I applied for an apartment at Carrington at Champion Forest in early June and paid the required fees -- a $100 non-refundable application fee and a $150 refundable administration fee. My application was denied, yet months later I still have not received my $150 refund. I have followed up multiple times and was told by email that the refund check was mailed, but nothing has arrived. This has been an extremely frustrating and unprofessional experience. I have been a resident for almost two years. The first year was decent. This second year has been met with inconsistencies, lack of communication with the leasing staff, ignored work orders, and a shooting incident that happened a little more than a week ago. 1. On more than one occasion I have reached out to the office to obtain a copy of my lease that I never received a reply to. 2. I put in several work orders that never received attention. I have not asked for much over the two years. I asked them to caulk my tub after normal wear and tear and got no reply. I also had an incident where water damage in the unit above mine flooded my bedroom closet. They place everything on my bed and proceeded to take more than a month to repair the damages. 3. There was a shooting on site that occurred recently. It happened just one building over from where my unit is located. I genuinely fear for my safety living here and am happy that I only have a couple of months left. I do not feel comfortable having myself or my children (when they visit) taking out the trash because the shooting happened extremely close to where the dumpster is located. My children were there that morning. 4. The neighbors have been repeatedly loud and banging on doors at all hours of the night and some times during the day. My son told me that he was terrified that someone was going to come and bang on our door due to the arguments and commotion happening outside of our unit. I really loved the old staff, but the new staff is so dismissive and act as if a shooting on the property is no big deal and nothing to be alarmed about. I beg to differ. read more

I was a resident for over 2 Years, my car window was broken into while the gates were closed! The leasing office is on their 3rd set of employees and it's truly overpriced. Not to mention the terrible parking situation. It's unsafe and not worth it. You would do better moving into a cheap apartment in Greenspoint!. These apartments are the projects for luxury price. CUT YOUR HVAC THERMOSTAT BELOW 70 AND YOU WON'T HAVE A WORKING HVAC SYSTEM. The maintenance manager starts by dismissing my request for a new fridge as an ice maker noise that's coming from the fridge and not the freezer. Because him and the leasing manager are close trying to approach management wouldn't get me anywhere. I have to wash my clothes at a nearby laundromat because they don't want to replace my washer and dryer. The washer doesn't do the drain and spin cycle at all. It can't handle two hoodies and two pairs of skinny jeans without leaving my clothes wet and having a smoky smell from the washing machine. The first time they patched it and I could tell because two weeks later it's doing the same thing. The dryer on the other hand leaves lint-like residue on my clothing that I've tried countless times cleaning and no success. They have failed to meet my standards in an apartment complex and I have never experienced this amount of in unit issues in this short period of time. I need for others to use this as a guide to steer clear of renting here. I haven't even been here two full months and the appliances have malfunctioned beyond repair. I have submitted 10 maintenance requests and have only been here a little over a month. They then charged me a $130 late fee on a rent payment I paid 2 days before the end of the month in which they tried to process 6 days later. When I asked to remove the late fee because I obviously paid the rent on time, I have been ignored consistently. I called 12 times in one day and left messages, I spoke to a leasing agent who sent a request to corporate and have yet to hear back. They seem to only care about the money. The leasing office is usually kind to me. Apparently corporate (IRT Living) are the thieves as I believe Carrington's leasing office has helped as much as they could. DO NOT MOVE HERE. read more

DO NOT MOVE HEREEEEE ! At first when I moved it was such a nice apartment complex , no issues no nothing , but slowly over time I started seeing how things were ran . My car got broken into and valuables got stolen and when I went to the office they just said they couldn't do anything about it . My apartment flooded and they rushed me to move everything out of the apartment and took 2 months to fix it ! 2 months of not being able to use my bedroom and sleeping on the couch , mind you when the workers came they would leave everything covered and taped in plastic , not using their common sense that I obviously have to sleep somewhere , my living room had sheet rock cut at 2 feet , and on top of that some of my furniture was damaged . I work over night and honestly this is the worst place to live for that . They worked on my apartment 2 months and came everyday at 9am and I don't know how it took 2 months to do simple repairs . The landscapers come super early in the morning so you will for sure get woken up and they always have any minor reason to come into your apartment for work orders or inspections as they say . Overall living here has been super annoying . Save yourself the trouble and money cause there isn't anything "luxury" about these apartments . Supper unsatisfied and I do not want to talk or speak to anyone at the office about my experience anymore , I did it plenty of times and no one did anything about it . I've lived here well over three years and out of the time I've been here I've only had issues once with this complex. It's a very quiet area dog friendly and lots of neighborly residents surrounding. The apartments it self are very roomy and open I've had both a one bedroom and a two bedroom and they've both been great!! Out of the three years I've only seen a change in the front office once with managers I haven't meet the new people yet but Sylvia was always a delight and made sure stuff got done!! read more

