She helped me find a great rental home in 2020, and now that I've decided to purchase a home (2024), I went back to her because of the wonderful experience I had the first time. She was really great helping me find my dream home! She listened to my thoughts and search criteria and was very diligent and responsive in finding homes to show me. We landed on just the right thing, and I am over the moon happy with her services and expertise. As emotional an experience as home buying can be, she always remains calm and is great at pointing out issues and factors and asking the important questions on all the properties. She takes all the guess work out of the purchasing process. She's a real gem in the DFW area. She does all the market research needed and informs you about what to expect in your price range so that when that perfect house shows up, you are ready to buy! We were in a competitive bid situation and her guidance helped us secure the home we really wanted. Last year we sold a rental property in what could be considered a trickier situation than most. It was currently rented and was managed by a 3rd-party. Judy worked with all parties involved and marketed the property very well. We had multiple offers above list price within the first week. With the numerous parties involved, this could have been a very sticky, awkward situation but Judy made it easy by taking care of things for us! I highly recommend Judy Vessels. Having no experience…read morewith this process, it was crucial for us to find someone trustworthy, communicative, and efficient. Cathy checks all of these boxes and more, she is an absolute pleasure to work with. Right from the very beginning when we "interviewed" Cathy she answered all of our questions and gave us even more context for the home-buying process. Our entire home-buying process was not only remote but also occurred during the height of the covid-19 shelter in place orders around the country, so we would have been limited in the ability to physically see any listings, but it didn't matter what the circumstances were because Cathy made our virtual showings an easy and painless process. She took us on virtual tours of several listings and was very accommodating for our time zone (2 hrs behind her) to show us neighborhoods, local amenities, and houses themselves during what would have otherwise been late hours for her. Due to her efficiency, great camera skills, and responsiveness, we were able to get great views of our future home, its immediate surroundings, and the city itself all from the comfort of our living room and we are beyond pleased with our choice. She also shared a few different local lenders for us to consider (but did not put any pressure on us whatsoever to choose anyone in particular) For the one we ultimately chose - I'll review separately if he has a Yelp listing - he was phenomenal to work with! Extremely knowledgeable, patient, and helpful in outlining the process and all of our available options. From start to finish, we made an offer and closed on the house in 32 days and it was a painless and pleasant process. And even though the deal is sealed so to speak, Cathy has still been helping us with setting up local utilities and handling other major move-in checklist items. We cannot thank her enough for her time, assistance, and advice!

Todd is an exceptional agent…read more I've lived in several major metropolitan areas in the U.S. throughout my life, and service in Dallas has been more hit and miss than in any other major city I've ever lived in. Why? I'm not sure. Maybe it's just super hot in Dallas and people just can't be bothered to work all that hard. Maybe it's because people here just earn less on average and so they don't have the financial incentive to put in as much work. Whatever the reason is, I've honestly found it quite difficult to find high-quality professionals here who take pride in their work. Todd is one of the few I've worked with in my 5+ years of living in this city who really stand out. He's just an all-around consummate professional. Todd has an incredible depth of industry knowledge and general housing experience that he draws from that he used to guide my wife and I throughout our first home purchase at the beginning of September. And in the rare instance that he didn't know something, he always took the time to research it and follow-up as soon as he could. But even more important for me was Todd's humility and integrity. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever. He would always try to remain impartial, objective, and honest, even if that meant compromising his own bottom line. I could see Todd's integrity a mile away, which is why I felt comfortable trusting him with a transaction of this size. While I don't know for certain, I think I'm pretty safe in guessing that Todd is quite well off. He's not desperate for business and he does a significant volume of large transactions annually. This is extremely important when considering a real estate agent because the more desperate they are, the more likely they'll do whatever it takes to close a deal, even at your expense. At the same time, you don't want to work with an agent who is too absorbed in their own success that they can't bother to spend any time with you. Todd is truly that rare mix of humility, integrity, experience, and detail orientation that makes for the perfect real estate agent. I started this homebuying process thinking real-estate agents are just people who pick up the phone, talk a bunch of nonsense, and collect a handsome check after doing effectively nothing, and left on closing day absolutely certain that I would not have been able to do this without Todd. I highly recommend him and am happy to share more details about my experience if you want to reach out.

From the beginning, she impressed us with her level of preparedness and professionalism. At our first meeting, she already had been looking at the value of the home we wanted to sell and had outlined a marketing plan. She was also quick to respond when we had questions and stayed in constant communication with us regarding feedback from showings and other events during the process. She helped talk us through every step of the way as we received an offer and went through negotiations. From the inspection, some concerns were noted. We contacted her to discuss it and she had already lined up the appropriate professionals to verify the concerns and prepare quotes to help us in our response to the buyers. Negotiations were smooth with no major issues arising. We had already narrowed down the general area in which we were interested in living. She provided additional information based on her knowledge of the area which enabled us to further narrow our search. We quickly found a property and she was on top of the negotiations. She has a team of venders available that was helpful as the inspection identified hail damage to the roof. Her roofer was able to provide verification and helped in working with the sellers to get the issue addressed by their insurance prior to closing.
