Shortly after, Juan Carmona, the maintenance technician, arrived and resolved all the issues in a matter of minutes. He was not only extremely professional but also very friendly and courteous throughout the entire visit. It's clear that Juan takes great pride in his work, and his dedication to excellent service really stood out. We truly appreciate both Felicia's and Juan's efforts. From the manager, Megan and the rest of the staff, Felicia, Dave, Marcus and K'Niqua, they are all very friendly and professional. We inquired about a bigger apartment to transfer into. They found us one right away and started the transfer process the same day. The apartment was clean and ready to move in. Maintenance usually comes a few seconds after you put in a request. If you are looking for a safe community with great amenities in Sandy Springs GA then Park at Abernathy should be your first stop on your apartment hunt.

I would actually give this complex 4 stars, because nobody is perfect but it seems like Cortland properties in general, in my experience, have upheld a certain standard. However, I had an ongoing issue during my 2 year stay at Park 83 that just made things pretty miserable. I moved in at the end of December. February, I began to see little gnats throughout my apartment. By March it was just awful. I could not be in any room of my apartment without these tiny terrorists flying in my face or in the wine I was drinking. After calling maintenance a couple of time, the pest control manager was sent and he identified these as PHORID FLIES - I've done so much research on these MFs its sickening - they are hard to get rid of because of where they come from. Usually it is due to faulty sewage lines or pipes, and they identified the source of my issue to be my neighbor, who after time would not even let them in to treat his unit. So I suffered 9 months out of the year. I worked from home and it was misery because they were attracted to the computer light so they were ALWAYS darting in and out of my face. After some time I found out that the pest control manager resigned and nobody else seemed to take the issue seriously so I had to pay out of pocket for traps, lights, whatever, and none of them really worked because they kept breeding and coming back. I tried everything. The manager Amy offered to put me in another unit in my 2nd year (which is GREAT) but there were no units available of the same size and I could not afford the rent difference. Also, I had to go in person whenever I needed assistance with this specific issue. Telling the leasing agents to give the manager a message never worked - either they didn't write it down or didn't pass it on to her. Ever. Other than that, my only con with this complex was bugs. While pest control will come and spray whenever you ask - I learned that 6 legged things are just part of the game when you live in a heavily wooded complex- so I personally will not do this again. Bees having parties on my patio. Wasps getting INTO my apartment somehow every summer. And no matter what you do, those horse sized cockroaches will always make an appearance every now and then, and it will always give me heart palpitations. No bueno. They basically took a forest and cut down just enough trees to add apartment units. On multiple occasions I've come out to find that my car was crawling with ants on the outside and inner rims of the doors, and it took weeks to get rid of them all. Yall can play in the wilderness if you want to but I learned my lesson. Pros and things to note: -Maintenance always comes within a day or two, no matter what the request is. And they are always friendly! Even when it became clear that they were short staffed and the same guy started showing up. -Leasing office will always send out email/text correspondence to the tenants whenever something happens, something breaks, or something is unavailable. I appreciate this, as I'm learning not many other complexes are good at communication on things that all of us should know. -The gate seemed broken about 75% of the time. This didn't really bother me though; I guess I lucked up and lived in a quiet section where crime or break ins wasn't a concern. -The package lockers are a cool feature but sometimes packages got delivered to my door, which again was fine because I didn't have to worry about thieves swiping my stuff. -I had no issues getting my security deposit back when I moved out. I asked about it and it was in my mailbox that same week. -Fitness room looked pretty lackluster, but it was being rebuilt during my last months, so maybe it will be cute now. -Apartment style is kind of old and needs upgrading. I had popcorn ceilings lol. But I think they are slowly being renovated. If timing and budget worked out, I would have definitely chosen another Cortland property (with high ratings on Google). I am now living in another complex managed by someone else, and customer service wise, Park 83 got 2 or 3 things right that I don't have here and will miss.

