He had been renting through them for years and spoke highly of them. Once I met Maranda and her team in-person, they were very thorough walking me through every detail. I was a little nervous at first and any questions I had the following few months they were able to answer quickly and assuredly. Ive been renting my property for over a year now and Maranda has been very helpful with my questions and answers quickly and effectively. They've communicated tenant findings and asked for feedback. In closing, I recommend Frank Moore for your renting services. They're efficient, communicate well and are genuine individuals. Rest easy knowing they're doing what's best for you while doing business the right way.

The HOA manager (of all people) is incredibly rude and dismissive. My many maintenance requests for ONE thing still have yet to be completed and no follow ups were ever done unless I called. I explain the same issue every time I get on the phone and every time I am lied to about it being taken care of or even about receiving a simple call back. I am not a confrontational person and despite my many attempts to deescalate the tone of the conversation, he still remained escalated and continued to be dismissive and degrading without giving me a truthful resolution different from the same lies I was fed before. I offered to fix the issue myself and was yelled at because 'the property doesn't belong to me'. This is NOT the place to go for any property management needs and I hope that guy has a better day now that his anger has been spent all on me.

So normally I give credit where credit is due. However, I'm just going to simply go with our Pros…read moreand Cons here. Please make your own assumptions, as I understand everyone's experience is different. My husband and I currently live in a Spring Willow which is one of the larger Landmark 24 homes available in the Charleston community. PROS: Beautiful woodwork, unique/rounded design (this originally captured our attention), built-in bookshelves, extremely large master bedroom, coffered ceilings, large and open concept, extremely simple closing process. CONS: HORRIBLE Builder Communication. When I say horrible...I mean ABSOLUTELY HORRENDOUS. There is limited follow-through outside of the Warranty response simply informing you that majority of items are "excluded from coverage" and "that this information was further passed on to the Builder". You need to personally outreach more than a dozen times to get anywhere. It may take you months on end to have things resolved, which is a deviation as outlined in their Warranty Agreement. Sometimes you even have to send certified letters and seek legal counsel... Unfortunately for us, Legal counsel is on our docket not once, but TWICE now... Truly sad for only being in our new construction home 13 months now. Additionally, if you're looking for a good argument some of the Builders contractors will tell you that they "can't provide perfect products" and that the information you provided isn't an accurate representation...unless of course, you prove them wrong by hiring your own third party contractors (at an additional expense). I won't even go into the associated fees, but they are EXTREMELY costly, as I'm sure you can imagine. Oh, and somehow there are multiple coding violations present that you as the homeowner may further be liable for because the builder may refuse to pay for them.. (regardless of the information outlined in your warranty coverage booklet)...

Do I recommend this builder? ABSOLUTELY NOT!! I would give my experience with them negative stars…read moreif possible. We spent over a year dealing with horrible LM24 and a salesman with the absolute worst communication. They picked the worst of the worst contractors to build the my home and the finish work was novice at best leaving gaps, caulk and overspray everywhere. The build site was littered with beer containers. Terrible sanding, drywall and trim work. No site manager to ensure things were done on time and in order. Many mistakes that required walls to be cut open to fix issues. No inspections performed and the county inspector let their shoddy work pass. The HVAC contractors said they would not work for them again because of how poorly they operate. We should have walked away! The other 1 star reviews are not lying. So much was done wrong to include the yard grading. Some many issues it feels like we purchased a fixer upper. YOU'VE BEEN WARNED!!

My husband and I chose them because we share the same beliefs and because Melissa has a light-hearted & joyful demeanor that was so refreshing (the drama & chaos this past couple of years made house hunting extra stressful for us). Anyway, as first time home buyers, we asked tons of questions, viewed and bid on several homes, got outbid, etc. etc. She patiently answered our questions, promptly responded to our text & email messages and phone calls, and taught us how to work the crazy housing market until we found our beautiful home :) Let me mention her husband Paul too. He's kind and sweet, a real Southern gentleman. They both have gone percent above and beyond our expectations. The Stanfords should be your first and only choice. You won't be disappointed!
