We leased there for 3 years till the 30th of July 2021. In line with the lease, the apartment was thoroughly cleaned and swept upon move-out. I notified the Property Manager, Jay Durski on the 29th of July 2021 of my move-out details as advised. To my surprise, the Landlord never paid back my $540 deposit or any notice in writing within the 45-day time frame. I received a text from the apartment on 09/16/2021 with the following charges: * $335 General cleaning * $200 Carpet cleaning * $300 Painting & patching * $50 Living room: vertical blind set * $25 Mini blind 1 @ 43" * $250 Kitchen: broken fridge parts - lower door bracket, right crisper, crisper shelf * $10 Kitchen: 1 stove Besides the bullet points above, I have never received any formal itemised list or pictures relating to the above charges (this is what other apartments in the area does). The figures also do not add up as my deposit was $540 as the net charge of $695 was what was billed to my account. Upon checking the tenant portal, I rebuffed most charges as illegal & unreasonable as they result from normal wear and tear. I sent the Manager my move-out photos (shared photos are on this drive). He said the photos were misleading and threatened to send my unpaid balance to collections. The Property Manager claimed the apartment was left in a way no US landlord will accept (a claim which I find totally false and baseless). He never provided photos to support his claim. Even when I sent them online links showing what their responsibility as a landlord is, he never acknowledges that. Rather, he stated he would never comment further on the matter. I regard the actions of the Property Manager as highly discriminatory as such treatment will never be meted out to Americans. Most residents in the apartments are international students. It seems to me that they have decided to capitalize on foreigners to charge dubious charges in the tag of move out fees even when they know it is wrong. I also would like to state that the property management never carried out any form of routine painting or carpet cleaning in this apartment for the 3-year duration during which we resided. In addition, there was a burnt portion of the carpet in the apartment prior to moving into the unit which was brought to the attention of both the previous and current Property Manager since 2018. I found out from at least 6 other tenants who moved out that they only treated international students or tenants relocating out of South Bend / Indiana or out of the country this way. We have decided to file a joint complaint with several stakeholder bodies including Notre Dame Residential & Housing Department. We have vowed to take this matter up to every extent in form of filing charges and complaints to several regulatory and investigative agencies including publishing this on various online media unless this wrong is corrected. The activities of Irish Residential should be thoroughly investigated for all past move-outs as I believe such practices have gone unnoticed because no one has taken the Property Management upon such unfair housing and business practices. I would also advise other former tenants to file a lawsuit against them for my deposit and compensatory damages for any actions by them to claim such illegal unpaid charges. Furthermore, we have had to cope with certain unsafe environmental conditions at the apartment. One such condition is that the bedrooms in the apartment started growing mould ( a complaint some other tenants had with their apartments). This was brought to the attention of the Property Management through the filing of a maintenance request (attached) but this was never corrected. My kids developed allergies as a result of these environmental conditions before we moved out.

Yes, as a broke, recent post-grad, I chose to pay rent for a second, different place rather than live in this house for another 120 days. I'd give zero stars if I could. The condition of the house upon move-in was appalling. When I saw the house for the first time before signing a lease, it was bad, but I was assured that it was the previous tenant's doing and that it would be thoroughly cleaned before I arrived again. Keep in mind, we saw multiple houses from Irish Residential and this was the best one (there was literally a dead bat in another one). I was a fool to believe that. No one had sat foot in this house, especially not to clean or improve the property, between my initial visit and my move-in. Someone else's dirty furniture was still there, bugs were everywhere, water damaged the basement ceiling which they covered with tiles but did not repair, stickiness or dust covered every surface, outside vines on windows were growing inside, multiple smoke alarms were beeping because their batteries were out, lightbulbs were only in the kitchen and bathrooms which could be why I didn't see or register the extent of the issues on my initial visit, especially in the basement where there was storage stacked including dirty underwear and feminine products, and I still could go on. Come to find out, cleaners did show up but it was too dark for them to work safely, so they left. I took photos for documentation, which mostly consisted of the last tenant's unhygienic furniture which was my main concern at the time of move-in. I called to complain immediately upon walking through the house, and they came to get the furniture out and "clean", which they did quickly and NOT efficiently. Yet, despite all of this being reported in the first hours, when our lease was up, over half of my security deposit was being kept for cleaning fees and fridge brackets, which were also missing upon move-in, when this place was cleaner than when I'd arrived due to our occupancy. The nightmare didn't stop on move-in day. There was at least 10° difference between the basement and second floor from the first floor, there were only window ACs which my bedroom window wouldn't support and management led me on about buying one for several hot months, the downstairs bathroom was unusable to the point that maintenance told us to keep the water off in there because it would definitely flood, and there were three sets of washers and dryers and only one set worked, which was all we needed, but the other washers would flood and management wouldn't move them out, because it wasn't "necessary". Doors wouldn't stay shut, loose wires were found, etc. There were leaking radiators, clogged drains from the previous tenants, and an ancient trash shoot in the house near the kitchen that still had trash in it from who knows how long ago. The radiator even flooded the place in the winter, including in my bedroom, ruining my furniture, for which maintenance wouldn't come out to fix until after I went to work the next day. I stayed up all night, drying towels to reuse them to reduce the flooding. I lived in one of the basement bedrooms, which was added on as a bedroom at some point in time, didn't have adequate ventilation, located right next to the boiler room (aka hot and loud), and was in close proximity to the water damage, all of which are a recipe for mold, causing my breathing issue. My allergies were exorbitantly worse in this house than when I subsequently lived with a cat and I'm very allergic to cats. These issues were on top of this house being filthy. The uncleanliness of the place was a constant battle. Near my move-out, I sent my photo documentation to the new property manager, explaining my situation, to which he pretended to be concerned. However, when day 44 of 45 hit from the official move-out date (the longest they can hold onto a deposit), he sent the charges and then pictures of areas we didn't clean when we moved out, even though those issues existed when we moved in as we inherited someone else's mess. Honestly, I am less concerned about the money as I am about the principle, considering the condition in which we lived because they were unable or unwilling to fix issues with that house. I should have called code enforcement or the buildings department when I was there; I urge anyone who lives in one of Irish Residential's locations to do so... Or better yet, just don't ever sign a lease with them. I learned my lesson. Oh, and the kicker, new management said we were good tenants and wanted us to sign another lease for 50% INCREASED rent from what we paid for the first lease with NO improvements or renovations. At least they have a sense of humor. I now live in a multiple bedroom and bathroom luxury apartment in the same area for that exact same price.

