utilities that you'd expect to be covered. Unfortunately, none of those things are actually covered by your rent! The strategy here is to charge you extra for everything you'd assume would be included, $300 for use of the gym, no utilities included, covered parking is extra. There's a large room you can hang out in with free wifi and a large kitchen, but you have to pay to rent it out. Instead of a pet deposit, having a small dog will cost you an additional $50 per month. The funny part is, we can easily afford to pay a few hundred more for the things that we need in apartment, even on a monthly basis, but that doesn't mean that we want to. If a place was really amazing, I'd make it work... A two bedroom will cost an additional four hundred dollars or so per month, which I found interesting as there are a large number of two bedrooms listed around the $1500 mark... just not here. The apartments themselves are very new, clean, updated. They're also large, but the space doesn't feel homey and the furniture in the model is too big, so things still feel cramped when you view the place, even though it's probably 800 square feet. They do provide appliances, including a full sized washer and dryer, which is very nice. The stove is electric, which I hate but I'm hoping to adapt to, as it seems to be normal in the area to have a $hitty electric stove rather than a gas stove, which allows you total and precise control over what you're cooking. Hopefully I'll get to the point with electric where it works as well for me as gas. Someday. Hopefully. I suddenly understand why so many people say f it and just microwave things. It also bothered me that there's soft music playing in the model apartment.. I actually want to hear what my own neighbors will sound like before I sign a lease! I'm not dreaming of a perfect apartment furnished by a decorator where soothing music plays in the background while I struggle with that stupid electric stove. I want the real deal, warts and all, when I tour a potential residence. That way I know the limitations of the rental, and I can confidently decide that I love or hate a place. In this instance, my spouse hated it the minute we drove up because it felt crowded, cramped and full of other peoples kids; neither of us liked being upcharged for things we are used to having like a gym or an assigned parking spot. Because of the weird model apartment, I couldn't make a clear call on whither or not we could really benefit from living there... so the search continues!
