When I initially…read morebegan looking into the complex I was shown several different units - studio, 1 bedroom, 1 bedroom split, and 2 bedroom (all very well priced). I fell in love with a couple units but couldn't make up my mind. The manager let me swing by several times and was so kind about letting me repeatedly view the apartments until I decided. Since then, I have spoken with her many times and no matter how busy she is she is always very friendly and has gone above and beyond - giving me tons of helpful advice for living in the Norfolk area, and being a general pleasure to chat with whenever I step into the front office. I moved in in the Summer so I did initially have a few flies come in due to the hot weather but when I reported it to the front office, maintenance was immediate in coming over to repair any windows that might have had small holes and I didn't have that problem again. Speaking of maintenance, Pelham has one of the handiest and sweetest you will ever meet. He is so quick to fix any problem and extremely respectful about your space and privacy. He also loves to answer questions so I ended up learning a lot of useful tricks from him about general apartment care! Honestly, I do not have enough nice things to say about maintenance at Pelham. During the winter my radiator would make noises when the cycle would switch from on to off and he worked so hard to make sure I'd get a full nights sleep. Other than the occasional radiator sound, the general area is very quiet. The grounds are well maintained and when he found out that I liked to take my cat out for walks near the back alley area, he stopped using harmful pesticides on the grassy areas so my cat wouldn't get sick! We ended up starting a little cat walking/fostering community within the complex and I have made some very good friends just by living here. Parking (as well as heat, water, and sewage - a seriously good deal) is included with rent and the lot is well maintained. Street parking is also free and easily available. Trash is deposited in a dumpster in the parking lot. One change I'd love to see Pelham work towards would be getting a recycle bin put in the parking lot as well, but even without, its still pretty easy to find places to properly discard my recyclables. I have felt very safe the entire time I've lived here - there is a large gate closing off the alley and the cameras on-site definitely help contribute to feeling safe. When I first moved in I had a security system in place through Cox but I cancelled that after a few months because of how safe I felt at Pelham. I work at the hospital down the road so I walk there every day and have never felt scared walking back, even when its been late at night. The neighborhood is beautiful with a lovely courtyard in the middle of the complex and a park, small pond/river, and open field surrounding the complex. The staff here truly care about their resident's well being and its evident in how tirelessly they work. I highly recommend Pelham Place Apartments. It has been a pleasure to live here.

    A Home That Became Unbearable - Nearly 4 Years of Loyalty Met with Neglect:…read moreI have lived here for nearly four years with my young daughter. What was once an ideal living space has become a place where I no longer feel safe. As someone with 10 years of property management experience, I understand operational challenges, but what I have experienced here reflects a complete absence of empathy and accountability. In July 2025, I began hearing consistent animal noises above my bedroom. I reported this issue in person and through the portal. After more than a week without response, I followed up via email with video evidence. It took over a month for pest control to inspect my home. After one attic visit with maintenance, I received zero follow-up and no explanation of what was done. The squirrels are still waking me nightly. As of January 28, 2026, they are back and my emails continue to be ignored. On October 16th, the office asked to replace my lock while I was at work. I confirmed I would pick up my new keys before 5:45 PM. I arrived at 5:30 PM but no one was there. When I called emergency maintenance at 6:10 PM, the staff member claimed she had already given me my key earlier, which was impossible as I had been at work all day. It was deeply unsettling knowing anyone could have accessed my home that day. There was never any accountability from the office for this mistake. On November 29, 2025, I received a doorbell alert showing my neighbor's parents saying my door was wide open. I had locked it the night before. I rushed home to find my door ajar with severe frame damage, dirt throughout my home, wood particles scattered everywhere, and my back door unlocked. A fire had broken out in the neighboring apartment and firefighters had forcibly entered my home. My home became completely smoke-infested. The neighboring unit has been red-tagged by the City of Columbus as unsafe to occupy. The smoke has permeated every corner of my home. On December 9th, I took my daughter to the doctor for respiratory problems. Her doctor documented sensitivity to the smoke fumes and recommended she be relocated until proper repairs are complete. For her health, we cannot stay in our home full-time. I reached out asking for a timeline on repairs, professional inspection, duct cleaning, and rent reduction during temporary relocation. The property manager estimated two to three months with potential delays and told me to file claims through my own renter's insurance, despite this being caused by a fire in their managed unit. After weeks of back and forth, I requested rent reduction backdated to the fire date. The property manager said this would most likely be rejected and forwarded my proposal to his Regional Manager in early January 2026. My last three contacts have been completely ignored. As of January 28, 2026, there have been no changes to my account. The squirrels are back, the smoke lingers, and my daughter still suffers. This company has shown a consistent pattern of delayed responses, lack of follow-through, failure to communicate, and alarming absence of empathy. I have been a loyal resident for nearly four years. In return, I have received neglect. I no longer feel safe or heard. I am sharing my experience so that others can make informed decisions about whether they want to entrust their safety and well-being to this management company. If you value responsive communication, timely maintenance, accountability, and basic human decency, I strongly urge you to look elsewhere.

