    Here for a Disney vacation. I was so proud to have found a place near the activities we wanted as a family for 7 nights. Check in was a hiccup... Tried my code they had sent me via email and it didn't work. Called consecutively for 15 mins to try the rental company (Casiola) as it was hot/not working and got an answering service to relay my message. Allegedly my check in was minutes/seconds too early and the lock had a special punch in instructions of really slowly entering the code. The layout of the house was fantastic also.... The A/C worked!!. The set-up looked awesome. The cleanliness however for the cost we paid... Kinda lacking in my opinion.. I know you can't be super picky...but again traveling with little ones and they pick up trash from under the beds/couches inquiring what is this... It kind of makes you think maybe some cleaning is just getting lightly done. If check in can't be til 405pm to get it fully clean just let a guy know. The set-up of the house was fantastic... The cleanliness not so fantastic. Fruit flies everywhere.... Night 1 was spent killing fruit flies... The washer had a squeaky sound as it went through cycles.... Sad deal. Air return vent had some heavy dust as well. Pool was nice. So the above mentioned stuff in combination with multiple nightly calls to the Polk County sheriff department for noise in the 2-3 doors surrounding areas was the dagger. We had parties/music blaring nightly from the neighbors into the 1 am hour. From 10pm - midnight Kids screaming during night swims had my kids (trying to sleep)wondering what is going on. Not a good thing every night when trying to get my kids to bed. If you have kids and have been there you definitely understand!!! It took my monies spent on this vacation home to teach me a VALUABLE lesson. The pamphlet we were given at check-in even STATES this is a quiet community and fines for having noise complaints on renters...yeah right. I don't believe that whatsoever. I called 3 times a night on average. (Sorry Polk County sheriff department) When spending $2k on a week rental you have expectations... These clearly were not met. I definitely will NOT be staying at this resort on our next visit. I know others in the area probably have similar setups and would greatly appreciate our business. The location was super close to food and shopping/activities I booked my reservation through Marriott ... I will definitely share the disappointment with them....as you would think someone would alert them of the situation at hand. Cleaning needed to be done under furniture and in the bathroom... things I would think would have been done before I checked in... Not so much. Matters when traveling with a young one. For sure next time we will stay elsewhere. Don't know that the money spent was worth it at this location.     Should be a "0" or less. Things that didn't work (TV-internet connection in all but two rooms, broken HDMI cable, pool heater not working, dishwasher not draining, remotes without batteries, etc.) were finally serviced. However, never fixed. The toilet that was clogged when we arrived, was the only thing fixed. This involved several phone calls and emails. The kids were unable to use the pool we paid for. We could not stream sports apps, Netflix etc to the TV. The pool table cues don't have tips. PlayStation can not be used since it's locked to another account. I could go on. Most importantly Casiola could not fix any of these issues. We had 17 people who travel a long way for a disappointing family vacation. Time was lost chasing down incompetent help and waiting for them to respond and arrive. I strongly recommend looking elsewhere than a Casiola managed property. Avoid Champions Gate in general and specifically property 484 specifically. After two days of attempting resolution, I did get to speak with a "manager ". Sympathy was expressed again (they are very good at that). If there ever is a satisfactory resolution, I will gladly amend this review.

    Only stay at a site managed by this group if you want a home that is not as advertised, poorly maintained, and offers frustrating customer service at best. They completely ruined our recent trip when the gates to access the home didn't work, the private pool wouldn't heat and was filthy, no one picked up trash from the porch the entire time, the house lacked the basics listed of what was included, and the cable only worked intermittently. We called customer service several times only to be told someone would help us shortly -- two days after calling and someone came out but didn't resolve anything. Go elsewhere - you will be much better off.

