Need to shape up. If it wasn't for the friendly staff would be 1 star. We own a property which we rent out. Every year for the last 3 years they send to HOA bill to the tenant not me the owner. Every year it incurs a late fee before the tenant gives me the bill. Every year I call and tell them this and they assure me it will not happen again and have corrected my address.....but I will have to wait for their board to decided if the late fees can be waived. Well here we go again with same issue. Called their office and after 5 minute wait on hold got their answering service. Really?...you have to hold for the answering service while they are at lunch? Just leave a message saying you are at lunch and stop wasting my time. Called earlier in day at 7:45 AM and they weren't open yet. I've been repeatedly reporting serious gutter issues that are pouring rain directly into my home, making it impossible to even open my back slider doors. Despite numerous emails and calls, this management company simply does not respond or take any action. To make matters worse, I was $317 past due mainly because they don't answer me and haven't fixed any of my problems so instead of helping resolve a real safety/maintenance issue, they placed a lien on my house!!! Their complete lack of accountability and care for homeowners is shocking. I cannot recommend this company under any circumstances. They ignore problems until they can punish you, and it's left me feeling both frustrated and unsafe in my own home. I have been a resident since may 2025 and the best thing I can say is RUN!!! with a stuck up neighbor Brad who couldn't be bothered to help me get batteries during the hurricane aftermath because I wasn't a home owner even though I am. Rude and refuse to admit their mistakes. They don't record payments, then insist I do the work of proving to them that they deposited the payments into their accounts. They never sent me a bill then filed a lien against my house. I asked for proof of the billing, such as a registered letter and all they said was it was their policy to send bills. Probably is their "policy" to record payments too, but they don't. Somehow I received all my other bills except theirs. I had credit score over 800, so it's not like I don't pay my bills. My HOA needs to find a more reputable firm. No wonder their Better Business rating is one star. . read more

They are suing me because they did not tell me that they do not change the automatic draft amount automatically. I have to change them myself. I am a Fullerton Place resident. Communication skills with this company NEEDS tremendous improvement. I am begging to speak to some concerning a violation that shouldn't be a violation. No one will call me back. Phone, the Chat with US and using the portal app doesn't work. But the violator patrol are quick to cite me on non sense concerning a plants that have been at my home since 2015. December's Annual Meeting should have been in October per documentation. Cedar sent out NO AGENDA, Cedar sent out NO BALLOTS. Cedar hosted an annual meeting and PASSED A BUDGET with Association Lawyer PRESENT when NO HOMEOWNERS WERE TOLD THERE WAS A VOTE and NO HOMEOWNERS WERE PROVIDED WITH A BALLOT. This is contrary to the LAW. I have reported this to the NC Attorney General's Office as well as to MANY NC LEGISLATORS. It's April and 2022 year end financials have not been posted It's April and the 2023 Budget - ILLEGALLY RATIFIED - has not been posted. January 2023 financials are not standard accounting, the second section of numbers should be for the YEAR, NOT JANUARY TO JANUARY. The Annual Budget should be in every month's accounting just like HOAM & Priestley did it. My Townhome Community recently hired Cedar Management Group as our Property Management. I put in a service request for a hold in the siding on my townhome on November 19, 2023. I have called, a answering service, numerous times regarding this and have completed the online repair request every time it is closed. I finally received a name of the person who is our actual manager. I have emailed her numerous times. The required 3 vendor quotes have been sent in and supposedly these were sent to whoever approves the repair. It is now been over 6 weeks and NOTHING has been repaired I have read the reviews and unfortunately poor response and management is normal. Cedar hasn't even been with our 84 unit condo association for a month yet. We have 5 board members all of which work full time jobs. Our property manager Donette went out on vacation around December 20th. Our 84 unit community had alerted her to our trash compactor being broken the day before. Their offices were to be closed December 23-27. On Thursday December 22 we had asked her backup Jason for an update and he didn't respond to us until 4:30pm knowing the following day he would be on Christmas break! We have 84 units, it's a holiday weekend and they are to be closed well past that holiday. He put nothing in place for a roll off dumpster or any place for residents to put trash in this extended time frame. I was forced to jump into action on the 23rd and after several calls was able to find a roll off dumpster to be delivered. Ok crisis averted. Christmas Eve day one of our buildings had a sprinkler system pipe