    The absolute worst experience I've ever had buying anything was with MaryBeth HoopenGarnter. She…read morenever calls, only texts. talks to you like she knows everything and has ZERO customer service skills. For starters she lost my earnest money and told me I DID after the day I drove to the office I dropped it off at the day before she found it in the trash can at the front desk AFTER I called the bank and told them they gave me the wrong paperwork. Then she only wants to reach out when she has questions, not answer yours. She also told me that I was not to pay for the inspections after I paid for my home inspections. That part of my agreement was for them to pay that so we waited until after my close date for the sellers to pay for it. Now I'm being stuck with the bill and I'm just going ahead and eating the cost after her not wanting to really do much about it. The cherry on top was the lockbox with the combination she failed to remove and a third party came by without my consent and took it off and she had the nerve to blow me up about it. Even if she offered me a free house I'd rather pay a toddler with paper money versus ever dealing with her again, at least they'll be honest with me and talk to me with respect. 0 outta 10

A sibling was named executor in the will and so was the one to interview realtors and select one to list and sell the condo. Denise was selected to be our realtor. We signed a contract with Denise/Cressy and /Everett on May 24, 2022. Cressy and Everett, in my opinion, has had a great reputation in South Bend so I was happy with the choice. Things started going sideways the next day when Denise had the wrong asking price on the listing. After that, she had my email address wrong 5 times so I was missing out on critical information regarding the condo. A sibling kept forwarding the emails to me, and telling Denise she had wrong email addresses. I also mailed/texted Denise and told her she had wrong email addresses for me. She got one sibling's email address wrong as well. There was a number of different email addresses that were being used. Denise's reason each time was not having her glasses with her. Denise also had my phone number wrong 3 times (I thought it was 4 but I only find documentation of 3 times, so 3 times it is). It was the missing glasses reason again. Then I went to the title company a few days early to sign the closing paperwork. Denise emailed me the night before (the original date I was supposed to sign) that she would be showing up at the closing. I didn't check emails that night so I emailed her back that morning that I had already signed the paperwork. She called me and ripped me a new one, telling me that I should have told her I signed the paperwork early, that she had spent 30 minutes driving to the title company. I told her that was the title company's job, not mine. She mentioned that she knew a sibling and I were unhappy with her. I told her that was true and went through the list of issues (listed above). I told her I had never had so many problems with a title company and realtor before. Right before she hung up on me (who hangs up on a client, no matter how upset one is?), she told me I hadn't shown her "grace". I thought I had as I had put up with all the mistakes she had made. I decided to not rate Denise and to let it go, showing some "grace" towards Denise. But then she sent a thank you email to my siblings, and not to me. One third of her commission came from me! This rating would have been one star except for Lindsay. Denise went on vacation and Lindsay helped us out while Denise was gone. Our initial buyer backed out on his offer. Lindsay handled getting the condo back on the market quickly. In talking with Lindsay, she was professional, knowledgeable and personable. I'd like my 1/3 of Denise's fee back.