    Mildew so bad we had flies in the shower

    I have never dealt with such a poorly run company. We arrived at our rental in Orlando to find the house had not been cleaned. Floors were sticky, toilet had pee down it. Mold/mildew in the shower so bad it clearly had not been cleaned in a long time. So much dust, it was everywhere - ceiling fans, vents, baseboards, walls AND our headboard to the bed. Food crumbs all over the floors and steps. It was disgusting. I emailed, sent pictures and called several times only to hear apologies and promises that were never fulfilled. They sent a maintenance man over immediately (I don't know why) nothing was broken. I don't what he "fixed" either. The vacuum cleaner in the home was broken so there was no way for me to clean the carpet. It. Was. Disgusting. Stay away. Do not rent anything from casiola, ever. If I could give a negative zero rating I would.

    I rarely do reviews on anything but I felt compelled in this instance to provide an HONEST review of this property and the Host (Management). I beg that anyone looking to rent this property read the review in its entirety. I had been planning a trip for my family for months and wanted my children to have a relaxing vacation this summer. After conducting searches on several platforms, I settled upon this listing which had all 5 star reviews. Since Covid, cleanliness has been a top priority for me, so when I saw the photos and the reviews which all said it was clean and in a good area I decided to move ahead with the booking. I booked through VRBO before and was pleased with the process and felt confident that all the reviews would be highly accurate. The Unit I received was located at 3131 Paradox Circle, Unit 203, Kissimmee, FL. When we got inside the Unit I immediately undertook an inspection and was dismayed 1) the floors were filthy, you could tell that the cleaning crew did not sweep before they mopped so the floor felt murky 2) dead bugs and dirty in the rail for the sliding door 3) soiled and torn sofa 4) dirty surfaces 5) filthy rugs 6) old food under the dishwasher 7) dirt on the walls next to the garbage bin and the icing on the cake 7) filthy and soiled towels and bloodied and soiled sheets in the room with the bunk beds!!! I was horrified at this discovery as my children actually discovered it when they went to lie in the beds!!! I immediately called the Company at 4:40 pm to report the dirt in the Unit and advised that I was leaving. It took three (3) days for Casiola to resolve my claim, when they finally did I was given a partial refund and money withheld for two-night stay (which never happened because I left immediately and they knew it) and a departure cleaning fee which was the most ironic of all!!!! Imagine charging me a cleaning fee when you did not even clean the Unit for me!! When I queried it I was told by the same manner who acknowledged that the Unit was not only dirty but there were significant signs of wear and tear (clearly they did an inspection) that my money was being withheld because they could have rectified the issues by sending out a cleaning crew!!! That statement in itself was laughable because believe me when I say that dirt could NOT be cleaned and I am still trying to ascertain how they could rectify wear and tear during my stay? Would they have replaced the furniture whilst I was occupying the Unit? Avoid this booking at ALL COST!!!! Had VRBO given information on the Host when I was browsing the booking (for this Host all it says is Premier Host) a simply search engine search would have told me ALL I needed to know and I would have ran faster than lighting away from this booking. This Company has all 1 star reviews on other review websites, the chief complaints 1) filthy properties and 2) bad customer service!!! I was also disappointed in the way my matter was handling through VRBO they did absolutely nothing to help me and now they too are withholding money when I called them also on the day of check-in and told them of my issues and sent photographic evidence. I have been given NO support by them, and this is the last time I would be using their service. PLEASE do yourself a favor and DO NOT BOOK THIS PROPERTY!!!! Look up the host and their reviews, make a mental note and run as fast as you can from ANY property they manage!! They're filthy and the Host unresponsive. It is my hope that NO ONE goes through what I went through. Those 5 star reviews must be from company employees!!! Want to know the real deal about this Company read the Google reviews and those on the BBB website they have an average 1/5 star rating, many claims against them and don't even have an accreditation rating. BEWARE. Also they DID NOT reach out to me within 15 minutes of my claim to send a crew they asked for photographic evidence and the next email came at 2:46 am the following morning, I have the time stamped emails to prove it!! See the beauty of keeping things in writing. This company is awful!

