Their appraiser did not count our lower level as living space even though it is heated, furnished and livable. The rooms she did measure were not done wall to wall but from a couple of feet into the room. Our home has an absolutely gorgeous view from our upper deck which this appraiser never went on. Do NOT USE THIS FIRM. After we questioned her, she told my husband several lies - I know because I was with her! Also I need to add that We live in Mountain Lake Estates and per the building covenants in the neighborhood it is not possible to have a house under 3,000 square feet. Ours is way above that and this appraiser said we only had 2600 sq feet We want our money back and this appraiser needs to be re schooled.

She spent about 5 minutes looking at my house, basically all she did was come in take pictures of every room and left. In her appraisal the diagram of my house she has my stairway running east and west when in fact it runs north and south that's a pretty big discrepancy. She also listed my house as a one bathroom house granted I was doing some work in the downstairs bathroom and the shower was out of it but it still had a functioning toilet in it so wouldn't that be a half bath? When she did the comparisons of property sold in my area, she put that there were no comparable properties sold in my area. Then she compared it to three other houses with half the square footage that were all one story whereas my house is a two-story. I have had a considerable amount of work done in this house in the last 20 years since we bought it a complete kitchen remodel, hardwood floors throughout the top floor. Finished an unfinished basement, added a bedroom and built a new shed in the backyard a pretty large one actually. So I have done easily $40,000 worth of work to the house since I bought it and somehow it's gone down in value $30,000, yeah I do not think so. We were about to refinance with the same company again and I made sure to let them know not to send the same appraisal company out and I have a feeling my house will appraise much much better this time. So it is my personal opinion that if these are the people that are supposed to appraise your house I would look elsewhere or tell your mortgage company to send someone else. I know I personally would never let them appraise another property for me.

Hard to get a hold of during reasonable hours (her favorite time to respond was midnight!), consistently lied to me about "Georgia Real Estate law," threatened to quit representing me and yelled at me over the phone. Always told me about the sellers' marital problems and fights they were having. Made it very clear she is working for the Seller, and NOT getting paid by the buyer (which was me, who she was supposed to be representing). Save yourself the stress and do NOT let this UN-professional "represent" you when trying to buy a home!