on the top floor burst and there was catastrophic damage. Donette responded to very few of our messages but definitely reminded us that she was off until the 28th. The VP business development sales Manager Julie, answered a call from our president but reminded him that he had called her on her on her cell phone and she would be off until Tuesday and to call their emergency line. I had already been on hold waiting for someone over 30 minutes with no answer. When he told her their lack of response when we pay them as a property management company was unacceptable, she 100% hung up on him with all 5 of our board members on speakerphone to attest to this happening. Our board is awesome we have done everything we can to spring into action calling the FD, disaster recovery, plumbers, general contractors, insurance agents, sprinkler company etc........ none of them were unresponsive to us and have done everything they can all the while the cold weather has caused pipes to burst and disasters to happen all over the triad. I'm sure their accounting department will have no problem billing us for our very first month with them even though a single person at Cedar Management Group has yet to do one single thing for us. DO NOT HIRE THIS COMPANY!!!!!!!!! We have text messages and emails that will 100% attest to my review on this company!!!! Maybe your representative should have a conversation with homeowners to find out what is going on. The hoop was laid down due to a 50+ mph storm that came through the area, followed by a snow storm. it was in MY DRIVEWAY not impeding on anyone else's property or easement. There is no covenant or bylaw that states that my hoop cannot be lying down - only not in the street or easement of another's propetry. We laid it down to avoid damaging the hoop and vehicles due to the events of mother nature. My townhome has flooded multiple times due to poor drainage. Ive spent thousands of dollars and hundreds of hours replacing sheet rock, molding, flooring and furniture. The HOA is responsible for the drainage and the damages. They put in new drainage and it flooded..... again. Ive had no other recourse than to stack sandbags at my front door to prevent further damage to my home. Now ive recieved notice that I'll be fined if I don't move them. I guess they just want my home to rot around me from water damage? Nobody returns my calls or even try to contact me about why they were there. They don't care. I purchased my home in December of 2019 with an HOA, Shamrock Green, that is responsible for the foundation and roof. For 2 1/2 years, I have been asking my HOA to repair what they are responsible for. The foundation of my home needs repairs, and the damage is becoming extensive. The home is caving in in the middle, lights are becoming loose from the ceiling, walls are cracking, my appliances are leaning forward and a risk of falling and crushing someone, and trim is becoming loose. We have had so many issues with this management company since they took over several years ago. We get HOA bills that are due before they were mailed out. We get citations like "replace tree" that is perfectly healthy, it just needs to be trimmed, (and there are 0 days to fix the issue). We tried to go through ARC review for a shed and kept getting rejected with no specific reasons and they finally started billing us $35 every time they rejected the request without cause. Arc guidelines and paperwork are impossible to find on their website and they only allow 1 account per household so I have to ask my husband every time I want to look at the site. Complaints fall on deaf ears and go unresponded to - ever, not just a long time to respond, they just completely ignore you. We truly have some violations in our neighborhood but they come by once or twice a year and cite everyone for every little thing. Literally. A consistent slide into worse performance over 15 years. The staff are stretched thin and you never get anyone on the phone. Everything is off a template that doesn't fit communities and there is no appetite for adjusting the template they operate from. To a hammer everything looks like a nail. Over a decade ago you could call and get answers to questions and there was followup. Now you get no confirmation and ignored voicemails. I suspect the policy is to wait for multiple calls and hope people give up and move on. Cedar is unable to service the accounts and commitments they already have. If you don't offer competitive pay it is hard not to be short staffed. You can't blame staffing forever, if you can't hire and retain talent that is on you, someone has a life change and resigns you can't control that but you can't claim bad luck for an entire decade. They told me I need approval for something pre approved. I sent them the by laws - they are to be experts on - and they sent them back to me telling me to submit for approval. All you have to do is look at their "Star" rating! At this writing 69 "one star" and only 6 "five star". This property management company is the most unprofessional and unresponsive around and I warn anyone looking for a Property Management company to stay far away from Cedar Management. They took over our community and ignore requests and when (if) they do respond, the Community Manager