It was also within walking distance to the pool and tennis courts, which was really convenient. One thing we liked is that each building has its own pool, so it never felt too crowded. There's also a water park on site for an additional fee if you want something extra to do. The property has a lot of amenities including a gift shop/grocery store, a pizza place, an ice cream shop, and a restaurant. We also enjoyed the outdoor seating areas with fire pits in the evenings. The beds were comfortable, the staff was helpful, and the location is super convenient for getting around Orlando. We're in Orlando pretty often and this was actually my first time staying here . I'd definitely stay again.

However, I do think I would be…read moredoing an injustice to families who are considering coming here and spending their hard-earned money on a vacation they've been waiting all year for. Sometimes a family only gets one vacation every couple of years because times are tough, so I want to make sure I share my experience. I'll start with the positives. The check-in process was smooth, and the attendant was nice. The bellmen were also friendly and brought our bags to the room and shuttled us to our building. They also have a nice gym, which I used every day. Now onto the negatives. When we first checked in, we told the front desk that it was just me and my wife and asked if we could be placed in a quieter area. The first room we were given was actually very nice. It had wooden furniture, was clean, and felt spacious. However, it had a connecting door, and before we could even unpack, there was a child in the next room screaming extremely loudly. It was so loud that it sounded like he was in our room. I knew immediately that this would be an issue, so since we hadn't touched anything yet, I called the front desk and asked to be relocated. They did accommodate us, which is another positive, but the next room was not as nice. You could tell from the layout that it used to be one room that was split into two. It was smaller, the furniture was lower quality, and the AC vent was extremely loud (more on that later). This was room 2233B. There was also coffee in the room but no coffee maker, and oddly enough, there was an empty coffee box outside the room. About three days into our stay, we got new neighbors who were smoking marijuana at night. To try and hide it, they were spraying a very strong citrus-scented chemical. That smell made its way through the vent system into our room. It was so potent that we could barely breathe, and at first we had no idea what was going on. We called the front desk the next day after losing a night of sleep. They told us to call again if it happened, which we did the following night. Security came and acknowledged the smell, but since it wasn't technically smoke, the only solution offered was to move us again. We didn't want to move, but we had no choice since we needed rest before traveling the next day. This leads me to the type of clientele this resort tends to attract, likely due to the discounted rates compared to other resorts in the area. There were a lot of guests who were loud, used profanity freely, and showed little regard for others. Marijuana use seemed common throughout the property. While there were certainly normal, respectful guests as well, the disruptive behavior was frequent enough to noticeably impact the experience. Now let's talk about the Wi-Fi. There basically isn't any. I contacted the front desk about poor reception, and they gave me a tech support number. I ended up opening three service tickets with their provider. Twice, I was told a service manager would call me back, and that never happened. If you need reliable Wi-Fi, you should strongly reconsider booking here. That alone would be enough for me to give this place a one-star rating. The washing machine on our floor also didn't work properly. At the end of the cycle, our clothes were still soaking wet. We had to wring them out by hand and then run the dryer for about three hours. In addition to the constant marijuana smell, there was also a foul, sewer-like odor in certain areas of the property. I later saw that other guests mentioned this in their reviews as well. The fuse for our refrigerator outlet also blew, which caused us to lose our leftovers. To their credit, maintenance was responsive and sent an electrician the next day, who determined it was a blown GFCI. There is an adults-only pool, which was a bit of a walk from our room. We didn't mind the walk, although there is a shuttle that runs about every 20 minutes. However, there is no enforcement of the "adults-only" policy. We saw children in that pool as well. There are also no lifeguards on the property, so keep that in mind if you have kids. They have a café called Sid's Bistro, but it is severely understaffed. If you want coffee, expect to wait at least an hour. I thought it might have just been busy on the first day, but it was like that every single day. I felt bad for the few employees working because they were clearly overwhelmed. The demand is there, but many people end up leaving the line because of the wait. It would honestly be faster to make coffee in your room (if you have a coffee maker, which we didn't) or take an Uber to a nearby coffee shop. Also, after 12 PM, you can't even order a bagel because they consider that breakfast only. Next to Sid's is the main lobby, which is constantly filled with salespeople trying to sell timeshares. If you're into people-watching, it's actually interesting to see the different sales styles, but it also adds to the overa