HORRIBLE HORRIBLE HORRIBLE. We were tenants here for over 4 years (2011 - 2015). When we first moved in, the staff and management was awesome! Super friendly and helpful. Apartments were well-maintained and property was always clean. Steadfast Management took over after we'd been there for a few years and everything went downhill fast. Let me explain: All the office staff quit (or were fired) within a month and the new management is HORRIBLE. The girl who started out working the mailroom somehow became manager by default and has no clue what she's doing - she just sits in her office and delegates everything to whoever the new assistant is that month (turnover rate is very high for obvious reasons). The staff is not well trained, makes CONSTANT mistakes, not to mention the "newsletters" they leave on your door are laughable - full of typos and run on sentences. The office isn't open when it's supposed to be - one time my husband went to pick up a package at 2pm and the door was locked. He looked in through the window and saw one of the staff eating lunch at her desk with her boyfriend who did not work there (and this was after a recent burglary at the offices where a whole file cabinet of client paperwork was stolen). He knocked until she got up and told him that she'd be done with her break in 30 minutes and to come back then. New tenants aren't being screened correctly either. We had a drug-dealer move in across the hall and we came home (on more than one occasion) to someone passed out on our landing. We had federal agents come to our door and ask where our neighbors were. We were woken up in middle of the night by fights in the hallway and saw blood on the stairwell the next morning. We called the police and reported it to the office the next day, but nothing was ever done. In fact, one of the former managers once told me they couldn't legally do anything unless someone was arrested so to "just keep calling the cops." The good tenants began to move out right and left and it wasn't long before we saw sign flippers on 1960 holding vacancy signs. Even so, our rent went up consistently. We finally were able to buy a house, and we filled out the Notice to Vacate form that's required 60 days in advance of moving out. We filled it out, complete with our new forwarding address, and turned it back in. On the last day of our lease, we stopped by the office and turned in our keys and remotes to the gate. We asked them if we owed anything or if there was any loose ends to tie up, and they assured us that our final water bill would be sent to our new address and that they would call us the following day after they did a final walk through and let us know if there would be any additional fees. We never received anything in the mail and we never got a phone call, so we assumed that our security deposit had covered whatever cleaning they needed to do in our unit (we were very clean tenants). That is until my husband got a call from a debt collection agency a few days before Christmas claiming that we owed Carrington almost $500 for cleaning, painting, and damages to our apartment. We called the apartment offices immediately and they insisted that they mailed a final account statement to us and since we didn't pay, they had turned us over to a debt collector. We informed them that we never received anything in the mail and when we asked why they didn't just call us and let us know what we owed, they told us that they "had a lot of tenants moving out and they couldn't call everyone." We requested an electronic copy of what they said they mailed to us and immediately realized their mistake - they had sent it to our old address (which was essentially, their address). When we pointed out their mistake, they claimed we had never left a forwarding address at the office (which means they obviously lost our paperwork) but finally offered to knock $40 off the bill. We're honest, hardworking people who value our reputation, and they almost ruined our credit because they couldn't do their job correctly. Live here at your own risk! read more

I wish I could say something good about these apartments but I cannot. DO NOT move here. The leasing office hardly answers the phones. My apartment was flooded three times due to my neighbors negligence. It took maintenance months before they repaired the damage. The maintenance personnel are very friendly and always willing to help. They do not monitor parking and several vehicles are illegally parked and illegal period. I watched a child vandalize a vehicle and nothing was done about that either. These apartments were really nice at one point but unfortunately they have taken a turn for the worse. I would advise no one to move here me and my family stayed here for two years and their dog policy is completely ignored by the people who stay in complex, management never answers the phone or open on correct time either or listening to nun of complaints we have made . This was nice apartment complex when i first moved there but it's a complete joke now please don't waste your money living here. read more

My husband and I have lived here close to two years. We are in a two bedroom two bath with a garage. We have truly enjoyed the layout of our home these past two years. The office staff is amazing. Came here looking for an apartment. Nice place however office staff were quite rude and spent more time on the phone and didn't even check to see if there was another person waiting. Shame really as a friend scoped it out for me and they were really helpful on the phone. Place did look decent, but was quite pricy for the area. I'm looking out here to save $$$ if I wanted to spend that much I would stay in the loop. read more

This apartment complex is terrible. For the price they charge, you expect a professional, safe complex. They act very sweet to get you in and once you sign that contract, the professionalism stops quickly. While we were there, people were robbed. Apartments were broken into. The neighbor in the building across from us hung themselves. We had cockroaches, silverfish and ants. And were told many conflicting things by the office management, half of which weren't true. And to top it off, the office was broken into and all of our information stolen - checking account info, social security numbers from the application and even our car make, model and plates. We lost many hours and a lot of money in fees incurred while correcting their mistakes. They do not secure your information. There is no security in the office where your info is being held. And not once did we receive an apology or help from people in the office. Someone broke the glass and took off with everything. How's that for safety? And they will not return calls regarding the issue. And when we moved out shortly thereafter, the office Manager Cassi was rude to me, and ended up hanging up on me. Horrible complex. Rude, unprofessional staff. DON'T move here. read more