assigned to our HOA is rude, dismissive and argumentative. Miss Joye should not be employed in this line of work based on her clear lack of people skills, but yet she found employment at Cedar Management. Our HOA sent us a violation letter that was biased, target and based on personal motives. They made up a non-existent covenant and became increasingly vague, inconsistent and argumentative when we repeatedly (3 times) asked them to show us where in our documents this 'violation' can be found. The Treasurer voted to send us the violation, when she is guilty of the same exact thing. The Board president is non-compliant with 4 covenants, yet she wants every other homeowner to follow the rules. This is called "Selective Enforcement" and it is against the law. We repeatedly told them we want to be compliant, just tell us how. The calmer and more agreeable we were, the angrier they got because they had nothing. It was an outright attempt to harass us. If you want to learn more about "Selective Enforcement" go to their own website which has two excellent webinars. They are directed to Board members but were a great source of information for us, homeowners. CMG does not practice what their own legal counsel advises them to do. The fact that the Board acted with the "guidance" and support of their "HOA Community Manager" should tell you how shady they are. We hired an attorney and are prepared to take this further with them. Stay clear away from Cedar Management Group. I cannot stress this stronger. Stay clear away from this company. I'm glad that Cedar Management hasn't been able to trick Yelp into allowing all their fake reviews. On Google Maps, their listing is ripe with fraudulent fake reviews. This is, presumably, done to further their business. On their Google Maps listing... Doing a sample test, I ran three of the names (the ones that are more unique) through LexisNexis, and none of the actual identities named reside anywhere near any of the alleged communities Cedar Management manages. So, Cedar Management is using deception, fraud, false advertising and identity theft to mask negative reviews and to promote their management company to new clients. While this sort of crime is rarely prosecuted today, it will probably come under more scrutiny in the future as state attorney generals realize how much damage this sort of fraud does. Unfortunately, fraudulent Google accounts do not get penalized, the accounts just get locked down. That's the reason most of these accounts have only posted one review. Normally, ratings on Google Maps and Yelp will be similar for a business not involved in fraudulently altering their reviews. This is not the case for Cedar Management. It's also pretty hilarious that three individual reviews from three fake accounts begin with the typical, "I don't normally write reviews, but..." Also, I sold my house that was in a Cedar Management managed neighborhood mostly because of them and their racist property manager (that's for another day) along with a few other reasons. Fast forward seven weeks and they have yet to issue me a refund of prepaid HOA fees. As you know, HOAs are involved in the sales process yet they act as though they had no idea I sold the house and requested endless paperwork. This is how they do business in general; if you need them for anything other than paying dues, they're largely ignorant and in eternal slow motion. Oh, and don't even think of mentioning that you have the right to file a suit against them, they become passive aggressive babies and threaten to halt "assisting" you if you mention it again. I've been having a roof issues since I purchased the property 2018 I believe and the slum company closes my tickets without checking the issue saying it's my responsibility. They lie and say they're sending someone over and never do just close your ticket. They send people to your home that do not speak English on purpose so you can't remedy the issue and close your ticket without telling you the issue or what they fix. The office people are liars and I believe racist and sexist because if I was a white man I wouldn't be going through this. I consistently asked for a higher up and I've been patient and kind. I'm no longer any of those things anymore. I had 2 contractors come over for an estimate that I paid for and the company kept saying they're not responsible. I lost 30 lbs I got so sick from the mold and I was still patient begging to understand where is the water coming from. I finally took a picture of the picture from the contractor and sent to a friend that's the only way I found out the problem before I almost died I could barely talk. Our neighborhood has had several management companies over the years and Cedar is the absolute worst. You call them, they send you to an answering service or the phone doesn't connect at all. You leave messages, they call you back from unknown numbers and leave a voicemail with the same number that goes right back to the answering service. We have had three different property "managers" in the time we have been with Cedar. Bills update late, they take forever to post payments, they don't follow HOA rules and no one is ever responsible for anything. If you are looking for a management company, do not use this one.