This unit is horrible. It is in total disrepair and dirty. Sliding glass doors do not work they are corroded, dirty and rusted. Description on Flip Key/Trip Advisor is not accurate. It is not beautifully decorated, all the furniture is cheap and old. Every bedroom does have a flat screen TV but one is the size of a monitor, one doesn't work and two TV's don't have any remotes to operate them. It's been 3 1/2 weeks and the master bedroom TV is still not working. Showers need new shower heads; tub faucets were replaced, but the mold and mildew in the grout has not been cleaned and re-caulked even after they said they would do this - we've been in contact with RENT SUNNY FLORIDA for 2 weeks of our 6 week stay and still, they haven't owned up to their responsiblility. The kitchen is not fully equipped -let me see if I can list all the many items missing and had to purchase ourselves: can opener, cutlery set of knives, no bake ware at all, colander, serving bowls, mix master, pizza pan, decent number of frying pans; and storage containers. Stove cooks unevenly, refrigerator is new. The 3 ceiling fans are fifty and will rain down dust bunnies if you turn them on and new flat screen TV is only a 32" and its not new. Kitchen cabinets are dirty and in the cabinet under the sink is totally warped. Vanity in master bedroom upstairs is warped. Most of the formica counter tops are coming unglued. Can't open the sliding glass doors due to age and neglect, even the handyman couldn't get it open. Frozen kids themed room with 2 twin beds are tough to sleep on because you can feel every single spring in them and this room has a lamp that's ready to fall apart. Queen size sleeper in the living room is of no value, if you sit on the couch you fall to the bottom, we had to put pillows under the cushions so we don't fall through it's broken. They replaced the couch on March 1, There are no extra sheets or blankets for the sleeper sofa nor are there any extra sheets and blankets for the unit, you have just what's on your bed. The majority of the vertical blinds are broken and dirty. All the popcorn ceilings need to be cleaned or repainted. Carpets are old and extremely dirty. If you want pictures, just ask, I have plenty. This unit is in very poor condition. The owner should be embarrassed on its condition.

I paid for this rental IN FULL in May through Florida Sunshine Vacations' "secure link". I questioned as to why I would need to do this since I already gave Booking.com my credit card information. They responded that they take their payments this way. Long story short, I was supposed to get the check in information 5 days prior to my arrival in December. I kept checking my email and there was no additional information other than what I had received in May. There was an option to contact the property directly via email or phone. I sent an email, 4 days prior to our check in date. No response. I called and I got a busy/disconnected signal. Tried again. Same thing. I contacted booking.com, and they saw my reservation but they would contact the property. They said this had to be escalated and I would hear from them in an hour. At this point, we are 3 days away from leaving for our vacation. I checked my email and I received a message from booking.com that said my reservation was canceled. I didn't cancel it. I called them again. They told me that I had canceled the reservation, which was not true and they "waived" the $75 cancellation fee for me. The situation became more complicated. One employee at booking.com said they would cover an alternate accommodation. We found something else. It was nice, but not what we had initially booked. We agreed to take this property as we were now 1 day away from leaving for our vacation. We called booking.com, again. At this point, we have called at least 12 times. When we called with the alternate accommodation, they said I'd have to pay for it and then get a refund from the cancelled reservation. Like most people, I don't have thousands of dollars just hanging around. My husband ended up putting it on his credit card. They said it would be 10 to 15 business days to get the refund from Florida Sunshine Vacations. We went on our vacation, came home, and there was no refund. We contacted booking.com again. Needless to say, I have not been refunded by Florida Sunshine Vacations or Booking.com. I tried the Florida Sunshine Vacations phone number again and it was still disconnected. Still out thousands of dollars. STAY AWAY FROM FLORIDA SUNSHINE VACATIONS! They are a scam company! I would not book anything through booking.com EVER AGAIN!