They are pretty good at addressing maintenance issues though, in my experience. Here's the best part: the leaf blowers wake you up at 7:45 am 5-6 times a week. If not that, then the trash pick up will. Everything in this apartment is so cheaply made. The window glass is so thin - you can hear people just talk from the sidewalk. The video below is what every morning sounds like. Our windows are closed and we live on the third floor. The leaf blowers are there until 10am-11am. If you value your sleep just don't move here. This was never mentioned to us btw. I get it's normal once a week but 5-6 times for 2-3hrs is just outrageous and should be mentioned to the residents before signing the lease. Their amenities are about 100$. This includes their terrible internet - if you work from home you will need to pay extra to get internet that actually works. It also includes cable, and valet trash. The valet trash also doesn't pick up sometimes. Basically the amenities are mediocre at best. We pay about 2400$ for 1 bed + amenities, not including the extra $60 we pay for the internet.     I lived at Broadstone in a 1 bedroom apartment in Building 1 from April 2023 - February 2024, then…read moreI moved in with my husband who lived in a 2/2 at Broadstone in Building 2 from October 2023 - December 2024. Here is my thorough review of the complex. -- Building 2: If you decide to move here, stay VERY FAR away from Building 2. The people who reside in that building do not care about upkeep. They let their dogs pee in the elevator and poop right in front of the door to the building. They are constantly smoking weed and are insanely loud at all hours of the day. -- Trash: Overall, there is always trash in the stairwells (mainly cigarette buds even though it is a "no smoking" complex). Trash pickup is also 1-2 times a week which means that there will be multiple dumpsters in the middle of the road between Building 1-2. -- Parking: There is always someone parked in the walkway between Building 1-2. More than a few times, people have even parked (and left their car) in a way that you can't get around them to get to the parking garage. Another issue is, if you parallel park between buildings, people will block you in by parking beside you (you can see in the picture below) -- Pet waste: ~80% of the dog owners in the complex don't pick up after their pets even though there are pet waste stations all throughout the complex. Often, I would even see someone letting their dog poop directly next to a pet waste station then not pick it up... Which truly sums up the people that live here. -- Building 1: Between the two buildings I personally lived in, Building 1 is the better building. It is cleaner and quieter than Building 2. However, don't lease an apartment on the side of the pool. Especially during the summer, people would be in the pool until midnight and would be as loud as they pleased. -- Mail/Packages: Broadstone runs their package system through Fetch which is the MOST inconvenient thing I have ever experienced in an apartment. The way Fetch works is you have a completely different address for your packages than for your mail. Your package is sent to a Fetch warehouse and put in your "box." From there, it is picked up by a Fetch employee and delivered to your door. Sounds great in theory, but your packages get to you days later because of the extra steps. Plus, if you have people sending you packages, they have to have both your mailing address AND your package address and know the difference between the two (considering we had dozens of wedding presents trying to get delivered, you can see how this was an issue...). -- Moving out: We moved out Dec. 3, 2024 and didn't receive our deposit back until the last week of January even though our lease says we would get our deposit back within 30 days. When I returned our keys, I was not given any information on moving out and the leasing agent only took my keys and put them in a drawer (no email confirmation or anything). In fact, I had to ask them if they needed our new address to which the leasing agent responded, "um yeah probably." Then he searched his desk and pulled out a sticky note... Needless to say, I didn't have full confidence that our move out was recorded. Sure enough, through initiating a conversation with a different leasing agent at the beginning of January, I could tell that our move-out process hadn't started. All of that is just the overarching issues. We experienced lots of nuance problems throughout our 2 years of living there that just made our time there that much worse. If someone forced me to live at that complex again, I would choose Building 4. It has its own parking garage and seems quieter than the other buildings. However, if you don't care that you are paying a luxury price tag for a non-luxury apartment complex, this is complex for you! All of the issues we had with the complex wouldn't be a huge deal if we had paid significantly less in rent. Don't let the great amenities fool you... the tenants in the complex make this a terrible living experience.

The manager DeMille and assistant manager Xavius work seamlessly together to provide and maintain a superlative product. They are very passionate about making this an enjoyable, comfortable, and peaceful place to live. When I first visited the property, I was greeted by Xavius's cheery disposition, beautiful smile, and overall warm energy. He answered all of my questions, was very professional, and left a lasting impression that prompted me to cancel my other apartment viewings for the day. I knew from the moment I stepped foot in the doors of Broadstone Junction's leasing office, that I was making the right decision. When touring the grounds, I could definitely tell that an extensive amount of detail was put into the buildings, which is a nice touch to have as a renter. The pool is gorgeous, and there are loungers that actually sit inside of the water, giving a resort feel. The clubhouse is great, my friends and I reserved it and had a dinner party there one night and we had the most amazing time. There is a kitchen area with a lot of counter space so we were able to bring prepared food over and set up a self serve area for everyone. If you're a remote worker there are a few spaces for you to work or have a private meeting/presentation. My favorite amenity is the creative space, which is designed for creative social activities like a beginner art class! They also host a ton of resident events, from coffee and cookies, to holiday parties and everything in between. They even invited a food truck last month, and gave the first 30 residents a $10 credit for their order! I absolutely love it here! A beautiful property with a ton of amenities, professional staff, and a responsive maintenance team? What more could you ask for? I have lived at numerous apartments over the last 17 years in Atlanta, so trust me when I say, this is where you want to live!

    the good reviews are fake I strongly advise against renting…read moreat this property. The office staff consistently avoids accountability when it comes to addressing issues with your apartment. The conditions are nothing like the model they show you during the tour. If you don't live on the top floor, be prepared to deal with recurring leaks that never get properly fixed. They will tell you your apartment is "move-in ready," but it's not. Units are not fully inspected before you move in, so you'll walk into things being half-done, broken, or unfinished. And God forbid you have to submit a maintenance request maintenance often marks work orders as "completed" without ever coming to your unit. The maintenance supervisor is typically just in the office, not actually making sure things get resolved. The pest control service is useless bugs will be living with you rent-free all summer. The gnat problem is disgusting. Valet trash is unreliable and inconsistent, but if your bags are out and they don't come, you're still the one getting fined. Management has been over the property for over two years now, and nothing has improved. Amenities are disappointing: * There's only one grill on the entire property, and it's rarely usable. * The gym is only open during office hours, so most residents can't even use it. * There is no clubroom, no matter what they claim. * The gates don't work, yet you're charged for gate cards that are basically pointless. To top it off, I moved out after just two months and they charged me $500 for "damages," when it was just typical wear and tear like small nail holes and needing paint. I originally planned to stay longer, but the conditions and management made that impossible. The office staff is dismissive, and both the property manager and regional manager don't take resident concerns seriously. Overall, living here has been frustrating, disappointing, and a complete waste of time and money. Do yourself a favor look elsewhere.
