Working with Maple Leaf has been a pleasure, particularly thanks to our property manager Katie!…read more From the start, Katie's eye for quality and completeness was very helpful in getting the home in great shape. She unfailingly followed up and kept track of every detail and project, coordinating across multiple contractors and the wrap-up and move out we were doing. Her communicativeness and responsiveness has been enormously helpful, including when it came time for leasing and move-in. Katie kept everything on track, and went above and beyond with a day packed with tours. Maple Leaf and Katie's professionalism and care really shine through - would recommend working with them!

She took over our property at a time when we were dealing with a downed tree after windstorms, and truly changed our lives for the better. She helped us to get the tree delt with, and another dangerous tree taken down so we wouldn't have this problem again. Our prior manager had been complacent, slow, and unhelpful. Katie is the exact opposite. She is prompt to respond, follows up on issues until they are resolved, and has a genuine care for the lives of her renters. She is always warm, friendly, and gets the job done! Maintaining our gutters and landscaping, ensuring seamless lease renewal, and replacing our fridge the same week that it broke are just a few examples of ways she has helped take care of us. She is absolutely an asset to the Maple Leaf Management team, and we feel so lucky to have her.

He replies to messages within minutes, making communication effortless. When it came time to list our property, we simply sent an email, and within a few days the lease was signed with a qualified tenant. It was truly a hands-free experience. David is very knowledgeable about the local rental market, pricing properties competitively. He conducts thorough background checks to ensure reliable, responsible tenants are placed. When maintenance issues arise, he addresses them promptly and professionally, never leaving anything unresolved. He's also built a trusted team of maintenance specialists and contractors who are experts in their respective fields. We recommend him highly.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

We've only had Lakeshore Corp as our property managers for about half a year now, but they've done…read moremore for us as renters than the previous property managers have in the 12 years we're living here. They are so very responsive and find the best vendors who are very obviously great at what they do. Those vendors try to accommodate our schedule as best they can. The follow-up by Lakeshore is terrific; they just don't send the vendor out and then forget about it; they follow-up to make sure the job was done and done properly/to our satisfaction. This is what all they've done for us so far, keeping in mind our duplex is an older building that's been neglected for quite some time: - Had a vendor come out to replace our thermostat; while he was doing that, he noticed our furnace was super-old, and suggested to Lakeshore that it be replaced. They authorized that, and for the first time since we've lived here, we are now nice and warmly comfortable this winter. - Two faucets needed replacing - done within days - I've had reported so many times that I lost count that we had a gutter that came loose from the house and was hanging, plus all the gutters were filled with growing vegetation - they had the gutter repaired and then had the roofs/gutters power-washed. - The stove was ancient; again I had attempted to have it repaired or replaced with no luck. One work order to Lakeshore sent a repairman out, who tried, and when that didn't work, they ordered us a new stove. I am now enjoying cooking again; a love of mine, but which I've been hating because of that dilapidated stove. - Our side deck was collapsing. Again, reported many times, but nothing was done. It is now whole again, and I can't wait for spring/summer to enjoy my deck again. There were a couple other things they've done, but this is turning into a novel. Suffice to say, I am so very pleased with Lakeshore and their friendly, competent employees.

My problem with Cole property is two fold. 1) They do…read morebusiness like it is 2001. Nothing is automated. No online payments, online records, or automated maintenance requests. Everything moves at the speed of molasses. I understand that at one point automation was an expensive luxury... but not in 2018. 2) Russ kind of treats you like you might expected a slightly abusive boyfriend to treat you. He says things like "good luck finding it better/ cheaper anywhere else" and "you don't understand how good a deal this is, if you walk away from it you'll never get it for this cheap again." All the while offering contracts that make us pay for things we won't use or convincing us to spend money we didn't need to spend. At our last meeting he gave the entire association the wrong information about two of our contracts in place of saying he didn't know the details. I only found out he lied because I went to his office to look at our HOA paperwork after he informed me that "He didn't have time to scan in everything I might need. (See complaint #1) We have been homeowners in a HOA run by Cole Properties for 3 years. I just stepped into the role of HOA president and couldn't be more excited to be rid of them. He was right, we couldn't find a cheaper management company but I'm confident the competence of our new management will make up the 50 dollar a month difference. If you'd like to message me, I'd be happy to talk to you about our experience.

We hired TMT because our property manager was going to be someone we worked with before. But he quit about 3 months later to get into a different industry. Then we got the two most incompetent persons I have ever met. One couldn't remember from one meeting to the next what he was supposed to do. The next one quite frankly lied flat out about his progress on projects. It was bad. We finally went up the chain of command to get another property manager. We struck gold! Colleen has been good in staying on top of things and communicating with us. However, I have to say that some of the comments appear to be directed to the wrong people. While I do agree TMT's customer service leaves something to be desired, particularly their accounting people, it is not TMT's job to hire vendors, or schedule maintenance, or even keep on top of accounting matters. Its the respective Board's responsibility. It is clear that some of these people do not have a clear understanding of what is their Board's responsibility and what is the management company's. Fines are not imposed without Board direction. Rule enforcement is also the Board's responsibility. Hiring of contractors is not done by TMT either. They can recommend and/or get bids, but final say and hiring is done by the HOA board. If the HOA is non-responsive or not engaged, then things can languish without being resolved, particularly if no quorum of the Board happens at each meeting. I would suggest attending the next Board meeting and finding out and asking questions as to why things aren't getting done. Just sayin.

If I could give zero stars, I would. The Management Trust is the textbook definition of "you get…read morewhat you pay for." They are the cheapest and least professional HOA management company I have ever dealt with. Maintenance requests went unanswered for months, staff were dismissive and even hostile, and there was zero empathy when residents faced serious issues like leaks or floods. They couldn't even handle the most basic functions, like uploading HOA meeting minutes, let alone addressing real homeowner concerns. After five years of dealing with them, I can confidently say: Avoid at all costs.
