I called Lisa and I was immediately impressed with her professionalism and with her vast knowledge of the real estate market and how to best market a home for a quick sale. Lisa genuinely cares about each and every one of her clients, and she always made me feel like I was number one on her list. She also returned every one of my phone calls and texts I sent her within minutes, and she answered every question I had. This was very important to me. Lisa's real estate expertise is amazing. She did a thorough market analysis, previewed my home, and sent me a list of things she recommended that I do to get a quick sale (new paint, new carpet, repairs, professionally clean the unit and the tile, remove certain furniture, etc.) I followed her advice and she was right. Lisa listed my home on June 27, 2018, and by noon June 28, 2018, we had three cash offers. We actually ended up selling my townhome for $2,000 over the asking price! Since I live out of town, I needed Lisa to be my eyes and ears for all the contractors I hired to work on my townhome. Lisa stopped by my home numerous times to help with whatever needed to be done (letting in the painter, checking out the new carpet for me, etc.) She texted me dozens of pictures so I could follow the progress of the contractors. She even stopped by my townhome after 9:00 p.m. when I asked her to check something in the townhome for me. Lisa did countless extra things for me, including installing new weatherseal by my front door when the old seal needed to be replaced, and she had great ideas to stage my home. She made my townhome look amazing! I have used several real estate agents throughout Florida during the last thirty years, and Lisa is by far the best agent I have ever had. She made everything so easy for me. She was always there to answer my questions, to help me with whatever needed to be done, and to walk me though every step of the selling process before, during, and after the sale. We were told about a week before the closing or so that we needed to have a survey done which cost quite a bit of money as it was last minute and we needed it done right away. After the survey was done we found out the property, instead of being 3 1/2 acres, was only 2.7 acres and we only had as I stated three days before the closing so we had no other recourse but to go ahead with the deal because we had no place to go we were pretty much forced into buying this house because otherwise we would not have had any place to live. They advertised it as 3 1/2 acres and they were incorrect. we were offered the property for 10,000 less but that in no way was enough considering it was almost an acre less than they advertised. I feel this real estate is responsible for all the stress and loss we suffered! Would never recommend. They did NOT do their job in listing the correct information!

I replied by email that I had found a few that I wanted to see, said I was sorry I had missed her call, and asked when would be a good time to call back. And then... nothing. I never heard from her again. I called her back the next day, and left a message, but received no further replies by phone or email. The unprofessionalism was striking. I would actually have preferred no response at all to my initial email. As it was, I thought that I had found a realtor, and essentially wasted a day waiting for a call back that never came, time that I could have used to find another realtor. Why Meg could not have simply sent an email saying, "sorry, but I'm not accepting new clients at this time" is hard to understand.

I finally got through to a representative, and the information she gave me on a unit I was interested in renting was completely different than what was listed on the website. Price, location, date available, and application pending status were all incorrect. She said it already had an approved application on it, even though I was accepted for a tour of that unit... Then, I found another listing on their website I was interested in renting. Against my better judgement, I attempted to call their office again, and the person I spoke with said she couldn't find that listing in their records. She said she would place me on hold and find out, but instead she transferred me back in the queue where I waited another 20 minutes just to receive a voice mailbox. To me, seeing "Allison Ables" on the listing is synonymous with "don't even bother." You'll waste your time battling call queues and incompetent representatives.

Buyers differ in how they prefer to interact with a showing agent - some prefer to be allowed to take in a home without any distractions, and Kristen is happy to operate in that mode if that is what you prefer. On the other hand, I like for the agent to be with me while touring a home to answer questions and point out defects and advantages as we go along. Kristen was so very excellent in that mode. When it comes time to make an offer on a house (or decide on a listing price), a market analysis from an agent is crucial. I found Kristen's market analysis well done and her negotiation skills superb in representing my interests. The home inspection uncovered an issue that became a sticking point because ultimately it proved not feasible to remedy and I didn't want to accept it. After many hours of research and fact finding by Kristen, eventually I realized it was not the big deal I had thought. Kristen never rushed me to this conclusion, to her immense credit. This was the seventh home purchase for me and by far the most expert and helpful agent I have worked with. Highly, highly recommended.