We have been begging to get paid! Begging! We have send copies of the text messages, copies of the invoices. In three different area. We are facing undue hardship without getting paid.     If I could give less than one star, I would. Let me tell you our experience with Doud Realty…read moreServices. My husband used Doud for a rental he had in Suffolk for years and everything seemed to be fine...in the beginning. As years went on, we rented another property with them in Virginia Beach as my husband had a relationship with them and trusted them. Fast forward to 2017/2018, our property in Virginia Beach was rented by Doud to a single mother and her children. This was a very large beautiful home that we trusted for Doud to find a good, reliable, responsible tenant. We were told this lady had impeccable financials and was over-qualified and there were no problems at all with her background check. She moved in summer of 2017. Within four months, she claimed to have lost her job and started to file bankruptcy. Rent was not being paid but t was getting close to Christmas so we were willing to work with her. We didn't want to evict a single mom, especially at Christmas time. Two weeks before Christmas we get a phone call saying that there has been a fire in the house. Thank goodness no one was hurt but the tenant has to move out due to the damages. The Virginia Beach Fire Department came to inspect the cause of the fire as is standard and we were informed the fire was "suspicious." So now we are getting suspicious. We just got a weird feeling and decided to do some investigating ourselves into the tenant. Turns out this tenant had an extensive criminal background. We confronted Doud with this information and they claimed they found nothing of that sort on her background check. We were in communication with our insurance company and the fire department and they suspected the tenant started the fire. Fast forward again another couple fo weeks and we get another call that there had been some vandalism in the property and a frozen water pipe had burst and ceiling had collapsed into the downstairs bathroom. Doud was supposed to have been handling the property while it was empty (mind you the tenant's belongings were still on the property as she officially had not moved out yet). They claimed that they had made sure that the heat was still on in the house and the water pipes were inspected, yet the pipes still burst. Okay, we know stuff happens. However, the vandalism was another story. The house was graffiti with foul language all over the inside. Cabinets were smashed and windows broken. However, none of the tenant's personal belongings were touched, including large TVs, jewelry, etc. We confronted Doud with our findings about the tenant and they became defensive about their "background check" process. We remained willing to give them the benefit of the doubt however. So now we have two claims with our homeowner's insurance. One for fire, one for vandalism. Our claims adjuster was very helpful and in fact was the one who cued us into the fact that we had a serious problem on our hands, not just the house problem. That our property manager was not doing their job properly. Story is not over. Hold onto your seats! Fast forward another two weeks and we get another call from Doud. Lisa Doud called herself and said, "Are you sitting down?" Well, that's how you want to be greeted on a phone call. Her words to me were, "She finished the job." The house had been burned to the ground over night. Three alarm fire. On the news and everything. And lo and behold, SUSPICIOUS FIRE! The tenant set the house on fire completely. Turns out she was trying to commit insurance fraud with her renter's insurance company and collect a payout. Luckily her insurance company was also suspicious and she never got paid, which was why she kept upping her game and doing more serious damage each time. It was unprecedented with our insurance company. They had no idea how to handle this type of situation. Their advice to us was to fire Doud Realty and start a lawsuit immediately. Unfortunately, on advice from our lawyer, he said it was would be a waste of time because they would just close their doors, file bankruptcy and then open up under another name in six months. He said that is how these smaller shady companies do things. We would get nothing but legal fees and recompense. Luckily insurance covered our loss. The entire time this was going on, Doud Realty was on the defensive anytime we would confront them on their policies and procedures. They are the most unprofessional company I have ever worked with. Okay the story does not end because my husband kept using them for his Suffolk rental property. Now we are having issues with the Suffolk property and the unprofessional, rude employees at Doud just slap paint over things and ignore serious issues and we feel like we are out of the loop with what goes on with our property. I would type more but running out of room. Moral of the story...DON'T USE DOUD REALTY...EVER.

    Ok folk this will be long... I moved my family into these apartments the end of June - from day one…read moreI had issues with Ms Folks. She ignored messages from me and I could never reach her on either of the #s I had for her. I asked for a walk though- she never complied. I had major repairs needed the day I moved in. We are 4 months in and yesterday and today my entire kitchen floor had to be torn up and repaired because after several attempts to get the floor fixed there was no more getting around it. They are the worse people to deal with. The price for the apartment overall is not worth it. Getting repairs done get dragged out. I had to call the City Code enforcement office two times now. Both times they came out and are having to reach out to Ms Folks. Monday one of the outlets caught on fire- today - Thursday no electrician has shown up- she told me that day someone would be here. Half our outlets don't even work. There are roaches no matter what we do. My bedroom light comes on in the middle of the night without me even having the switch on. These are slim lords at their best!! Apparently Christian people who have shown over and over they don't care about tenants just money. Our outlet went out for the refrigerator and I called and was told "We will try to get someone out tomorrow " even after I told them I just bought 200$ worth of groceries- thank god for my neighbor and an extension cord !! The electrician didn't even show up until the following evening. But the worst is the fact that my floor had to be torn up and "fixed" and in the doing they damaged the kitchen more! Do not rent from these people--- Ms Folk is terrible! They own many apartments and I don't know all the properties but please make sure that you do not rent from these people!!
